  2. A note send to TAT:

    Dear TAT,

I have read in Thai Visa that you want to encourage the Expatriates in Thailand to make more use of what Thailand has to offer in terms of recreation and leisure. I have been in Thailand for 4 years as an expatriate and thoroughly enjoy your country. There are off course positive as well as negative experiences, the negative ones generally in the area of cheating.

On of the greatest cheats in Thailand , and this spoiled quite a large number of family holidays in Thailand is:

    DUAL PRICING

I think that most of the expats , and forgive me for my choice of words, are very “pissed off” about this.

We all know that once race always plays the mayor role in deciding if one goes in for free (wat prae keow) or has to pay. Famoust examplese are Rose gardens , Nong Nooch , ancient city, wher4e staff openly use the “you don’t look right” argument to charge 3 , 5, 10 and even more times the Thai rate (read the rate of someone whio is ethnically correct)

I belive strongly that if you want to improve on numbers of tourist, this should stop, and you are in the best position to appeal to the government to do something abvout it.

Imagine if we in the west would say, ah not Caucasian , well then pay 200 pounds to go into the londo0n Zoo, , pay for the British museum (it for free for all races).

My experience is that letters of this nature are never answered, and I can imagine that on the other , receiving side,  the delete button is pushe (with or without kriengjai smile) as soon as the second alinea is read. I hope that this will not be the case this time.

MESSAGE:  Hello, I need some advise

I am an internatiopal expatriate, with Thai wife, married for almost 25 years, two children. I have a company construction to owe the land on which my house is situated. My wife has her Thai ID an is registered on the house. I will retire in the near future. I have a couiple of millions bath on a Thai bank. I will have a significant pension besides having some savings both from outside Thailand. My country of origin , Holland , has a regulation that waves income tax on my pension for certain countries, to prevent double taxation. Thailand is one of these countries. I dont want to reveal, my thai banking situation (only the minimum required ), my land / company situation, and also not the income from abroad. This all with the objective to keep it apague, just incase certain type of officials feel that they could grab, and also not to pay tax in Thailand, or as little as possible, for als long as its significantly less then in my home country.

I got a bit confused reading through all your sites, what would you advise?

    thank you

    Marcus

  4. Well with me it will be the other way round. I dont like to show my income after retirement , but to show a healthy deposit in a Thai bank is not a problem. I have however accounts in Thailand on both my own and my wife's name. Would that be a problem?

On pension from abroad, do the thai levy income tax on this?

Some countries have regulations and treaties that prevent double taxation. But some countries like South Afrika do not levy income tax on foreign pensions, hence one can create a situation where no tax is paid at all. It is rumoured that a simil;ar situaion exist with thailand. Does anybody know?

Now, I am totally lost on retirement visa's, married to a Thai etc. So If I in the nearby future ritire to Thailand, being married for decades to a thai, having enough in the bank, what does it cost me?

    Cheers

    Marcus

  5. Well let there be no mistake,Thai man are among the biggest womanisers you can find. Many , many girls find themsleves in the gutter after being "picked" whils hubby, if he did not run yet and left her with 3 kids, is bussy gobbling mekong and chasing yet an other Mi-a-noi. Not to mentiion the Tea houses and the monk (the fornicating ones ) scams. Girls bte wise and dont play Russuian roulete with a gun that has all the chambers loaded.

    Cheers

P.s. The phenomenon of the THAI MUSHROOM HEAD is often under discussion in Pantip Chat English

  6. agree with Morgan, no way you can prevent her kicking you out in a small village. I mean you make problem, you fall down the stairs with or without help and all they will say is drunk farang even if someone pushed you... Thais never fight alone

(afterall they might get hurt) so if you get a fight you got the fight with the whole  familly=village.

You can protect your property, but NOT that you can live there. Secondly do you WANT to live in ISAN. All year drunken sods (oops familly) walking in and expecting you to buy their beer...

Thirdly, you can rent 30 and 30 years, but I donot think it prevents her selling it, but anyway its the wrong way to do it.

