    Agree fully with this recommendation. We have used Silvermover for 10 years now. Websites are very prominent due to their SEO work and functional due to their web building skills. Also nice guys to deal with....

  3. My wife (Thai) renewed her 5 year license last week and also had to sit some simple tests and watch a video or something for an hour. Obviously being Thai the 1 year or 5 year question never arose but seems there are new (simple) tests to be carried out before they pass you.

    Spoke with another foreigner that said he was made to look at a highway code book for an hour (all in Thai) before they passed him... No questions on what he read just told to look at the book!!! Got his 5 year extension without issue. On a Non O visa though....

  4. Gee, don’t check in with TV for a few days and doubts are rising again!! As stated in earlier posts, please contact me directly and I will try and get your questions answered fully and correctly.

    I will try and give brief answers to some of the questions in previous posts and update you as to progress etc with La Royale below.

    The final payment of 60% is split 55% to the TMB Bank and 5% to Wise Power. This is one of the main reasons the cash flow is tight. No secret there. Once the loan is down to around 200,000,000 Baht this will be relaxed and more money will be freed up for the development of the front and back buildings.

    At present to bank loan has been reduced from 440,000,000 Baht to 345,000,000 Baht. We have confirmed transfer dates for over 100,000,000 Bahts worth of 60%’s over November/December already and many more purchasers visiting over the coming months. They really only need around 10 more units to decide to transfer and then Wise Power can concentrate fully on the main task which is the construction of La Royale.

    At this time there are various units being worked upon but the statement about the work going hand in hand with completion is correct. They can only finish units that are willing and ready to transfer at this stage. They do not, at this moment, have the funds to complete units that will wait until the completion of the entire project before they will transfer. I would hope that the clients that do not wish to transfer would respect this as a wise business move and let Wise Power use their working capitol on units that they can turn over and reduce the bank debt with. Nobody wins if money is tied up for and extended period in units they cannot transfer. Please be patient (big ask, I know!) your time will come.

    There was 1 sale in the last month, which frees up a decent amount of working capitol for Wise Power. The first 45% on every unit is paid to Wise Power so if we can get only a few more over the coming months this would also ease the tight purse. Any buyers out there? Again deals are to be had…….

    We at East Coast have been working incredibly hard over the last couple of weeks trying to organise Wise Power staff, setting up a better paperwork system and informing client by client of the actual stage and cost of completion of their units. We have now completed most tasks and have exact quotations on completing almost half the units. Now we can assist them by managing their finances properly and making sure the available funds are used in the correct areas instead of just being lost over the entire project with no one thing being completed. Hopefully you will see major improvement over the coming months.

    In response to WCR. Your statement is more than correct. I don’t think there are ANY satisfied purchasers in La Royale at this time and that includes me but I’m not sitting back and doing nothing…… I’m trying to get it completed and make sure that it is a building we can be proud off. Still working on the guys at the top on the paint job. I will get that changed if it kills me!!!

  5. Just got back from the site. Some pics of the exterior:

    Can anyone tell me what that awful mish mash of a structure is at the bottom of the main tower that is visible on the right hand of the picture posted by Baannok?

    I drive by the site regularly and initially thought that it was a purpose built shanty for the workers and would be knocked down when construction was completed but as it has now been painted with the same colours as the main tower I assume that it is permanent.

    I makes the whole place look like a tenement building in Peckham.

    I have never been to Peckham, have they got half finished apartment blocks there also? The building is actually a multi use structure with apartments and facilities for the main building. Sorry it is not to your liking, must admit I don't think it's very pretty as it stands either but then it isn't finished yet..... I will give my judgement when they tell me it's complete. Apart from the colour of the main building have you any input regarding it? Have you checked out the actual units for sale?

  6. The cleaning of the building has started already. Hopefully by this time next week it will be totally clear. We have been through all apartments now and it seems like the floors lower than 20th have bigger problems with the tiling than those above. K-Tech did all the lower floor tiling and must admit it was terrible. Certain rooms are having tiles replaced where required and others are being totally redone. They are concentrating on the units that want early transfer first so if you want your unit before the Xmas period please contact us now.

