  1. What sort of water do they deliever? I'd prefer a brand name, cause im not going to be here all that long and I can afford the extra cost, even if its only for peace of mind.

    You asked about water delivery.

    Some observations and suggestions:

    The "delivered" water I have tasted here is not very tasty.

    it's possible to get good "clean" water delivered we get Singha water, but I don’t have a phone no. they was driving in the area then we saw them first time and they come by once a week with new, I think they don’t go everywhere because the delivery we had in our old house would not drive to our new house which was only 2 km away, so try to look after a truck with water in the neighborhood and try the clear glass bottles “not the plastic you can’t look truth”

  2. If they haven’t changed the immigration law doing the last 3 years, no big problem to go to Sweden, it much more difficult to Denmark, where I come from and many Danish who can’t get residence permit for their wife go to Sweden.

    I thing the basic is more or less the same, this is how to do it in Denmark, I think it about the same procedure, but check at the immigration in Sweden. He should invite her by letter and she can then apply for a 3 month tourist visa, after married go to immigration and apply residence upon marriage.

  3. My wife (Thai citizen) and I (U.S. citizen) are sick of rent payments and want to begin investing in our own home. Our income comes through a U.S. bank as I do my work online and my wife isn't employed. I haven't done all the research yet, but I kind of doubt a Thai bank is going to give us a loan. I'm thinking about checking with some U.S. banks to see if they would finance a mortgage in Thailand. Anyone have any experience with this? My father has substantial assets and is willing to cosign, but are banks willing to do this? I know it takes substantial preparation to get home assessments, flood assessments, and paperwork such as this so it sounds complicated. Thanks for the advice.

    It’s not impossible to get a mortgage in a Thai bank! For buying the house your wife can apply for it with you as grant, she doesn’t need to have a job or job history then you is the grant, you will need to document your income and get it verified by your consulate and they give you a mortgage of 50% of the value.

    Many of my clients are doing like that and if the banks find the foreigner income sufficient normally no problem, I can’t remember if they also need to show the married certificate but to make sure ask in the bank.

  4. OK so like other people on this forum I have been getting very fed up with my true visions PVR freezing all the time. Not only on programmes but also on the remote control functions. So I spoke to someone in technical support who told me my satellite signal was to strong! It shows up at 100% strength of signal apparently this is to strong and could be making the unit freeze it should only be 85% strength! Does this make the slightest bit of sense to anyone who knows about these kind of things or is it just a poor excuse! Any ideas. They are sending some one out to adjust it.

    I don't know for sure but it sounds like an excuse for not knowing an answer to the problem, I have always been told that the strength of the signal should be as high as possible and not under 80%

  5. I am ready to buy an LCD TV and was wondering if anyone had seen any sales. I am looking for both a Television and Monitor. The Television will need to have a USB port so I can hook up an external Hard Drive to watch movies downloaded from the internet.

  6. Hi, my friend is interested to buy a freehold condo from the 1st-hand owner who bought it from a developer. The owner has paid a small downpayment to the developer.

    The transfer will happen in two months' time and my friend is now planning to buy the condo from the owner.

    Please advise me what is the purchase procedure? Do we show up at the developer's office and effect the change? What's the related expenses - transfer fee 0.01%, Specific Business Tax 0.11% and Transaction Fee 0.01% ?

    Can a foreigner and a thai buy a condo together? Would this be considered under foreign or thai quota or 50:50 ?

    Your first hand owner will not have his name on the title, so technically its transferring name from developer to your friend.

    You should'nt have to pay any Taxes, and even the transfer fee is normally paid by seller, I suggest that you hire a lawyer to draw up the contact of purchase - these should include copies of title deed, list of fixtures included in sale, schedule of payment, fees payable etc., copies of owners and buyers ID cards, bank clearance for money tranferred to buy condo.

    Beware of this joint ownership thing, thats not how quotas based on!

    Most of the time I’m aware of where people are buying 2nd hand property, the tax and transfer fee is split 50/50, and with new I know that sometimes the buyer shall pay all the transfer tax, plus sinking fund and common area fee (2 years in advance).

    For the tax percentage I think whey has raised that again, so try to see if you can get the exact price for tax etc.

    Another thing make sure that the developer will accept that the transfer will be to other than the originally buyer, I know of one case where a guy bought by condo paying the down payment and then he later have problems with paying the rest and want to sell, the developer will not let him sell it to 3rd part before he has paid everything and the title was in his name!!

  8. No, all you need is a Certificate of Residence available at CM Immigration for 500 Baht. Bring copies of your passport, visa, departure card as well as your rental contract and 1 or 2 photos - I think 1 is sufficient.

    Or if you have a work permit you can use that instead of the Certificate of Residence.

  9. I plan to buy a leasehold condo.

    - What should I pay attention to when signing the agreements? any difference from freehold condo?

    - Should I also obtain a proof from bank for my money being transferred from overseas, so that in future if I sell this condo I can remit my money out of thailand, or buy other freehold condo?

    - How much is a resale leasehold condo usually cheaper than a resale freehold condo with same quality in same district?

