    Only 1000 000 baht for foreign name, the price same like 3 years before.

    Dj Steven said that the only other option you have for that price is at the Nirun getto condo , still I would advice you to choose for the latter.

    i suggest that everyone who has nothing to do with ss stops posting here and keep their lovely opinions to themselves,

    getting tired from all this negativity, in the end i'm not losing any sleep over it, it's just gonna make me leave this forum

    sadly for the people who need updates who actually bought there...

    and it's 1.2m in farang name not 1m.. , and honestly, maybe not the time to buy now, wait at least till phase 1 gets

    finished and decide then.. hope they (can) learn from their mistakes.

    and yes i bought in the nirun ghetto also and even do it's an old building it looks very nice after completely

    refurbishing it , i bought it while i'm waiting for ss to be complete so i don't have to rent and can choose my

    furniture etc, and i never had any problems here like the paparazi like to say on some forums about nirun being

    a place for dealers and murders and... lol never saw anything like that (yet) but i'm only here for a year now so

    maybe i just missed it..

    anyway i passed by the park also and there seem to be people moved in now, where some cars parked bellow the

    tennis court and some motorbikes. not sure it's still linked to suan sawarn?

  2. I sued this company, invoking the clause to get my deposit back, with compensation. The petition was lodged in April 2010 and the case was heard in court in September 2010, the defending lawer agreed to settle. I again went to court in November, where it was agreed that I would recieve my cash in 6 monthly installments. The first installment due to be paid in December 2010. Of course this never happened. Next step was to seize my cash from their bank account......yup you guessed it, no money in their bank. Spoke to my lawyer again this morning and we are now looking to sieze any other 'assets' that they may have, I of course, doubt there is any realisable assets held in this company's name. If indeed they do have assets that we manage to seize, then it goes to auction, which I am advised by my brief, will be a very lenghty process. My own feeling is that I will never see my deposit again, and I doubt very much if this condo block will ever be finished. I also have to agree with previous posters regarding the 'penalty' of 1,000 baht per day. If people seriously think that this contract will be upheld, then I am afraid you are fooling yourselves. Do the math, they cannot and most certainly will not honour this clause in the contract. A Thai friend informed me of a case in Bangkok very similar to this situation. The owners formed a group and collectively tried to sue the builders, they were successful, but to date they have not been paid out, or taken occupation of their apartments. They won their case 14 years ago!!!!

    I am not trying to be pessimistic, however, I think that we are well and truly screwed on this one! I still keep praying to Buddah in the hope that some devine intervention will win the day for us, and I will continue to browse this forum for any tidbits of info. If anyone wants to get in touch with me to hear first hand my experience with this lot, then please feel free to contact me.

    Been there almost every day in the last few weeks and things are still going, my condo in the last building is now painted, electric is

    put in and bathroom is tiled, this all in the last 2 weeks, i can see progress every day..

    i understand the frustration, i have it myself but i'm happy with 180k discount and a condo that gets finished after all.

    i really don't see the point in everyone starting law suits and resulting in the stories i read above : getting NOTHING but extra

    costs on lawyers etc. I bet you that IF it were finished on time one and half year ago or when was it i lost count?, that u

    couldn't even get as much rent for it as the discount you are getting so <deleted> is everyone complaining about? And for the guys who love to

    say how horrible it looks, it looks exactly the same as the show unit i saw years ago and all my friends and family i take there to

    show it say it looks good, specially for the money spend on it, for that price u get a 28sqm craphole at nirun condo with thai style

    'furniture' .. and we all know what that means :P

    And the other 1m projects might be better but much worse located if u like to be central. i just don't want to be in naklua or halfway jomtien,

    it's too far and over there u can find a lot of bargains.

    Anyway, i don't understand that NOBODY till now opted for the window in his bathroom like the show-unit did, i went there to

    discus the price it's about 13k including instalation extra but NOW is the time to order it, makes the condo look better and

    bigger.. i also made some changes with electric plugs and where internet comes and stuff like that so if anyone

    needs to change something now is the time, maybe already late in most buildings cases..