  7. Thanks for the suggestion. This is one of the first things we have on the agenda. After Sabina and my wife Khun Gade walked in every unit from the 35th down to the 17th floor yesterday the problem of garbage and waste materials being left around was only too obvious. They have requested directly to Eric Lai that at least 5 guys need to work solely on that project. Hopefully once we have cleared the floors and common areas people will see that there has been a lot of work already completed, instead of the first impression of why did I buy here and should I change my name to Stig of the dump!!

  8. Just a quick update for the La Royale purchasers who use this forum. This week we have been having meetings with Wise Power the developers of La Royale condominium. Mainly regarding the updates etc to clients (or lack off). We (East Coast) are now going through the entire building taking comprehensive pictures of all apartments and noting the different stages of completion. Hopefully over the coming week we will be advising all purchasers of the exact state of their individual units. We will also send out copies of their title deeds so at least you can be reassured that progress is being made.

    Already various clients such as Sir Binkie above have transferred title. If you would also like to transfer title quickly, please advise and we can push Wise Power to concentrate on specific units. In future for any questions regarding La Royale please send directly to either me or Sabina at the email addresses below. Wise Power have decided that East Coast will take over much of the customer care responsibilities from Wise Power. I hope that you will find over the coming weeks a great improvement in communication.

  9. As I hope you remember, our company policy is very strict regarding staff members who either leave of their own choice or are fired. Any commission monies received before their leaving date are paid over and any deals not complete are not. This is especially the case with off plan developments. You left very soon after the launch of La Royale 3 years ago. I pay commission on completed deals. This means looking after the clients from booking day, through their payments schedule, making sure all correct documentation is in place for an easy transfer and answering questions and concerns throughout the construction process to the best of our ability. None of your deals are completed yet and you only did the booking part of the process, which I consider the easy part.

    Over the years I have not received any updates or progress reports of any kind from East Coast (Invitations to parties and material selection not included). If i wanted to know something, I had to contact myself and hope for the best. E-mails went by unreplied or were at best partly replied in a couple of sentences. Even right after I had shown my keen interest to buy, I was not followed up, and my e-mails were painfully slow to get answered and the answers so unprofessional I almost dropped my purchase. When you are in the deceiding phase, I really think that some follow-up from staff is what can tip the balance. It was even worse for a friend I recomended buying. He was so pissed of with lack of service that I had to convince him myself to reconsider and finally he did sign. Still to this day he claims he would never had signed if it was not for me. Yes, your staff is very friendly, but not at all professional. Wonder how many potential customers they did loose... Care to pay me any comission? :o

    Truth to be said, as I never heard much from East Coast, after signing I dealt mainly with Wise Power land and they were much worse, downright appaling. I could fill pages describing their misbehaviour. In Thailand it seems you get absolutely no service however many millions you spend. Even when ordering a DVD back home for a couple of hundreds, if delayed some days/weeks, you get follow-ups and even rebates. La Royale is almost two years delayed, and no compesation of ANY kind have been offered! When missing one of their many sliding completion, dates they would never tell you in advance, but come up with some lame excuse and an equally false new completion date in an e-mail weeks or even months after... And to this East Coast was equally bad. As late as last November, you claimed La Royale should be finished by the end of 2007 causing people to buy flights to Thailand.

    I can't agree more with your statements regarding communication with the La Royale development. The problem we had is that we can only supply info provided by the developer. Fact is we could get no definite answers there either. It has been very hard over the last year especially, even though they actually have a customer care section which was meant to take care of all customer correspondence. That probably is the main problem as most correspondence went straight to Wise Power and they simply didn't respond. When asked specific questions by clients we would always try and get the answers but I'm sorry to say that some times these answers were way of the mark or we just didn't get the answers!!

    The biggest problem we faced was when notification of completion letters were sent out to clients without us being informed. Some clients actually booked flights and came over only to find there had been even more delays!!! I can certainly apologise for this but it was outside our control. I only knew about this letter when I received one myself.

    On the good side there does seem to be some light at the end of the tunnel now. Title deeds are issued and transfers are starting to take place. Hopefully within a year there will be many happy owners instead of the frustrated purchasers as we all are now.

    Haven't seen any plans for the development next door but believe it to be a mixture of condominium units and hotel. They seem to be keeping the building specifics pretty secret at the moment. If anyone out there knows more it would be interesting to many if info could be posted.

