    Yes!!!! Section 733. If the estimated value of the property, in case of foreclosure, is or the net proceeds, in case of auction, are less than the amount due, the debtor of the obligation is not liable for the difference. Yes!!!!

    I guess Banks are risk takers too!!

  2. My wife's other property was not put down as collateral. The condo was, of course, the collateral held by the bank. I am just wondering if the bank can pursue further damages if the condo, or sale of it by them, does not pay off the loan. I do not know how foreclosures work in Thailand.

    I know a new foreclosure law was passed in 2005. JFYI, we are no longer in Thailand but we may move back there someday and my wife still owns other property there that is paid off. In the USA, you can put a lien on property if someone owes you a chunk of money. Can a bank do that? We used UOB.

  3. I am not proud to see that I am foreclosing on a property my wife and I cannot afford. We paid to much for the property and we owe too much on the condo. We bought in a bad location, cannot rent it, and cannot sell it. The condo is way overpriced. We bought at a bad time. Now the building is offering cheaper condos that are bigger than ours and new.

    My question is a legal one. What are the foreclosure laws in Thailand? Do we need a lawyer? Can the bank pursue other property that my wife has in her name? We did NOT put this property down as collateral.

    Any legal information would be appreciated on how to foreclose properly and legally.

  4. This July, I was planning to leave Bangkok and I had just placed by condo up for sale for 1,000,000 baht less than its value when the riots broke out. Foreign investment has dried up. All I was looking to do was pay off my bank loan on the condo that my Thai wife too out in her name.

    Now we are stuck. All this because of the riots. Terrible.

    What do I do now?

I prefer an older model 2001-2007 but will consider everything, although a new model is likely over my price range. please contact me if you have something you want to sell. i prefer a foreign owner who has taken care of the car well.

  6. I am the guarantor on a mortgage for a house I bought for my wife and children. We are leaving Thailand soon and I don't think I will be able to rent or sell mu house.

    What are the implications if I just walk away from the mortgage? Can the bank, UOD, do anything to mess with my visa? Can the bank go after other assets that my wife has (land)?

    Can the bank come after my earnings if I live in Thailand again? Say 5 years from now? How long will my wife and I be on a bank black list?

    Please advise.

  7. It is very, very, very difficult to sue in Thailand. You must pay the lawyer up front and they don't get a percentage of your settlement. It is very eay to appeal and keep things hung up in the courts for decades. You are much better off cutting your losses. If you were dumb enough to have over $10,000 in propert in your luggage then I'd say you learned your lesson. If your valuables were $5000 or less, cut your losses and mov eon because you will end up paying your lawyer twice that to just get things moving. Don't be a fool.

  8. We have a toy outdoor house (hard plastic - it cost us 11,000) and a slide we want to get rid of. They come as a set only. We live in Minburi (basically at the end of Ramkhamhaeng Road).

    Also, check the price of these things at the store. They are not cheap.

  9. We are looking for a free puppy. Must be clean and we prefer a non-ridgeback dog - mixed is okay.

    We have a nice house in minburi and we will take good care of the dog. We have two children ages 4 and 6. We want a mid to small sized dog but we would gladly take a bigger thorough bred dog like a black lab, german shephard, or golden retriever.

    If you have a nice dog and it has puppies, send me an email with photos and I will come pick it up if my children say they want it.
