  1. I just replaced the expired Thai passports for my two children on Wednesday; all I needed was there Thai birth certificates, the blue house book, my wife’s id card and my passport.

Both parents have to be present to sign the form and the cost is 1035 baht, depending on where you do it, it can take as little as half an hour if it is not busy and the passport is posted to you’re Thai address 1 week later.

Did the thai last week..will do the canadian for my son the next.

    Thai..

SHow up at Passport office at the 5th floor Central BangNa-in the car park outside Homework. Open 830-1530.. Go in take a number at the front counter. Go to both 30, then to Booth 15 for height.. Wait till your number is called and go inside and take pictures, fingerprint etc. Need fathers passport, Mothers ID and house papers and Babies Birth certificate.. DId not need marriage Cert. Pay 1000B and 35 B for EMS and wait 5 days.. Took us 2 hours max..

  2. sanitary underwears? can be bought at Mothercare which is found in emporium, paragon etc. They have a website also. The price was around 400B for a large pack

At Central they have the medula electrical pump for around 5000 or the avent for around 9000. I have never seen them for rent in Bangkok. I have also seen non-brand name pumps for cheaper.

  3. I agree..math is too difficult for young children.

Languages, I include math in this category, are learnt actively. The more homework the better, the more exposer . The problem with Thai schools is not the amount of homework per class, but the amount of classes. Being in school from 8-4 and then commute and possibly extra tuition does not leave much time for anything else but homework. Plus compared to my country where a student would take 4 courses per semester, The thai curriculum has so much more with about 8 core courses plus elective. Too much. Too stressful

  4. Teletubbies always good for winning an hour of peace and quiet with rapt attention towards the "Mummy Number 2" (television)

Tinky Winky, Dipsy, Laa Laa and Po.

I noticed that Po often drops a few Cantonese phrases into her speech. "Yap, yee, sap", "Pai Dee".

Baby einstein is worth their weight in gold for young kids.. I downloaded most of them as central only had 3 different ones.

  5. I've recently become aware of Condo's at the above residence for sale/rent......

Before I go any further does anyone have experience of this place and can tell me what it is like and prices etc etc.....

2 work mates live there.. one rents a 3 bedroom, 80ish m2 place for 26000, The other a 2 bedroom for 25000. THere is a problem with the building. ONe upper side of the building can not get UBC installed. It is above the 14th floor and UBC cable does not have the booster power to get up there and the side has no direct sight to a SAT, so you are SOOL.

I find security at the place to be a pain. I wanted to leave my car there overnight and even with the owners permission I was refused by the building. The building really does not care about the individuals in the place.

  6. I have 2 Daikins.. both very quiet and well worth the cash. Especially for the bedroom. Dont want a loud compressor or a squeaky fan waking you up all night..

In the old house I had a Samsung which I bought and sold. Hated it. Loud! Not very powerful

I also had a mitsu which I liked and it worked very well but was very old. 10 years +. I am planning on a Mitzu for the main room downstairs since a Daiken to cover 50 sq meters would bankrupt me.

  7. Just moved into a great apartment in Sukhumvit Soi 24.....to find ourselves surrounded by building sites.

One particular site seems to work non-stop around the clock.

Are there any building restrictions concerning hours of work, and ways of legally enforcing this....or should I just give up - knowing that the landowner may be well connected and have friends in high places (wow, i feel so cynical after only a few months of being here!)...

    Any advice welcome...

I had a similar problem with yard dogs. Invested in double pain windows, insulation for the ceiling and new doors. Knocked out 50% of the noise. I presume with the new airport there will be some anti-sound companies cornering the market soon

  8. Well, I have done my duty and spent a certain amount of time searching the forum, to no avail...

    Does anyone know:

a ) Where I can buy an automatic garage door opener (and driveway gate opener, sliding gate) ?

b ) What type of garage door is best for use with one: solid up-and-over, or roll-up type ?

My garage door opening is 3m wide by 2.35m high.

I am in Ubon Ratchathani, so locally would obviously be better, but anywhere as a last resort...

