    I have known this guy for 40+ years. He had major surgery in the USA and traveled here for business before he should have--he needed more recuperation time. And he was still under medication. So the Thai police are correct in their final assessment that there was no foul play. Let the family be and stop your mindless conjectures.

  2. If there is no title deed attached to this land, then it is most likely Tor Bor 5, which is for agricultural use only. The only documentation on these types of titles is a tax receipt for the annual land tax. You can not get a building permit, electric meter or a house book for a building on this land. The government has been a lot stricter of late enforcing these laws--but as you probably know it is not consistent. Given that all your neighbors are family, you probably won't have to worry about any complaints if you start building. But be aware, that any building on that property can technically be torn down for being illegal--so that may determine the amount you want to invest.

  3. You need to make the 30 year lease on the land, just having the house alone is not sufficient--if your wife died or she sold the land it would pass into other hands. You can have the house registered in your name and make a 30 year lease on the land and you will have access to the house for the entire 30 years. You can make a will on the house to give to your wife if you pre-decease her. Or you can make a 30 year leas on the land and house together.

  4. I have been a Permanent Resident for 6 years. You must be able to read and speak Thai --besides all the documentation you must take a written test in Thai which asks questions like the colors of the flag and the King's birthday. Then you must tell your life story and introduce your family--all in Thai--which is videotaped. There are no guarantees--why would there be? Once you are in the Permanent Resident section only Thai is spoken, so you better be able to converse on a general level. In addition to the requirements listed in the official documentation--which is on various legal websites--they have a point system to give you points for your financial status, education levels, if you are a business owner--the size of your business and number of staff you employ, any recommendations or sponsorship by politicians/important people, any charity or volunteer work you have done, or any other qualification that you have that they would consider beneficial to Thailand.

You have to follow all the official procedures for documentation and then take a written test in Thai with simple questions like what are the colors of the flag etc and then an oral presentation by you in Thai which is videotaped describing your life and introduce your family etc. There is a point system, and in addition to the minimal filing requirements you get points for your financial status, sponsorship by political or well known people, work with charities or volunteer work, if you have a business, how many Thai staff you employ etc etc. They will only speak Thai with you at that section of Immigration, so if you can't read and speak Thai well don't even bother. The vast majority of the people are rejected, and it is a good soruce of income for them.
