The value is doubtful. First, it's usually expelled from the back end, not vomited, which has been theorized but never proven. Second, it's white, which means it's fairly recent. Ambergris floats. The action of the salt water and sunlight slowly turns it dark and changes the fecal smell to a rich "earthy" smell with oceanic undertones. My guess is this smells pretty sh^^ty.
Yes, many years ago ambergris was worth a fortune and still is if it's the right quality, but today most ambergris is synthesized. Its sale and possession in the USA has been forbidden since the early 1970's under the extinct species act.

I am sick of hearing this 2% death rate.
The statement “…according to data as of February 6, the death rate is still at “2 per cent” is absurd.
The real death rate on February 6 was 29.3%
Why do we see ~2% CDR (case death rate)? Here’s why:
They use total death / total number confirmed cases: Today’s #’s (2/6) = 565/28,344 = CDR = 1.99%
This would be ok looking at a past epidemic but NOT at one that is ongoing. Why? Because we have no idea as to how many of the remaining confirmed of 28,344 will die or recover.
Here is a somewhat more reasonable response:
Total deaths so for of 465 + total recovered so for of 1,363 (sum) population whose outcome has been determined. This population is 1928. Using this the CDR = death rate divided by population, so 565 divided by 1928. Therefore, today (February 6, the date of the article) the death rate is 29.3% Not 2%.
Note: As days go buy the number of total recovered increases compared to those who died therefore over the past 5 days the CDR rate has improved greatly.
Today the population of dead + recovered = 2402, number who have died = 638 therefore the current death rate (CDR) = 638/2402 = 26.6%, which is a significant improvement from yesterday.
The likely reason is availability of test kits to test those with lesser, or no symptoms.
Yet, the fact that there are those with little or no symptoms that are spreading disease (as has occurred to a shopkeeper and tour guide in Singapore (who never travelled to China) may mean that in a week or two there will be an uptick of secondary cases.
There is no comparing this to the seasonal flu, even though 10-20,000 deaths occur (in America) each year because the seasonal influenza death rate (CDR) is, on average seen as ~1 deaths per 10,000 cases.
At today’s rate (if said rate continues) for every 10,000 to become infected with the coronavirus we would see a death rate of 2,900 deaths per 10,000 cases. Huge difference.

And, pray tell...just how does one screen for an infection which often shows no symptoms for an average of one to 14 days, even though the carrier is infective even without symptoms? Or worse, as this article tells: Doctors warn China coronavirus carriers may show no symptoms of illness at all, while still transmitting and infecting others.
“Our target is we will be able to detect all carriers entering Thailand and we will apply necessary measures as the situation develops,” said Charnvirakul. “Of course, we expect more people to get sick but we are able to identify all of them.”
Idiotic statement. Incoming visitors cannot be tested, there is a shortage of testing supplies with a week turn-around for +/- results. Last Wednesday Wuhan hospitals ran out of those test kits. An Australian lab supposedly had a breakthrough which will lead to a fast antibody test kit but there is no expected supply in the near term.
Therefore, the only current way to test tourists would be to quarantine all for 14 days, and that, is NOT being done.
Bangkok is an asymptomatic carrier's viral heaven. The scenario puts new meaning into old words... as many here will fondly remember:

If it does not say N95 or N99 it offers about as much protection as a chain link fence being able to filter out mosquitoes.
Even N95 or N99, if NOT fit-tested are not very effective. If fit tested they are since it is not virus you are filtering, it is virus contained in a sneezed/coughed aerosol. However, as you imply...better than nothing.

