Hi, i know a cheap and good work place, my wife ordered some uniforms and dress. the woman is smart and speak english, the name of the shop is Phuket Pintong Tailor Shop i think, you can find it on Vichitsongkram road on the right side of Darasamuth School near Central festival and on the way to go to Phuket town center

Hi, i booked a condo and will pay 20 % this month and 10 % next month because this is a project it will be transferred on april 2010 and registered at the land office in the same time and i plan to marry on this december. Do u think the condo gonna become Sin Somros? If i do a prenuptial agreement can i protect my condo in the case of a divorce? How to do it? Meet a lawyer and sign a contract with my future wife?

I live in Thailand for 6 years with a tourist visa, ok if i get the red stamp on my passport and the next time my tourist visa is refused, it’s mean i can re-enter in Thailand for 1 month or 15 days and then i have to leave the country how long I have to wait for my new applying visa is accepted ? What is the rule exactly? How long we can stay in Thailand with a tourist visa or how many tourist visa we can do? 6 months in Thailand and 6 months in another country is possible?

What gonna happen for a guy like me ? I don't work in Thailand, i'm not over 50 years old or married with a thai woman but i have 100.000 bahts to spend because i'm owner in Europe and rent apparments there. So i can't stay in thailand for long term? It's illegal? I'm a tourist !

I would like to purchase a house with a small land in Phuket with a lease contrat (30 years) with my thai gf. Can i sell the house on freehold during the leasing contract and get all the money of the sale? A property agency told me it's possible to do it if we notify i have this power at the beginning when i buy the house and register the leasing to the land office. If it's not possible what it will happen if me and my gf want to sell the house on freehold? She gonna get all the money? Is it secure for me to sell the house?

If you own the lease why would you think you are entitled to sell the freehold land?

You can own the house but it will be of diminishing and extremely limited value atop a slowly dying lease. There are additional options of usufruct and superficies discussed elseweher in this section but you will probably not find the certainty you want there either.

Why would you expect the land office to register a lease that gives the foreign lessee freehold ownership / right of disposal?

If your (Thai i assume?) girlfriend owns the land and house than she can sell it.

You can attempt to circumvent that as others do by making paper planes of contracts or corporate structures of greater or lesser complexity but to the extent that you have beneficial ownership and control of the land you will equally be in breach of the law should and investigation ever occur. Given you appear to be wishing to protect yourself in the event of things turning sour with your girlfriend this (at the very least) is entirely possible.