    One last thing, it concerns me that the windows are not blinded or mirrored with foil or something, i spoke to the project manager and

    they are gonna discuss this with everybody when phase one is completed, if everyone agrees maybe they can get a cheap price to

    foil the windows, and thrust me, if you don't want everyone to see EVERYTHING you do you gonna need it, also to keep the sun out.

    These particular ones? they cannot ,quite a few for sale though and originally purchased with foreign names,perhaps they have fallen into the cannot sell for love or money trap already. Based on what I am seeing ,and that is believing third to a half,everything I'm viewing,there are dogs there though which will never sell

    Personally I looked at a town house recently,looked at the same one twelve months ago,still up for sale,now 25% cheaper,at that rate of progression and I think it will be all of 50% within a few months

    Was looking at one by the lake in Pattaya People newspaper couple of weeks ago 1.25 mil for an age, down to 775 , 6 weeks ago then week or so after open for offers ,which I believe went for 5.7..

    Contact details? Alan Bolton ask them about the Horseshoe point house 10 Million down to 4.5 million recently,tons more coming up apparently

    Oops there I go,not answered your question, I said try and sell,not sell and collect 333000. do not think that offering would be acceptable to a potential buyer either,but time I'm sure will prove me right,not the 333000 but the fact of even selling it.

    and did anybody look at how the structures were presented in that glass box at the showrooms?? well thats still the same whats it gonna look when its finished u will see,

    go look at ANY project that's not finished, they all look like crap till all the surroundings (gardens, paint, swimmingpool ed) are finished..

    and one last thing, YES, there are bargains out here for the moment, but u will see the biggest bargains are houses and specially opposite sukhumvit

    because there suddently a few years ago everybody started investing peanuts to get fast money and now everybody is panicking..

    tell me one place on earth where the real estate is doing better than a couple years ago? go have a look around in some states in usa, maybe there u saw some villa's

  4. The first thing to ask is what the hel_l is this? it is dreadful.

    This is the problem when someone with more than an artistic licence gets involved with selling a development off plan,I would have loved to have seen the selling bumff that took all the buyers into this grotto,glistening beautiful buildings,the odd swimmer aound a well designed pool. All a hoax,a lie,simply a criminal intent to defraud.

    This is worse than dreadful,nobody in their right mind would buy into this if they could have seen the finished product,deception was used here to entice the more than gullible to part with their cash. Virtually guaranteed nobody but nobody would buy here second hand.There are people here already trying to sell on and get out,all I can hope for for them is not to pay the final instalment and cut your losses

    and i do say EXACTLY the same.. and it sold like sweet candy so what the F are u talking about? what u pay is what u get

    Last owner is a friend of mine so he can join me to where we can arange that..

    i went to Ocean Marina in Najomtien where the jetski is staying also but looks like they

    wanna make a few bucks for it so wanna make sure i don't get ripped off.. i heard prises from

    5000 till 20.000 wich is more than a condo and that looks a bit rediculous to me..

    And if anyone know where i can get some spare parts for a seadoo RXT 215HP from 2006 lemme know also..

    Well i have already had two holidays at park lane .One with the family for a month and one alone for a week .Next month July we return for another week .I love it and think of it as a long term investment . :D

    well, i look at mine as a longterm investment as well and i'm here for a loong holiday also,

    only i got 200k discount so not bad for a longterm investment.. still happy with my investment

    even if it gets finished in 2013 lol.. for 20.000€ i basicly traded in my bmw for a fully furnished condo..

    have to say hands up for the rimmer for his comment on the negativity and stupid posts goin on for so long now..

  7. Just to inform, the site is at a standstill again, no workers and no activity at all, was at the office where they can inform that it is 55% complete overall, but have problems with financing again. There are 230 units, it means it cost them, according to contracts, baht 230000 every day.

    I am losing confidence in this company and in the owner MR. GORDON GILLEN, that they ever manage to finish this project according to contract, so maybe it is time to use the contract clausul to ask for money back...........