Let us look at this objectively.
You. We know nothing of you except that you use the name Hansuman, possibly in reference to Hanuman an ancient ardent devotee of Lord Rama. Hanuman is “heroic, brave and steadfastly chaste & complete Celibate.” (Wikipedia) Beyond that we know nothing, rich, poor, educated, engineer or candlemaker—we simply don’t know.
Her. We know quite a lot. She is a prostitute. “…perhaps as many 1 million women work in Thailand’s sex industry and as many as 20 percent of all Thai women have worked as prostitutes at one time.” (search google to find quoted reference.)”
I will ignore “trafficked” girls, she is likely not one. She most likely came from a farm region and came into being a bargirl via an auntie. She likely went to uh, “work” (purportedly at some factory) with auntie, hopefully (but not likely) at age 18. She is likely a Buddhist and may be quite reverent, going to temple, etc. Her parents may, or may not know her occupation—it does not matter. What does is that she has done exactly what is expected of a Thai daughter—to support her family and she does just that.
Looking at 12 years x 6 days per week x 1 male, she has “experienced” certain things a minimum of 3,723 times. Even if she religiously used condoms, condoms have a failure rate at the absolute best of ~2%, therefore she has “not” had “safer” sex a minimum of 74 times. Further, condoms do little to prevent transmission of Herpes virus. Therefore, she has herpes, but may not have visible outbreaks.
Even without visible outbreaks, you (unless you are + already and there are two different strains) will become + for Herpes. It is likely that she has many of the 100+ strains of HPV and may have one or more of the cancer-causing strains, which will be transmitted to you, though you don’t have a cervix and aren’t as quite as much risk (though you can get penile cancer).
If she has engaged in oral sex it is likely that she has numerous strains of HPV orally and is at + risk of oropharyngeal cancer. Kiss her and you may become infected that way (LeWine, 2013).
She may have chlamydia, gonorrhea or in the worst-case HIV. Should the latter NOT be true, no problem, those former ones can be cured (probably). In the worst-case she is one of over 1,115,415 adults (Wikipedia, 2008) with HIV. If she found recently that she has HIV she may well be “hunting.” She may know that there is a very rough road ahead for her--for there is no cure for HIV (yet).
She is old. She is old if she is 30. You say, “we are both the same age in our 30’s.” Well, 30 is old for a Thai, especially old for a sex worker.” That is typical in many Asian countries. In the Philippines women over age 30 are not likely to be hired—they are considered “too old.”
Her life has been one of survival to support her family—an admirable feat in a land of poverty. However, to survive her mind had to learn to survive and that I feel, “bend a person’s mind.” This results in the old adage, “you can take the girl out of the bar, but never take the bar out of the girl.”
I have read here of successful bar-girl/foreigner relationships, so it is possible.
However, let’s go back to you. It is likely that you have a high school education and come from a Western country. Therefore, you are desirable.
Now I shall ask a question: There are millions of Thai women who are not promiscuous and have never worked in the sex trade. A great many of them (if you can connect) will desire you unless of course, you want to f*** them on day one. High-so families will demand sin sod, low-so maybe not much. No matter which way you look at it you are a desirable “catch,” especially for a bar-girl.
In short, go for it, though I suspect that over time it will not turn out well simply because her mind-set is one of survival and economics. And, by the way, now and historically speaking Thailand is largely about economics, it’s as simple fact.
Here is my suggestion. Leave Thailand and go to Cebu, Bohol, Oriental Negros or one of the other islands of the Philippines and find a good girl at whatever age you care to be compatible with.
I’m not Thailand bashing but it is easier to find a “good wife,” in the Phils than it is in Thailand. I’ve lived in Chiang mai and was engaged to a lovely and wonderful woman there. I tried bringing her to the US on a fiancée visa but the Thai government denied it. She had been married (monk wedding) and became pregnant quickly. The Thai husband did not like his now, “fat” wife and so abandoned her and the daughter. However, the ปู่ย่าตายาย (grandparents) had only one grand-daughter and forbade the son to agree to let the child leave—end of K1. (And no, 127,400 baht could not convince the son—who cared less but dared not defy the ปู่ย่าตายาย.
Some years later I read a book by Pamela Druckerman titled “Lust in Translation.” It is a book on infidelity around the planet. In short there are only three countries where women (of course there are exceptions) do not cheat. One is an African country and a husband routinely pours gasoline on a cheating wife. Another is Nepal, a bit out of the way. The third is the Phils. I have lived there and as said, there are exceptions but the culture is very Catholic. Divorce does not exist there legally (there are exceptions).
There are bar-girls in Cebu City so I suggest you look in the provinces. Look for a good church-going Catholic girl who wants to show you her family and there will be a LOT of family, (I did an ancestry on my family there, and found over 200 members from grandparents forward. (a mere 3 generations).
I found my wife there on Filipino-cupid and one needs to learn the tricks as most are there to pick up some load or cash—but she was not. It took connecting with her family and we chatted for months before visiting. No disease issue—she had never kissed a male before. I’m thinking of taking a contract job at the military base on Kwajalein Atoll. I have zero fear that she’d cheat on me for the six months I’ll be gone.
We went shopping the other day and she was thrilled to purchase a handbag at Walmart, it was marked down to $1. She is an asset, not a debit. This will not be the case with a Thai wife in your country.
I suggest that you consider both risks to yourself and your future. Then assess your worth in the eyes of an Asian woman. Then do as you will, as it is axiomatic that we all do what we think is best—but let the large brain think before the small brain does. At any rate I wish you, and her, the best.