    Wonderboy, in future please feel free to contact me directly instead of going through dead end routes. Not saying I will get the answers you want but I will try.

  10. The finalisation was that you wouldn't pay me!!!

    I posted this comment due to the statement you made in a post here about how proud you were of your sales people. That hit a raw nerve for me. I sold 5 units on the opening night, as you will remember, more than anyone else. It wasn't just LRB however, what about the Northshore units I sold which I also didn't get paid out on?

    Yes I am an ex UK police officer and yes understand the law, and Thai law is very similar in English law. And yes David I did take legal advice in Thailand and that advice came back that under Thai employment law a foriegn national is not allowed to sell real estate (as you will be aware) and therefore I would not have been able to sue for unpaid commissions. All I would have got was 3 months salary which I was entitled to but didn't get. I decided not to persue you through the courts for that amount considering that I was owed around 300,000 baht in commissions on leaving ECRE and that excluded anything due from the sales at LRB, which I realistically didn't expect to be paid out on.

    Unfortunatly this is the situation for anyone who works in a sales role in Thailand. Work permits issued to people in sales roles show them as consultants giving advice to foriegn nationals about buying in Thailand on a fixed salary. When things go wrong, it is the employee that suffers and the employors that benifit. I realised that after my experiences at East Coast and after that started up my own business where I was in control.

    I am sorry you feel this way but I guess everyone has an opinion and for sure depending on how you look at the situation all could be right. Still wonder if you would pay your ad guy monthly for 12 months if he was only with you for 3 months though? I didn't set the company policy this way to rip off my agents. I did it this way to protect the ones who stay and who look after the clients after an agent leaves. I still paid out the commissions but just not to you, sorry.

This interests me very much as if it were sold out I must be due a lot more money!!! I know for sure that I nor anyone in my company ever said it was sold out?? Where did you get this info. At present it is just over 80% sold.....

    I presume you mean that 80% of the falang 49% is sold.

    What percentage of the Thai quota is sold? Are Thai units being sold at a 50% discount like some in The River, Bangkok?

    Would you personally risk buying in the Thai quota in that or any other building if the discount on the farang price was 50%?

    Happy...(still undecided).

    What I meant was that 80%+ of the main tower has been sold in total. In La Royale there are low rise buildings both behind and in front of the tower. The one behind is being retained by Wise Power under Thai ownership, this allows many more units to be sold in the other 2 parts for foreign owners. The building in front has sold 7 out of 32 units in foreign ownership%. With the square meterage of all 3 different sections added together we could sell almost all of the main tower under foreign ownership. There are still units available under foreign ownership within the development... Not many but some. Think the actual % of units sold to Thais is around 15% if you take away Wise Powers Thai % for the back building.

    Not sure if that makes sense as busy in the office. May check back later to edit!!!

    It is the truth. I sold 5 units on launch night, never got a baht in commission along with other commissions kept on stuff sold.

    In regards to your posting; I was genuinely surprised when I read your comments!! You left the employ of East Coast Real Estate 3 years ago and now you decide to come out with this statement…… Why not approach me whilst in Thailand. 3 Years is a long time to wait? I thought that when you left to start up your magazine business and accepted our payout all was OK. I know we sent emails back and forth and had discussions regarding this matter but thought it was finalised. I remember shaking your hand whilst standing in the car park of our old office in Regent Marina and wishing you the best of luck with the magazine etc thinking all was concluded. You are an ex-UK policeman and have knowledge of law second to no one I have ever met in Thailand. Why not deal with this before or even take me to tribunal if you felt so cheated? I don’t think an open forum is a very professional way to deal with such matters……

You’re share of the commission that you feel is due to you was paid into a central pool that goes to the current staff members. They are the guys who have looked after the clients over the last 3 years. This money is split up amongst the staff every 6 months. Do you not think these people are more deserving of the money than you? Obviously not…… This has not only happened to you but all staff members who have left since that time. I have to protect the staff that are in my employ not the ones who either decide to leave or are sacked. This is my policy and I stick to it.

    I would think that with you being in the advertising business that you would understand this very well. If you had a sales guy go out and sell 10 pages of ads to 5 different companies. The contracts ran for 1 year each. I assume that he would get paid a percentage of the contracts worth every month. If he left after 3 months would you pay him for the full 12 months? I would hope you would put his share to the new staff member that replaced him as he would be the guy picking up new art work, delivering invoices, taking care of the clients over the duration of the contract.