    Very bad idea to buy Leasehold Condo, in a Condominium there can be up to 49% of foreigner ownership and most of the Condos is far below that, of cause there are some which has already reach the 49% but the best will then be to see if you could buy from one of the 49% foreigner, I’m sure there are some of these Condos for sale, not from the sales office but at the real estate agencies in your area. If no freehold is for sale now you will be better of rent until you find some freehold for sale.

    I have seen some of the leasehold contracts and all say that then the contract expire you can choose to PAY again or leave, and other says you CAN’T sell nor transfer the lease, so with other words you WILL lose your money.

  10. we are developing a villa project in the south of Thailand, and are aware that some projects offer financing for their clients with relatively small downpayments then monthly payments.

    has anyone got any idea how we could go about providing this for potential buyers, and where more information can be found on this?

    If you will help Thai or foreigner with Thai family to get financing for their new house, you should talk with some bank managers and see if you can make some kind of arrangement, it’s normally easiest with the “you get something if you help my costumer” it maybe not the “right” way but the THAI way.

    Foreigner can’t get normal financing (for the reason that they can’t own the land) so If you want foreigner to get financing, that’s different. I know about some developer who make the financing them self, some have the cash to do it, and some get the financing through the banks in their own name and then “finance for the buyer”

    If you want to go outside the city, I have a couple.

    On first ring road not far from Rimping Supermarket is a Moo Baan Chiang Mai garden Land, in front of that is “That Garden” always many people and grade Thai Food, or on second Ring road not far from the Moo Baan Laguna homes there is a small restaurant also very good, on theses restaurants you should be Lucy if you meet other foreigner, so you will get real Thai Food and not something there are changed for tourist.

  12. Hi I have the CDMA 680 and would like to get wireless in my house. I read a few previous posts and it seems a bit complicated.

    is it possible to do? Someone in Phuket is selling a customized model for the CDMA 680 for 6500 baht which sounded really wrong to me.

    i'll be leaving guangxi province in china next week, travelling by bicycle, and will arrive in CM around august first.

    will be attending language class at CMU starting early august.

    so....i'm looking for a small, furnished, efficiency or studio, walking distance to CMU. that would be within

    a mile or 1.5km. quiet if possible. looking to rent for one or two months, get a feel for the area, then

    maybe find something else later.

  14. I am looking for a decent NO good satellite company in the Chianmai are.

    Approximately 12 months ago I aquired the services of a company who promised me the world. A one off payment of 29,000 baht I get the equipment as mine and every channel I could dream of. This company had displays in department stores and major shopping centres so I thought they must be ligit. Had the salesmen come to my home with nice brouchers and explain all to me. I signed then after a few months the chanels started dropping off then got to the point I had to go onto the internet to get certain keys which I had to input just to view every 4 hours. I called the company and they informed me that thier contracts with certain broadcasters where or have expired. I wasn't informed of this at the time of signing. I have now learn't that all thier broadcasting rights expire on the 19th of July less than 12 months of me signing with them. I only have 3 channels now the BBC, Australia Network and HKK very poor for 29,000 baht.

    I am requesting some tips on a good company that will give 100% of what they say and what I pay for. At the moment I have 29,000 baht of equipment which is useless.

    Oh please to not recomment DYNASAT to me or you will be a bigger fool than me.

    I certainly recognise the company you are talking about, the owner or manager has lied to and cheated me for the past four years or more. I have however found one particular employee to be honest. In my quest to get English language sport, BBC, CNN etc, fool that I am I have just signed up with the same company to provide a different service utilizing the same dish etc, I am assured I will be happy with this service. Cost, one off cost of 10,000 Baht plus 500 Baht per month. I am keeping my fingures crossed.

    That is why I said, pm me, because I paid 6.500 and 350 per month :)

    You forgot to tell that you need an internet connection.

    The Guy I use is very reliable, I have used him for 2 years now and we only have problems if the internet goes down, you will need internet and if your Sat box is a Dream Box you can change with no other cost, he charge THB 300 per month, PM me for contact information.

    I have, since 2,5 years a work permit and non imm B visa. I know about all the paperwork to get and renew.

    Maybe my question should be

    "Can I change my full time to part time?".

    If so, how abot the minimum salary for farang?

    I’m sure the minimum salary will have to be the same, for the work permit they don’t care about your salary, but if you will keep your visa, you will have to prove that your salary is at their minimum requirement; I have heard that the requirement is different depending where you come from.

    I have never been asked how much I work nor showed how much I acutely get, only that I pay tax of a salary of THB 40.000

    Yesterday I saw a program on national geographic and, they catch a catfish about 200 Kg and 2.7 m long, in the 2005 a LARGE catfish was catch 295 Kg and dust under 3 m, that was in the Mae Kong river Thailand / Laos.

    No I’m not trying to boost the ranking! I get many questions about location of international Schools here in Chiang Mai, and add this to my website, and I can’t see a reason not to let other user on this forum to easily find the location of International Schools, showed on a map easily to find, together with Golf Course that I also are adding.

    And if I wanted to boost my ranking, I have added my key word like …………..