A few points worth noting:
The heads remained on display for a while, after which the heads were distributed to other (several) temples. I doubt that there will be any smell of decay and all will be eaten, if not by the poor then by the monks.
Laobali is correct. As long as she did not kill, she violated no Buddhist tenet. Buddhism forbids killing, but historically Thai leaders were sometimes beaten to death while in a silk sack as changes in government occurred. Now it’s forbidden to beat someone to death, but when the person was put into a sack so that person could not be seen and beaten to death, then apparently that was ok. (Historical fact).
Buddhism is intimately interconnected with animism. It’s all around you. Look at the spirit houses. Often there are two, one large, one small. The large honors the spirit of the land who will protect the land. The small doesn’t honor, it appeases the spirit of the building so that it does not cause trouble.
Look at the trees covered in ribbons. Some will tell you Buddha sat there, but in reality it’s a tree spirit that is being honored.
Buddhism and animism and Hinduism are intricately connected. When you visit Doi Suthep, if you look real hard, the most fascinating item that I have seen there is almost hidden behind the gaudy gold statues but you will find it if you look hard. It’s a hand carved wooden Buddha statue with a number of cobra heads behind Buddha’s head. I’ll bet it’s at least a few hundred years and may be many hundreds of years old.
Bear with me..
The cobra heads tie in with the Hindu God Shesha who is the “thousand head snake.” Vishna is often found sitting on Shesha. How does this fit in with the OP? Well, Hindi beliefs are that Buddha is the 9th reincarnation of Vishna. So I believe that the particular most wonderful statue at Doi Suthep, in my eyes shows the interconnectedness of animism-Hindu-Buddhism. Now consider if Buddha is the 9th reincarnation of Vishna, then look at this statue of Vishna:

Here Vishna is shown as sporting a pig (boar’s) head. So I suspect that 300 boars (pigs) heads tie in with the interconnectedness of Buddhism and the Hindu God Vishna¸ especially since the heads were to be distributed as food to the monks.

Exactly, it is an animistic practice but my point of view is that it does have to do with Buddhism. I think it’s a neat example of the complexity of understanding Buddhism.