    I am sorry if you feel aggrieved by my policy but this is the way it is.

    We love it. Great food and very relaxed atmosphere. Staff brilliant with the kids/baby if we take them along. Have enjoyed entertaining clients and friends here without any issue or complaint at all. Menu changes regularly so never boring. Always have special 3 or 4 course deals. Busy at weekends and couldn't get a bed/seat this last Saturday at 9pm. Had to eat in the bar outside the ice bar!!! Could be a 1 off but think it's getting a bit of a following now.

    Ice Bar:

    500 Baht for 20 minutes, drink as much vodka shots as you can!!! Sounds expensive but actually is great value as it would amaze you how many shots you can drink in that time. Great for a special occasion but may kill you if done regularly!!! Well worth a visit though and don't refuse the jackets and gloves provided, it is absolutely freezing in there......

    whats a pattaya 2.0 clientel??? sorry for my ignorance but maybe i shouldnt have gone there in the first place as im not posh,but im a nosey bugger and dont wanna miss out :D .

    ps i only went to the bar so cant comment on food side but bar was empty and to go in the super special freezer bar the was told 500 bt and one free shot ,if was told unlimited free shots then would of gone inside and knocked em back for sure,as i said though it was a long time ago so they must have changed that or didnt explain properly to us. :o

    Must admit the bar outside the ice bar never seems busy, just people waiting to go inside the ice bar. From talking to the head chef last weekend they are going to be giving it an extreme makeover (whatever that means)!!! Hopefully the new layout will attract more people. The food is sort of Mantra style but in my opinion better whit some wired sounding but great tasting creations. Regarding the Ice Bar, for sure you were not informed properly. First time I went there we almost didn't go in due to what seemed the excessive cost. Wasn't until we were inside the bar and the bartender just didn't stop pouring the shots that we realised all was paid for. Did over 30 shots that night!! If you are a big drinker make sure you go when quiet as it may only be you and the bartender, face to face, bottle of vodka in hand. As soon as you finish he fills the shot glass (made of ice) again, again, again.....

    Having a bad day Moo9? As with TR I have no idea what "pattaya 2.0 clientel" is, could you expand on that? Have you ever been to either the Supper Club or -5 Ice Bar? If not, as it sounds, why would you even write such comments? Sure this restaurant is not for everyone but they are trying to offer something different and good quality. It does not disappoint...... Try it, the chocolate soufflé desert with pistachio ice cream is the best in Pattaya.

    Some people must be made of tough concrete if they still consider they missed a deal after all they have seen and read about mentioned project. Go ahead there are still deals to be done I can read from the post above however I can not imagine how this is possible as 6 months ago this project was announced loudly as SOLD OUT.

    Thanks for that Chopper. Was a good night, the launch party. Still could be deal to be had you know........ At the end of any project cash flow is always tight. May still be able to get you a bargain you know!!

    In response to others; like all developments, nothing is 100% guaranteed but I do know we have sold more than enough units to cover all borrowings by Wise Power and quite a bit more. Sure cash flow is tight, due to the change of contractor halfway through the construction but everyday more is getting done and full completion gets closer. Now all title deeds have been issued for the main tower and around 10 units have been transferred into the purchasers names. Hopefully by the turn of the year many people will be happily living in their units or in my case renting them out to happy tenants......

    Again I am more than proud of my sales staff that did a great job at La Royale.

    dam_n what a shithole---for all the hype it's received you'd be much better off in a View Talay Condo for 20% of the price.

    Eastcoast Real Estate must be very embarrassed to be the main Agent for this cr__.

    Not at all Thainet. This development has sold very well. Over 1.5 Billion Bahts worth of units in the last 2 years. Obviously many thought it was OK. I even own a unit myself. Everyone agrees that it looks like some kind of theme park folly but internally it is very well done. Also the actual structure of the building is of a far higher standard than many. For sure it is late in completion and I don't expect it to be fully finished until mid next year, but it will finish. Not sure if all other developments will manage the same. The external look can be fixed with a paint job, I would be embarrassed if I had sold in one of many developments that have been on the market for the same time and hardly got off the ground!! Sorry to disappoint but we are no longer the sole agent for the development as our contract ran out in March.