    Thanks,

    Mike

I have seen driveway gate openers, outside of Homepro on the 1st floor ( near the outside air conditioners) Not sure of the price.

  9. I will be purchasing a condo in the new year, could any one please leave a number/website for a lawyer to deal with the paper work, please only leave names that you have delt with and reccomend as good service., also a idea of costs would be most appreciated, I will be buying at around 1mil baht.

    thanks

    for these services and price....

"The relevant quotation therefore would be THB 20,000. (+7% VAT) for the items mentioned in my earlier attachment under "property transfer": due diligence; review of proposed sales purchase agreement; hosting of signing of same; Land Department formalities on the closing date.

    I used....

  10. Anyone know of any residential property available in the Sukhumvit 62 area? If you do, please email me at [email protected]

I bought in that area and there are tonnes of places. From new townhouses on Sukuvit 101 soi 26, 43 and sukumvit 101/1 kensington plus places . ( range 2.9-6 million for a new townhouse) There are many others available on the side streets. Just have a drive up there an you will see the signs. Detached houses on about 34 wa sq land go for about 3.5 million.

If you could just provide a hint of detail on what you are looking for maybe someone may have an answer. "Want house" is just not enough.

Also What part of soi 62 do you want to be on the river side or the sukumvit side. Soi 62 on the riverside of the expressway is a pain to get to. Myust make a few U-turns to get over the expressway

  11. I need to install a new pump in our townhouse. Homepro recommends the 400hp one, my neighbor uses 250hp and my girlfriend's dad says 200hp is enough. I've been to my neighbor's house and the water pressure is adequate but not great. I was thinking about getting a 300hp one for good water pressure. The townhouse is three floors with 5 bathrooms. I think the guy at Homepro was over-estimating the pump. Does anyone have a good idea of how to calculate what size of pump to use? Will using too big of a pump cause more stress on the pipes causing them to weaken and break?

Another thing, I need to run a new pipe from the pump to the household water distribution system which is in back of the townhouse. The current pipe is under the floor and I was told not to use it since it is most likely broke. I don't want to rip up the floor since it is a nice granite floor. The ceiling between the first and second floors has a small dropped ceiling where I can run the water pipe. It would be easier to fix the ceiling drywall than repair the granite floor. Does anyone see any issue with running the pipe in the ceiling? I assume that the water flow will be okay to come up to the ceiling and then back down to inlet near the floor.

3 floors would be about 200-250. You would want at least 17 psi pressure on the top floor or your hot water heater may shut on and off since there will not be enough pressure. The problem with higher pressure is that the pump will be coming on more often to maintain the pressure.

Dont see a problem with running the pipe between floors as long as it is connected well to the wall/ceiling.

  12. Anyone have any recommendations on the better AC brands for the usual split types? Mainly looking for most dependable/quiet units. Will put 5 in a 270 sm two story house. Wondered if Mitsubishi is better than Carrier, etc. or any to avoid. Don't need the fancy new ones with the special filters - just solid dependable units.

The house seems relatively cool whenever we inspect it (90% finished) - north facing. I also plan to put ceiling fans in all the rooms.

    Thanks

Both Mitzu and Carrier have different qualities. Both "A" and "B" I was very happy with my Mitzu in my last place. In our new house with put Daikin in. A bit more expensive than Mitzu or Carrier but worth it. Quiet, steady temperature and efficient

  13. It is quite easy really. Both parties show up at the local land office at an agreed upon time and wait in the cue. Once the officer looks at the papers and all the forms are filled out, taxes are paid. The taxes are about 5% and the contract should state who is responsible for paying them. When that is complete both parties go to the dept head and the deed is given to the seller and the cash is given to the buyer. Everything is now legal. If the buyer has mortgaged the house the bank will take the deed and another fee ( we paid 10000) will be paid to the land office to recognize the bank as the owner of the house.

The land office will verify that it is a legal sale (ie all owner(s) are present etc) A lawyer usually charges 15000ish to be present at the sale. I dont think it is necessary since it is a simple process. Once you have the deed there is nothing the owner can do to take it away from you.

But yes make sure a lawyer looks at it and your deposit is not too much. Usually we pay about 10-20K for it.