Since the haze is caused by burning woody materials you don't have quite the problem that, for instance, the Chinese do in cities. As such you don't need to worry too much about chemical pollutants such as nitrogen oxides or sulfer dioxide.
So what's left? The answer is "particles." Particles of greater than ten microns (about 1/30th the size of a human hair) enter the lungs and most simply leave in the next breath. Some get stuck but are washed out by mucus into the esophagus and from there most are expelled in feces.
The problem is particles called “2.5” which are particles around 2.5 microns. These are so small in diameter that unlike the 10 mirons + particles that get expelled, these enter the alveoli of the lungs, the tiniest air sacks where oxygen/carbon dioxide exchange occurs. This deep in the lungs the effective mucus clearing system does not operate very well so, they tend to get stuck. Worse, some will actually enter the circulatory (blood) system.
So the answer is clear: Wear a respirator designed to remove particles that are around the 2.5 micron size. Surgical masks remove almost none of these. 3M dust masks remove almost none of these. Homemade masks using fabric remove zero, it’s like trying to use a fish net to stop a mosquito.
You need a respirator known as an N95. N95 respirators remove 95% of all particles 0.5 microns or larger. See below for higher quality, but you don’t really need these:
N95 Filters at least 95% of airborne particles
N99 Filters at least 99% of airborne particles
N100 Filters at least 99.97% of airborne particles
A HEPA filter can remove as much as 99.97% of all airborne particulates with aerodynamic diameter of 0.3 micrometres or greater. You would need these if exposed to things like virus particles, overkill in your case.
You should be able to find a N95 in Thailand. Try to find one with an exhalation valve at it’s likely to be more comfortable. A box of 5 here cost about $20-30. Good luck.

I've used Asus, Gigabyte and ASRock over the past decade and have been happy with all. Currently I'm using ASRock z77 Extreme 4 in two homemade computers and just love them.
My recipe is simple. I've always bought from newegg and have used newegg customer reviews as well as other reviews. Find any mobo with a 4 star + rating there and you'll be happy with it.
Of course you need to look at what you want and what processor/ram works perfectly with the mobo that you choose. Newegg reviews are great for that. Video card may or may not be an issue. I made two identical computers in 2010 since I live in one place and work several days a week in another place and play Diablo 3 so I chose a high (er) end vid card (a GeForce GTX 480) now a bit dated but still it rocks for D3 which is essential for me.
Each time I started with the mobo that I wanted, choosing what seemed to be the "sweet spot" of mobo + processor. Then I chose the ram. Then the vid card. I've done this for over 15 years and have never had one die though they die through obsolesce.
I got married last year and my wife does not play games so I removed the GTX 480 and went with resident video. She doesn't see a difference and I've shaved about $4 each month off my electricity bill but of course, she could not play demanding video games.
If you are buying locally you can still use newegg ratings to put things together.-
I strongly recommend you buy a 128 MB or larger SSD drive, again choosing based upon ratings. Many are problematic but when you see 1200 4+ star ratings, you are likely to do well.
I have never found what I wanted in a off-the-shelf computer.

Chaing mai didn't seem so bad and I enjoyed driving and did so for hundreds of hours on my motorbike.
One needs to learn a few unique things such as which sidewalks became legal roads at certain times of day, and which one-way bridges flip predominantly in the reverse direction, again, depending upon the time of day.
One must realize also to watch for such things that are easily overlooked such as a 36' ladder the front being held by a second rider on the first motorbike, and the rear being held by the second rider on the motorbike following the first and about 25' behind it.
One special skill is needed to survive and that is the ability, which is not too hard to acquire, to tell who is drunk, and to make sure that you either give way, or get out of their way. This applies also to those poor souls that have no status off their bikes, but become, within their minds, ruler of their country (which includes their motorbike and the immediate road surrounding them. Being rulers of sort one must of necessity give way, or get out of their way, or pay the consequences.

Now THIS is a travesty. From all the evidence that I have seen, these police were not out to murder this guy, but they acted illegally with the choke-hold that caused Eric Garner's death. . Some sort of charges should have been filed. The Grand Jury in Ferguson acted properly, but this one seems suspicious.

