Wondering if anybody knows how I can obtain a land valuation on some property I have in Patong?

I guess the governor & vice governor don't communicate with each other that well as I have just read a report on a local news paper that;
Governor Nisit Jansomwong has confirmed that umbrellas are NOT allowed on Phuket beaches until further notice!

If Phuket thinks it has a problem have a look at this, it also says not to use vinegar;

I suppose you support whaling because some races like to eat it.
I'm sure the Chinese & Russians can find something else to entertain themselves with but if this type of mammal excites them perhaps they can take up diving and see them in the habitats where they belong (which is a far cry from a vinyl circular pool).

I just read with disgust on another news site that the Phuket Zoo is building a dolphin enclosure to house performing dolphins!
Might be a little late to stop the build but hopefully we can stop the Dolphins from reaching this place.
Please support the protest link below this needs to be stopped.

So whats going to happen when I arrive down to the beach with 5 sun lounges & 3 umbrellas to use for my 2 5yr old daughters, my wife my 93yr old mother & myself?
We like to spend all day on the beach but we like to lay out of the sand under an umbrella will we be deprived of this?
The beach chair/umbrella hire service had been a "unique" part of Phuket Beach life and getting drinks and fresh fruit brought to you was a treat it was also nice to get a massage on the odd occasion thats one of the many reasons we come to a place like this because it's different.
I understand some vendors took advantage of the situation and certainly something had to be done about it no argument about that but I do think the lounges/umbrellas need to be replaced in the high season in a more controlled way. The tourist obviously liked them judging by the scant availability of unoccupied sets during the high season .. we certainly did.
A lot of people here are also blaming the vendors being greedy etc but if you were given the opportunity to set up a business on the beach by the authorities would you not take up this opportunity? I bet some of you would.
No the people to blame for this is the greedy authorities who allowed it to happen in the first place not the locals they were just supplying a much wanted service under the guise of being permitted to do so.

You don't mention if you asked the beach chair rental person if you could use the space. I'm sure if you explained what you were doing they would have welcomed it.
My wife has provided space for the HHH for years, parasail events, surfing events, regattas you name it but these people ask first and it's usually not in high season.
Nai Harn does not operate all year round, most of the families only have 6 months of the year to make a living.
My wife and her relatives have been running a section of the chair rental business for 35 over years on Nai Harn they have a lease on the space that they paid for to the government & renew every 3 years, it's a business like any other they also pay tax it's a decent chunk I can attest to that.
They are limited to how many chairs they can put out.
They remove the rubbish themselves not only the rubbish produced by product they sell but also all the rubbish people bring that don't use her services or is washed up, the beach is raked in the morning & she even supplies ashtrays.
Countless people have been rescued by her & the staff & other vendors over the years risking there lives for others. Not all of them are bad.
Some of the people here who call them mafia have no idea of how it works on Nai Harn, ever noticed they don't allow jet ski's this is one beach that doesn't have mafia on it's beach. Only long standing local residents are entitled to the lease.
One exception to all this is the set up on the southern end of the beach on the rocks, this is operated by a "connected" person hence they can erect permanent structures unlike the umbrella stalls or temporary stalls the other vendors are limited to.
Oh and if anybody is wondering, I don't have anything to do with this business other than being married to somebody that does. I just felt a lot of people here are misinformed & perhaps a little ignorant.
The tourists created this monster not the Thai's they just accommodate the need & greed.
Having lived here for 28 years I more than most here are saddened by the current state of the island shit I once caught the odd lobster for dinner off Patong beach but I assure you not much of the money used to create this chaos & crap was Thai nor were the ideas…..

It's really well worth the wait I wasn't in a hurry it was replacing my old ranger.
3.2 motor has a lot of grunt I prefer more than less horsepower it's nice to have it around when you need it!

i have had my white 3.2 wildtrak for nearly 2 months now and it's certainly worth the wait we waited over 8 months.
The truck is awesome I have had previous rangers but this is a whole new ball game.

I have lived here for 24yrs, 20yrs in Patong moved away to Kathu.
I'm Australian I have only been involved in 1 incident with a Tuk Tuk driver 15yrs ago and that was because I didn't keep my mouth shut, I should have walked away lesson learnt... sometimes a hard thing to do but confrontation with a local entrepreneur will ultimately end in violence.
Not defending the tuk tuk drivers but can you imagine the <deleted> they have to deal with 24/7.
To be offended by a lurid comment to your tg from another guy in a place like Patong just cracks me up I mean please get a grip!
Patong is full of alcohol fuelled bravado and it effects every race & colour, I don't think Australians are being singled out to be assaulted but I do think they would be best to keep the trap shut and walk on bye go have another drink & enjoy what fantasy island has to offer.

I received my wild track 3.2lt auto 2 weeks ago booked it nearly a year ago when they were first launched.
Awesome truck but disappointed that it doesn't come with a GPS & roll top for the back.
I'm based in Phuket.

I have finally received my new ranger 4x4 4 door Wildtrack 3.2lt diesel 6 speed auto, had it 3 weeks now I'm based in Phuket, it was ordered after the BKK motor show back in 2011 for my wife (I gave her my Fortuner after the first time I drove the new Wild track wife not happy but.....).
It's such a nice truck I've had 2 ranger 4x4's over the last 10 yrs and this is an entirely new beast it's awesome massive torque heaps of grunt, really nice handling, the 18" wheels give it a comfortable ride it corners very flat, steering is precise, braking system is the best so far in the rangers i've owned although still no rear disc's, auto is a smooth change holds gear well and shifts down nicely when needed.
In sport mode with the traction control off it's a lot of fun!
Lot's of buttons n gadgets, would have thought they'd throw in a GPS that's a bummer.
No off road YET only some dirt soi's & a cleared rubber plantation but heading up to the property in the N.W next week I want to try the auto decent system so will give you a report.
So far in a nut shell this has got to be the best pick up currently on the market I love it!

What's the problem!!!
If these people who are losing money or can't pay off the key money in the aloted time had done a bit of basic math & research they wouldn't be in the situation they are in now regardless of the downturns.
Honestly I can't believe how naive some people can be when they come here to invest money, the risks have always been here, the rules have not really changed.....
Over the past 2 & something decades I have lived here we have suffered many drama's on the island, murders, tg plane crash, 80's stock market crash, dengue, malaria, aids epidemic, currency crash, sars, bird flue, terrorist threat after Bali bombing, tsunami, one to go plane crash, more murders, sky high fuel prices, airport strikes, local riots, box jellies, political instabilities, another crash in the world markets swine flue and so it goes on...
If it looks to go to be true...it's not!
....TIT...WAKE UP & SMELL THE CHILLI!

Thank you to the people that actually contributed some useful ideas.
NKM & Hans please agree to disagree! we all have opinions.
Some properties are easy to value I have brought and sold a number here in Thailand over the years without a hitch but this particular property is difficult to put a number on as not much to compare it with on sale.
I have a bank value on it but it seems very low which makes sense, the land office were higher than the bank but still does not give you the actual market value for a property of this type/location anyway now at least I have a start point so thanks again for the advice.
Side note:
I have lived here for over 30 years, married for 29yrs (still married), these 2 houses I brought 28 years ago it was one of the very early residential developments in Patong before Rat-uthit road existed even had sea & mountain views at one point….
Thailand real estate has been very good to me over the years & I have had no issue not being the 100% land owner, due diligence, a good Bangkok lawyer & accountant is essential to structure it in your favour it can be done in a secure manner just don't try and take the short cuts to save a dime as in the long run you will loose $dollars.