You cannot enforce the second 30 years...

Your best protection if you really like that girl is to get a few kiddies, as after that her first priority is kids, number 2 parents, number 3 herself and you last. At the present familly will be number one and its essential to boot them out of that position unless you like getting cleaned out by permanently lazy and drunken Thai males...

Having been married (hapily, but lost afew bobs to free loaders) I can say that you are a great observer. The nation forum has a topic on dual pricing that you may want to read and respond to

  7. The trick is not to pay tax anywher (they would just give it away anyhow, something you are better in). The problem is when your pension is build up with tax exempted payments, you home country got you by the balls (as a matter of speach). If you made these contributions partly whilst not beeing a tax payer they normally use a formulae to work out what you have to pay "at home". So why to wake up sleeping dogs? Just bring in your 800,000 B or so and that's it

  8. If its a zero zero zero (income, expenses, liabilities etc.) company tax return its extremely easy to make, and for the audittor , nothing to check. Never the less my accountant let me beliave that her fee is 2000 but the audittor stamp 15,000. I think that she may not be hounest , just greedy. It appears that if your annual statements are always the same you can just file the same one with an other year on it. That saves the accountants fee. Then if you find a friendly audittor who wants to make 5000 banht in 2 minutes , its all set for just a fraction of what they let you belive what it cost.

    Do I go wrong somewhere?

  9. A dishonest tenant stole my smartcard. UBC is forcing me into buying an entire new set, which I dont need. I only want to look at the free channels as the subscription at close to half what many Thai make per month (crazy isnt it?) is now just too much. Anybody who can tell where to get a cart to let the tuner work again? :o
  10. Its unbelievable that they keep persuing the low turn over high price, rather then what made Bill Gates the richest person on earth, high volumed moderate gains. Are Thai managers realy that stupid?

Is there anybody who can say something about the alternatives?

Can you still buy the copy cat smart cards in ma boon klong?

    Cheers

    M.

  11. I've got a query on real estate, and the paperwork that comes with it. When one has a house of which the land is posessed through a Thai registered company an annual accountants report with audittor chop is required. Now this being a company that does not do anything, a zeroa blance that fits on one page, you would expetct this to be inexpensive,. but in my case the accountant tells me that the audittor for the two minutes that it takes to look at the zeros and put the chop on charges 15,000 baht, which I find difficult to belive. Anybody who can advise?

    Cheers

    M.

  12. Gents, ladies, I need some advise.

For those of you who owe land (on which a house)in Thailand through a company construction, the thai shareholders, your 49% etc., you have to submit an accountants report checked and chopped by an audittor.

I had initially a reasonably good deal in respect to the costs involved, but there has been a rise which according to the accountant is becasue of the audittor.

The statement is extremely simple just zeros on one sheet , and I doubt that these 5 minutes work are so expensive.

Is there anybody who is in the same situation and willing to let me know what these fees are?

    Thank you

    Marcus

  13. Hi, yes I have, but UBS , or Samapan here in rayong rip you oss, extremely expensive, and you can't stop for a while unless you pay a hefty restart price. If you would have a smart cart problem as I had (stolen by a tenant) you are in deep shit as they want you to buya whole new set???

Also with two sets in one house you cant get a copy for the bedroom set, unless, through the nose.

Does anybody knwo how and where a samrt card can be copied for my 4 bedrooms with their own TV.

What would be the spec. if I want to buy a tuner in Europe to work on this system?

    Cheers

  14. George, "from 10,000 Baht per rai up to 100,000 Baht per rai.

" well I think that for upcountry prime locations you can adjust the lower value to 3000, but for as long as the economic crisis last. We have purchased a lot that was sold by the bank (Thai buy without having the money, then loose it to the bank) for about 3000 per talang wah. This is on a very prime area in the Rayong provence, a leading golf and country club. But it was sold for 15,000 per talng waht early 1997. So its advisable to have a good look around and , "AVOID THAI INTERMEDIATES" AS THEY ARE ALL ON THE COMMISSION BANDWAGON

    Cheers