    I am not suprised but all the other owners seem to be happy bunnyies .( they only talk of getting a discount and that nobody should critize !}

    it's getting boring all these funny guys who are so happy if someone loses money cause they can't afford it themselves..

    nobody's happy but what do you want us to do, cry and complain and screen.. it is what it is so we dealwith it and once again,

    it's happening all over the world so Thailand will surely be no exception..

    i've been in the office a few weeks ago and spoke with Kung, it's gonna be late again for sure, they get their funds in parts and everytime they

    run out of money they can't pay workers tillnext payday so it's standing still.. like it was from the beginning sadly enough..

    Anyway, we'll see what happens i'm not losing sleep over it i have all the time in the world it's not like i'm gonna get customers to

    rent it to in these times Pattaya is as dead as MJ.. lucky our club is still rocking busy intheclub.gif

    will go and check it out in the next few days coz many times b4 there do were workers but not so

    many and working inside doing some small jobs..

    is there a law that can protect us on it etc?

    and am i the only one bothered by the fact they are not putting windows in the bathroom

    like showed in the showroom?? i understand it was an option and u had to pay extra for it, (wich they never told me

    when i purchased) but anyway 5 blocks are there already without any window, heard

    a rumour the reason was because "the governmont didn't allow it" wich offcourse is total bulls# ,

    they just don't have the money probably but they should at least give us (me) the chance to pay for it and

    get it anyway or inform me at least.. really liked that window as it makes the condo look a lot bigger! and

    now it's not there :)

    gonna go have a talk overthere if it's not shut because of those lovely red heroes comin to town :D

    any news about this please pm me and i'll give u an update asap too

    I was also not initially informed it was extra. Once I saw walls in bldg B being built without window I questioned and made sure the agent informed them of the window for my unit. In fact my agent had to inform 4 or 5 of their other buyers if they wanted the window they had to decide quickly. I think it cost between 10,000 and 15,000 extra depending on the glass..... clear or tinted. I was there in december and window was cut out on my unit bldg B 4th floor so I don't know who says thai govt will not allow?

    anyway, Kung told it to someone on this forum can't remember who, he mailed me about it, maybe she told it because

    it was a condo that already had walls put in just so they didn't have to redo it? who knows..

    And YES i am pleased with the INCREDIBLE building speed of SS from the last few months!!! if they worked at this tempo from the beginning it would be

    finished on time in the first place, and i'll tell u another thing, i'm actually happy they are late cause we are getting a "discount" better call it contract failure

    fine or whatever that really is better then you could rent it out, wich is what i am planning cause i already bought another one in the meanwhile and probabably

    not gonna go live there, so for me it's actually better this way!

    I believed in this project from day one because i truly believe it's not fully their fault, as i stated before i know story's like this from in europe aswel,

    and one of my best friend is still waiting for his +-15.000.000.000thb appartement to get ready , 11 months late also, so even

    projects that cost much more in countries from Europe (Belgium) can have these problems.. it's always easy and funny to laugh with people losing money

    because they took "risks" if u r too scared to take a chance in life yourself.. believe me, like a said a year ago, this project is gonna finish (late) but it is!!

    lol, another attempt to diss me..

    i INDEED am pleased with the "discount" we already should and gonna get, with that money i renovated my other condo i bought

    already so that's money in the bank, and that amount they already told me i was gonna get for sure, only question i ask is

    what happens if it's gonna be another 6 months or more, are they gonna keep getting the price down or is there a maximum..?

    I'm still happy with that discount i already have so i'm sorry u couldn't make me look stupid once again, now please post something relevant,

    or some updates instead of crap like this!!!

    for the good and helpfull people around here, i'll go around and take some pics soon,

    yelling the F# word here in Thailand as it is in other countries, talking like that can get you killed in any f# little soi all over Thailand.

  12. Indeed I am most grateful moderation has been introduced.All I expressed was an opinion ,my own personal opinion that the apartment block looks akin to Kennedy space station Florida,indeed from an earlier picture it would be hard to distinguish between the two.