    Please advise what price View Talay units are on the market for? I would suggest View Talay 5,6 and dare I mention View Talay 7 are between 45-65,000 Baht per sq.m for bare shell boxes. La Royale was priced from 60-80,000 Baht for specifically designed 2 & 3 bedroom fully finished units with direct beach access and good facilities..... Think I am happier paying 7,000,000 Baht for my 2 bed La Royale unit than I would be paying a similar amount for 3 empty boxes in View Talay. Just my opinion..... Hope your happy in View Talay.

    Would be a pleasure to take you to the site and walk you through the different units and would be more than happy for you to report your educated view to TV users thereafter. Your first impression may change!!!

  18. I came to Thailand when I was 26. No job and no idea what to do. I was living on around 10,000 Baht per month. Pattaya not Bangkok but not too dissimilar in living cost I would guess. Wouldn't worry about girl/boyfriend, I didn't and always had company. In fact many times I would be taken out by Thais. As many, I recommend that you try and eat Thai food as much as possible and if alcohol is important, Thai whisky or beer is cheap everywhere except the go-go scene. Try and get accommodation costs down and have a ball. I never regret coming here and after 12 years have a great family and lifestyle. I wake up and count my blessings everyday.   19. Supper-club:

    We love it. Great food and very relaxed atmosphere. Staff brilliant with the kids/baby if we take them along. Have enjoyed entertaining clients and friends here without any issue or complaint at all. Menu changes regularly so never boring. Always have special 3 or 4 course deals. Busy at weekends and couldn't get a bed/seat this last Saturday at 9pm. Had to eat in the bar outside the ice bar!!! Could be a 1 off but think it's getting a bit of a following now.

    Ice Bar:

    500 Baht for 20 minutes, drink as much vodka shots as you can!!! Sounds expensive but actually is great value as it would amaze you how many shots you can drink in that time. Great for a special occasion but may kill you if done regularly!!! Well worth a visit though and don't refuse the jackets and gloves provided, it is absolutely freezing in there......

  20. Still think the best way to save money if you are on a budget and want to be in Jomtien is buy land and build yourself. You can still find odd plots of land in Jomtien of around 100 Wah. Expect to pay around 1,500,000 Baht up but then you could build a decent little home for a couple of million Baht and be in the location you want. No idea of your budget but may be worth checking out. We only have one on our books at the moment located beside the retreat on Soi Watboon but it is 105 wah and 1,470,000 Baht. Sure there must be more plots out there.... Ask around as it may be the way to go for you.

    good idea and probabaly a good investment too . can choose exactly what type/design of house etc.

    the only downside is finding a decent/honest/reliable builder.......and then watching him/them most days of the build project so they do not &lt;deleted&gt; it up. can be an extremely stressful experience and i have been put off doing it again and only had a fairly simple extension built.......you wouldnt believe how things can go so wrong when they are left to there own devices for an hour or so.

    i like the idea of putting a low offer in but i think 60 percent is a bit too low,i was thinkin 80 percent then be willing to come up a little bit......i would have to be unbelievably desperate to take 60 percent but hey you may get lucky

    Worst that can happen is the sellers says NO!!

    Must admit though very few properties sell for 60% or less of the asking/market price but it does happen. If you are cashed up and can complete within hours/days there are desperate people out there who may take your money. Problem is that most buyers at the moment want all sellers to be in that position. That is not the case. The properties that are most negotiable tend to be poorly located, poorly built and pretty unsell-able anyway. Not many nice houses in Jomtien or Pratumnak, East Pattaya etc asking 10,000,000+ and prepared to take 6,000,000.

    I remember selling a property just after the crash in '97' on Pratumnak Hill. The home was on half a Rai of land, had 4 bedrooms with sea-views and was only 100 metres from the beach. The asking price was 15,000,000 Baht. After negotiating for over 3 months we sold the home for 6,100,000 Baht. Guess all depends on how much the sellers need the money. Don't think we have any listings like this at the moment. Not yet anyway......

    My wife and I designed our own home and had it built 2 years ago. Although we also had many headaches through the construction process we never regret doing that as we have a unique property in the location we wanted.