I went thru all the whole story 14 years ago.
1. normal intercourse, with breaks of two to four days between, with no other ejaculations, also has to be timed to her fertility days because otherwise, nothing will happen. This is difficult because her prime fertile days are few, three is a good number, so that means one shot in those days. At your age, you have to have a good recharge period, no escaping that. So route #1 can take years.
2. Medical fertilizing, several methods, provides much more likely faster results, but is definitely not sure fire. Any way she likely will have to take a dozen injections over same number of days to increase her egg output and strength. You can follow all the other advice listed here, such as cooler pants and stress control and diet, but there is no set of magic bullets to work first time, every time. Sperm are mostly graded on motility, lively movement, and in many numbers, but that drops as you are finding with age regardless of what you do. Yours are very poor candidates so the number of procedures you two may need could be a dozen or even never work. Very difficult physically on her, expensive, and emotionally draining as hope is crushed every time there is a failure.
My medical system did not work first time and wife relented and separately decided not to try again.
3. Sorry, but 65 is too late. May have to face facts and sooner the better. You know the reasons beyond your sperm condition.

In my opinion, for whatever it's worth 65 is not too late for the male at all. Life expectancy into the late 80's is common. Your child may or may not be bothered by the age difference, but probably not if you're a good dad, and older men often make great dads.
The age of the women correlates with increased birth defects. There is a tiny bit of evidence that "old" (read 65+ sperm) impart a small increase in birth defects. Yet the defects are mostly minor and easily fixed such as cleft palate, and even here we are talking 1:200 at the most. It is a difficult subject to research as there are few studies that look at men 20+ years older than the female. Most look at older women with similar age to +10 age difference with the male. In my opinion if the two of you eat properly, exercise, don't smoke and drink reasonably then trying for a child with IV is both easy, practical, and safe, albeit somewhat expensive. In fact clinics love older men with 25-32 y/o women because of a high success rate. They struggle with many women aged 35+ who do not fare as well. Offhand, with you, I'd guess it will take 1-3 rounds of IV fertilization to succeed. That can be dropped to two but with a higher risk of twins/triplets, a risk that ought to be avoided unless the male is small. Big men and tiny women tend to be difficult for small wombs if there is more than a singleton.
As far as the "dozen injections," there is some truth to that especially if the woman is aged 32+. If less many clinics harvest immature eggs and mature them in vitro. This bypasses the chemical need to force the woman's ovaries to produce excess mature eggs. In this case little or no drugs are necessary. The science is truly amazing and is maturing fast. Quite a lot has changed in 14 years!
The real definer as to the health of the baby, and the success of the IV fertilization is solely due to the age of the mother. The mother is the QA/QC system. The older the women, the less efficient the QA/QC system is. And older man and a younger women bears essentially the risks that the woman bears if she had a partner the same age.
You may run into some cultural/societal criticism, *shrug* so what? And likely you'll run into less in Thailand than in the US. Indeed some will say things like " You know the reasons beyond your sperm condition." Now that sort of statement may make sense to some, but it does not to me.