    Anyway that may be a plus point,one could always brag that it is indeed a back up storage facility for the space shuttle.

    I apologise if I offended anybody earlier,but it does look like Kenndy space station.

    show me any construction in thailand that is made from quality materials.. even swimming pool villa's are crap material, unless offcourse a farang let

    people build it for him personally and he pays double because descend materials have to be imported for sure..

    and a construction never really looks beautifull does it? you have to see the finished product first with all the surroundings finished aswell..

    and also.. it's first of all the inside that counts for me anyway.. i live in nirun now for christs sake, but i rebuild the room 100% the way i like it

    so it's clean and even modern/beautifull, i could care less what the outside ooks like..

    but then again, that's my opinion again isn't it?

    ps, look how the new hilton looks till now, ugly as F#ck but wait till u see it when it's done.. see my point...

    about the collumns.. hmmm not sure that's a good thing indeed, let's hope it doesn't bring to many problems it future..

    hope they learned from that building coz mine is just started on hehe..

  15. not remote in my oppinion.. if u walk 10min u r @ the beach so if that's remote?!

    also the new beautifull second road of jomtien who is gonna be connected all the way to pattaya will

    boost that area for sure, so soon there's gonna be 50 million massages laundry's etc there, not

    that i care about all that as i just love to drive my motobike around, one of the reasons why i love to live here,

    the hot wind in my face is feeling sooo good, f#ck those bahtbuses that never drive where u want to go anyway,

    and in the end paying extra 10 baht at every crossing he drives wrong will even be a lot more expensive then

    a motorbike will ever be.. so it's just how u look at it..

    what r u saying to ppl who live across sukhumvit then by the way? now that's remote.. wouldn't want to live there even for free in a swimming pool villa,

    always cross that smelly dangerous road if u want any descend shop or.... but again, that's all about personal taste, and maybe a little about age and

    interest also :)

    or u are dislectic or you just are plain stupid.. if u read good i was talking about a different case from a friend in BELGIUM, and i was talking in baht because

    not everybody knows how much 1 euro is nowadays not all here are ueropeans or am i wrong? so if u'd like to know it was a loft-like kinda appartement

    from 350.000€ so that comes close to 15mil baht, and yes , it's still not ready as we speak so my point is it can happen everywhere!

    and who is talking about a 30mil penalty? i just said in my case the discount i'm getting is more then i could have rented it out so sh# the f# up please

  19. if i'm not too lazy i'll post some pics from ss, now they even already started at the last building (wich is mine :) from phase one,

    so the small ones in the back are finished, the big one on the right is as good as done, the second big one on the left is fully in progress

    and they started to build the two in the front where the right one is already lookin pretty good for the small time since i looked last time..

    i really don't bother posting anymore since for reason one ; the park forum from before where i putted all my info was suddently closed, and specially reason two ;

    from beginning on i only got crap from people who don't even bought there about i was working for some real estate or something like that and

    i really don't need that anymore, some of my co-buyers have my email and i'm happy to keep them informed and if some other

    REAL buyers want i can update u from time to time as i live in pattaya..

    anyway, long story short.. for all the disbelievers and #holes who called it a ghosttown for months and months, if they wanted to run a year ago why are they still working and

    at (finally) a speed that actually makes visable differences in weeks time every time i looked for the last 6 months..

    nah, that's of my stomach haha

    i was just referring to the disgusting comments in Thai newspapers and web boards saying that the fire started because some "foreigners" shot fireworks inside the club"

    i know, it's the most save and easy thing to blame it on the foreigners..

    Just called back to my friend, he said he stood on the balcony above the entrance somewhere far from the stage and he saw the roof on fire here and there, that's why he first thought (or still thinks?) it came from outside on the roof or something,as they fired fireworks from the opposite building.. he said he started to walk down, everybody still evacuating calmly but one minute later the roof already started collapsing, this near the entrance! dam_n that must have gone fast.. guess u can't imagine how fast it really can go till your inside it...

    I hope they will make a descend investigation and get the ones to blame!!
