Thais are notorious for not paying their condo fees. So the building slowly crumbles through lack of money for maintenance, repair and contingency fund. Your "investment" crumbles along with the bricks.

- they do money transfers simple and quick - I get regular payments from Canada and Australia to Thailand at exchange rates generally better than the banks and I'm sure the other way would be the same. You know you are going to get crapppped on for exchange rates anyway!
Not sure how easy it is to buy USD here - especially in large amounts. Most high-street exchanges only sell baht.
Or just repeatedly use your Thai ATM card back in the US. You'll get that standard bank rate.

Forget western Union. Terrible exchange rate, ridiculous charges.
Paypal doesn't work with Thai banks and is only good up to $8000 anyway. Useless if you want to transfer sums larger than spending money.

To get a work permit you must set up a company capitalized at 2 million AND have 4 Thai employees on the books. Don't let them near any money, cleaning and cooking ok.
They will likely be the biggest headache.
If you can manage with just your GF then pay 4 Thais to stay home, just pay their gov't health and pension contributions. Paperwork PITA so hand it over to a bookkeeper.

A REIT is paper. Holding shares in a REIT is not land ownership and the holder has no influence on how the land is managed. The share certificate doesn't allow the holder to possess or use the land in any way, it is totally indirect.I can buy an interest in all of the land that I want in Thailand. If you think land in Thailand is undervalued buy a Thai Real Estate Investment Trust. Someone can educate me otherwise but I think all Farang can buy a REIT on the SET.

Good point. I am trying to work out what is driving all the condo developments???Someone is comparing Denmark foreign ownership policy to Thailand . again I give up. Denmark along with UK dutch Spain etc were worlds apart from Thailand. Let's stick to point. Thailand needs change even at cost if expats living high on the hog.
Do you really think that the government in Thailand has any way to keep land prices under control? Do you see all of the new construction going on?
I'm in kanchanaburi at present. Nice place but many joints empty. Why I see 3 five story developments. Correct me please but this must be from very rich Thai groups same as drives pattaya jomtien etc. Someone please tell me this is foreign driven.

Politics, dear boy, politics.
Thailand is still a rural society in many ways. Land is extremely important to Thais, it represents a store of wealth and security. They don't trust paper and with good reason.
No Thai politician is going to risk his place at the trough by advocating changes to the law in favour
of falangs. Falangs have no votes. Period. Full stop.
Most Thais are parochial, they know little and care even less about international investment or happy falangs or the long term.
As long as their rice bowl is full, little else matters.

You won't buy a company saddled with debt etc. if the due diligence is done. Would you buy a car without a proper mechanical inspection? No whining if you do and its a lemon.
Has anyone noticed the huge number of falangs being busted for owning their property through a company?

No links, I was told by a Thai neighbour who owns several properties one with green and one with clear, ot hers with red. Not a rice farm lady but university grad living in Norway but my neighbour during holidays.Green Garuda is land deeded to poor people but AFAIK with no right of resale as it has been granted by HM to help poor people in rural areas. The land can't be used for a quick sale to bail out Somchai from gambling debts or whatever.
The Red Garuda is 99.9% safe but the state retains the right to expropriate the land if deemed necessary but are supposed to compensate fair market value.
There is a third, clear no colour Garuda which is absolute 100% airtight land ownership.
Johnnyk please provide links to your information on Green Garuda land papers? Because i believe you are totally wrong.

Its not ideal I know but if you keep each transfer under 50000 USD which is the BOT reporting level there should be no issue. this is the level beyond which your bank needs to ask you for proof of the origin of the funds in Thailand. eg transfer 30000 pounds every day for a few days and you will get the job done. Bangkok Bank suggested I do this once when I was unsure I had all the paperwork.
Can anyone else confirm this?

Bright people might want to put it in checked baggage. Sure, why not? And if your luggage busts open
when they toss it around, just blow a kiss.
And please, when someone asks about taking out a million or more sensible replies would be nice. Ten thousand is petty cash, walking-around money. And forget PayPal, small daily limits mean it would take quite a while to take out 1 million+.

They got me near the tessaban and said 400. Isaid, ok just give me the ticket and I'll go pay it. They hemmed and hawed and I asked again for the ticket. Clearly they didn't want to write an official ticket (surprise!) so I offered 200 and no ticket. They jumped at it. Then they asked if I wanted or neded a TGF.
From traffic cops to pimps as fast as you can say "200, no ticket."
What a country!
BTW, I keep the IDP in the bike storage under the seat, that way its always with me. Best place, you only need it while on the bike.

Buyers often first decide where they want to live, for numerous reasons. Rather than relying on numbers concocted by drones in cubicles, check out similar properties in the area. The buyer is looking for the best value for his money. Act accordingly.