Your test is garbage. There is no other way to put this.
Your say:
Sperm count 1 million/ml.
Immotile: 100 (assume this means %)
Such numbers are extremely unlikely—period. To be producing 1 million/ml, all without motility is well, literally impossible, unless you are the first in the world to have such a disorder.
To be “viable” you must have a count of 80 million, this assumes 4ml of ejaculate with 20 million/per ml.
Your results, even assuming that the 1 million/ml are more or less mobile, indicate that you are essentially infertile. You may screw one million women and will likely never produce one fertilized egg.
I see two issues:
First: Since such numbers are impossible, go to a fertility clinic that specializes in fertility and who perform, as a matter of routine, in vitro fertilization.
Why? Because most hospital labs simply do not know much about sperm analysis.
Most MTs (Medical Technologists) or CLSs (Clinical Laboratory Scientists) are trained to do sperm analysis. But very, very few can deal with anything that deviates from normal.
Yours appears to deviate from the norm.
Sperm is counted. Then motility is assessed which counts the % that are swimming straight and true and with good effort. It is normal to have a certain % of slackers. Then morphology is assessed. Some are kinked (not kinky) some have two heads. It is normal to have some bad ones.
But “if” even the 1 million/ml is true, you have zero chance of fertilizing a woman by regular insemination. But, consider the behavior of semen: It comes out thick and gelatinous, then within 20-30 minutes turns very watery. It is at this point the count is done. If it does not liquefy you have a liquefaction issue, this may be the problem here. If so, you have a prostate issue. What can be done for that? Well, best to see a competent urologist that specializes in fertility issues but the short answer is nothing. (Read that trying to do something might create more problems than it would solve).
Sadly I have seen on two occasions in America sperm analysis that returned once a “zero” count, and another time “zero motility.” Both were wrong due to liquefaction issues and when dealt with using techniques in the book listed below, both returned a non-viable (less than the viable count listed above) but both had hundreds of thousands of individually viable sperm that could be used for in vitro fertilization.
There is zero evidence based data (from peer reviewed journals) that any dietary supplements will help. There are tons of evidence that dietary supplements will help—all from those who sell such supplements.
There are medications that will bump up sperm production, but none that are likely to bump up even 1 mil to 20. If you had 5 or ten mil, that might be an option.
Did your urologist palpate your jewels? Varicoceles can affect sperm production greatly. They are essentially varicose veins within the testicles, if not see a competent urologist. Varicoceles are common and fixable.
Can you father a child? Of course. Even with a count of 10,000/ml there are plenty enough to pick a good swimmer to inject into one of your lady’s eggs. If you are serious about creating a baby, without major abnormalities such as dual varicoceles, in vitro is the only game for you.
You are in the right place. There are several major fertility centers in Thailand that are world class and cost is ~ 1/6 what it would cost in the US. Thaidrew lists one in a post.
Warning: Female fertility drops off a cliff around age 35 for a woman. If she is over 40, most centers (all that I know) will advise using a donor egg. None will tell you this until you are well into the process( read: well into having paid a lot of baht) This is the world-wide dirty secret of fertility medicine. All centers look at numbers. All will offer you the moon and then do all the tests and if she’s over 36 or 38 they will say something like: “We suggest that you use a donor egg.” When you say: “no, we’d like to try with her eggs,” you’ll likely get a “we don’t think we are a suitable clinic for you, goodbye.” I’m very, very serious about this. I’m in the medical arena and the games that fertility clinics play make me puke.
Bicycling can affect sperm production, but it is unlikely to affect it with the amount that you do, or to the extent that you are seeing. Smoking, drinking can affect it, but again, not to the extent here that matters.

One would think it would be mandatory reading for those who do sperm analysis, but it isn’t, and many if not most are totally incompetent.

Here’s a plan:
1) Find a reputable clinic that specializes in fertility like the one mentioned. Have them do a sperm analysis. If less than viable then go to 2)
2) Find a reputable urologist recommened by the clinic that you chose. See if there are fixable varicoceles or other fixable anomalies. Fix them if the doc says it is likely to bring the count up to the 80 mil. If so: light the candles and pour the wine. If not:
3. Do in vitro fertilization. Trust me, you have plenty of viable swimmers to do the job using this route.

I've spent time in Chiang Mai. The winters were like gorgeous San Diego weather. I hear the summers get quite warm and air quality is bad...
Chiang mai is lovely Nov/Dec/January, then in early February the locals nearby and for literally millions of square miles surrounding and North of CM systematically burn the area to clear it and to stimulate bamboo shoots, mushrooms and the like. So Feb/March (at least) air quality becomes very dangerous. My take from having lived there is to leave for the distant south or someplace where burning does not take place for Feb/March/April. From May to October I don't know since I've not been there those months.

Thailand Post is recommended for body parts. They never X-ray them and are much cheaper than DHL.
Maybe but Thailand Post would become confused and then assume that they were of great value and promptly steal them. (Just my opinion based on my attempts to send anything via Post where a Pediatric Stethoscope which was irreparably broken was stolen, it was to be a gift to a child who loved to play doctor, but who never got to play with it since it never arrived).

OP needs to post a bit more info. Does the fella want to relocate to Thailand, or bring her home. Is a wife with a child ok or not? These are important questions.
As for the request for rules, there's Rule #1:
You can take the girl out of the bar, but you can never take the bar out of the girl.
Other rules in no particular order:
If she's young, unmarried, has a college degree then expect to pay sin sot. If the fella doesn't buy into the sin sot frame of mind go to the Philippines. Seriously, one must really understand the social structure, especially vis a vis money and generosity.
Speaking of money, the Thai culture is all about status, always has been (historically) always will be. Which brings me to second MrFarouk's post "go to the Philippines." (Back a page). Adding that there one too must understand the culture to a great degree.
Find someone who speaks fairly good English already or who is working diligently to attain such a skill. You will never learn Thai. (Ok, there are exceptions but not many)
Find someone who has compatible interests and goals. If you are college educated you would be wise to expect the same, or at least someone who expresses an interest in such goals.
Move to Chiang mai and live there a year. Avoid Phuket and the tourist traps and I'll say avoid Bkk also.
Find someone whose mom and dad you like.

I used to raise goslings and had 3 geese. One was an Emden that weighed about 18lbs, two were female brown china geese weighing perhaps 12-14lbs. A Fisher cat took one of the Brown China geese, no noise, not much of a ruckus either and I most likely would have heard them. I tracked it (it was winter so there was snow) about 1/4 mile the goose being dragged with some blood, but not much. Then *poof* up a tree. The trail ended there. Consider that the largest Fisher cat weighs about 14lbs and a monitor can be much, much larger. The monitor might have just laid there, the goose goes to take a drink of water and *poof* head down the gullet. I'm not sure the monitor would try to eat it whole but could have dragged the dead goose under a log, to let it rot a bit before eating it. That's what Croc's do.

You have the upper hand. Why? Because you are a reliable tenant who pays his bills. This is the only thing a landlord wants, and good tenants are not really all that common. The new owner knows this.
But consider this: I own income property (apartments) and have a fairly loose rule that I call the 7 year rule. Simply said apartments generally get pretty shopworn by the seventh year. Thus I anticipate a fair amount of renovation. If you've been there 8 years, most likely your place has become a bit shop-worn too. This could be a bargaining chip.
You have some time. Search for a replacement property. You may find one that you like better. Consider the fair market value. If you've been there a long time without an increase, one is likely due. Consider those years of below market rent payments a gift. It may feel like a slap in the face but it simply may be normal and fail business.
If you find one as good, at a better deal, use it to dicker. This time demand a good contract.
Back in 1982 I purchased a triplex. I had a renter family who was happy with the rent they paid and I too was happy. In the early '80s inflation hit seriously (we're talking 15%+ a year) and several years had gone by with no increases. I thought, well, my mortgage was fixed so why increase it? But then taxes rose and water prices rose (landlords pay water bills generally in the US). So I changed the rent from $180 to $235. The couple was livid, absolutely livid and made it vociferously apparent. I thought about it and considered that the going rate on that unit was now about $300, so I informed them that I had changed my mind and that the new rent was to be $300. They moved, and within a few weeks I had new tenants happy to pay $300. I learned a lesson from that and realized that I had done a dis-service to that tenant. I should have raised the rent each year to appropriate market value, probably by $30 increments. Had I done this the tenant might have asked his boss for a raise and it wouldn't have come as a shock. I, in fact, was giving the tenant a gift, but the tenant was unaware of this. From then on, I raise rents to be about 10% below market value for established tenants and to market value for new tenants. If a tenant is a superb one, on occasion I gift some hundred dollar bills and make it clear why I'm doing so. I'd say that my landlord/tenant relationship is pretty good.
The moral of this story is: If you've been renting below market value, realize it was a mis-guided gift. Then reset your mind to fair market value and use your prior landlord as a reference and go dicker and either move or use another offer to dicker with the new landlord.
