My wife has 30 rai of rice land. We grow khao homili (jasmine rice). We used to harvest two crops a year, but now, because of government restrictions which you should check out, only have one crop a year. We spend about 60K baht a year on expenses, and our crop can sell for anywhere between 100K to 140K depending on our yield and current rice prices. So, our profit is 40K to 80K a year.

As far as I'm concerned, it's not really worth the effort or investment, but if your wife is like mine, they feel very secure knowing they have rice land. Also, the land keeps increasing in value, so it's a good investment. We bought our land about 10 years ago for a total of 600K, and it is now worth 2M or more.

If you have any specific questions, don't hesitate to contact me directly.

Very similar profits from my thai wife in central Thailand.

Tip 1 : Be 100% sure your wife & yourself are in for the long run

Tip 2 : Invest in land near road & water supply

Tip 3 : Choose a non flooding area

    - 25 rai of rice land bought in 2010 : Price 1M 300K

    - Price of land if sold today : 3M 500k

    - We supervise only one crop a year : Small profit, about 50k

    - Estimated price (by government agent) of this land if sold after the next 10 years : 8M

Probably one of the best investment my wife ever made.

    - Some rogue IOs might refuse to process your 90-day Non Imm O - marriage Visa application, and will insist that you apply for it at a neighboring country;

    - Be aware that you need to apply for the 1-year extension of stay at the SAME IO where you filed the application for the 90-day Non Imm O marriage Visa.

That was my worry in the first place, why i started this thread.

Guess it's best to prepare a plan B for a run to Laos or elsewhere then.

(local IO being Nakhon Sawan, bit of a headache)

    Thanks for the warning

  3. Thanks for the tips everyone,

    In that case:

During my first 15 days exemption visa,

I guess i can process the  90 days non immigrant visa inside Thailand in any immigration office, is that right ?

( no need to get out of the country?)

Its the last piece of info i need,

(as all the marriage papers, residencie papers, and seasoned 400k in thai bank already sorted)

    Cheers

  4. Location : Central rural thailand, near Nakhon Sawan

    When : 2009

    Surface : 260 m2 ( 2 levels including rooftop )

    Price/m2 : 4800 bahts

Rooms : 3 AC bedrooms , 2 bathroom, large semi - exterior kitchen, living room, large front shop, All furnished

Total cost : 1,2 million bahts all amenities included & more

The team : Experienced local builders

Today 2020: The house is still as new, just been refreshed a bit with painting

As far as i know, the costs haven't change much here for the past 10 years.

While i designed the house, it was important that my wife & thai family negociated alone a normal "thai price" with the builder boss.

Obviously according to this thread, experiences may vary in the family trust department ????

    Note:

    - check the quality, price & bills of each material

    - Be on site during the construction

    - Do not hesitate to double the steel frames, get waterproof foundation, roof heat insulation if necessary

  5. My data for the last 10 years (i check the bills and profits every year)

Our family use 20 rais for common rice farming.

    - location is central thailand, near Nakhon Sawan

    - Average total planting and harvesting (done by professionals) cost : 50k bahts

    - Average total harvest sale price : 100k bahts

    - Net income per harvest = 50k bahts

    Note:

    - On a rainy year, we can make 2 harvests, only one during a dry year.

    - The rice land my wife bought 10 years ago is today worth 4 times the initial price

    Hope this helps

Only read same thread as you.You might able to try and PM some of those members if still around.

Sometimes keeping it simple works, that's why i suggested Euca.

Low maintenance, easy to sell, cut after 8-10 years then let regrow for the same.Bit of pocket money.

This, in your situation. Farmerjo is right.
Taking care here near Nakhon Sawan of about 3000 trees: teaks, mangoes, jackfruits, santols, coconuts, etc.. & eucas.

A few details about thai eucalyptus:

    - Very cheap saplings to buy, about 15 bahts each

    - Harvest every 6 years (here in central thailand), they regrow naturally

    - Very easy and fast too sell, the buyer do all the cutting/clearing job

    - Once they start to mature, their dead leaves prevent the growth of unwanted grass

    - After the first couple of years you'll never need to water them in the dry season

    - They can be planted in a tight density (2-3 meters apart)

    - Do they poison the soil eventually ? no idea

Not a big fan of these trees but in your case, i'd say they're very ok

  7. I'm a little sick of hearing the redshirts this and the redshirts that. This is democracy in motion. If a ruling party refuses to openly compromise then the outcome can be violent. People here are passionate about their country. I admire them for that. They are willing to give their life for what they believe in. You whiners that think your opinion matters are just adding to the problem. The Thai people have a leader they believe is illegitimate and they are acting as such.

Many years ago our countries did the same thing the Thai are doing now. GIVE THEM SOME SLACK!!! Your opinion as a farang means nothing but your trivial rhetoric may create discontent that isn't needed. We are bystanders. Pay some respect and allow the process to come to it's conclusion. It is coming soon. I believe we will have a better country that we are visiting than the one that exists now.

    Well said

  8. I have just read this thread and for the first time I am compelled to join this forum. Everybody is entitled to an opinion so I will give mine. It would appear that most people on this thread are based in the more affluent areas of Thailand and have never ventured further north than Don Muang Airport and if they have it has never been for any extended period.

Posters using phrases like 'minority rabble' just indicate their total ignorance of what is really happeninng in Thailand. How can 20,000,000 people be a minority. Yes 20,000,000, that is the amount of people living in the NE regions of Thailand. Add the North and they clearly have a majority. It has always been a non written policy of many previous thai Governments to keep these people poor and keep them this way so they go down to the 'smoke' and take jobs to help feed their families. Without these people BKK would shut in a few days. Posters should be aware if all migrants workers went home South of Ayuttyha would cease to function.

Sorry I slightly digressed there. This is a class war between the old elite and the new money. The old elite has paid the army to do there dirty work for centuries. When they dont like a government they call a General and we have them removed. The new money has enlisted the help of the poor to further their cause but there will be a price to pay when they finally take power. The poor have now been empowered and the genie is out of the bottle and he is not going back. Forget Thaksin, he is just the bus driver for this crusade and on his return he understands he will have to retain that support to keep power.

Living amongst these people I have realised Thaksin is just a figurehead who either personally, or with help from interested parties, has managed to raise enough funds to keep this protest thriving. These people want social reform and a bigger piece of the pie.

There can only be one outcome if you think logically. That outcome may come tomorrow or 1 year from now or 10 years from now, but be sure it will come. This is not just about fair elections it about winning back power that was unlawfully stole from them in a coup. Not only do they want elections, the leaders of this movement want removal of all the money families that run Thailand. You remove them and there is nobody to instigate another coup. The 'Amataya (elite) will do whatever it takes to keep a grip on this country, even throw grenades into their own supporters to cause one side to fight the other. They are looking for a reason, to justify to the watching world, a ruthless crackdown.

What is scaring the current elite is the finances flowing into this movment and where it might be coming from. That takky chappie has been on a jolly around the world for 3 years.... I dont think so. I believe he has been flying around garnering support to enable his return. Making promises to smaller nations of trade links and access to do business in Thailand in return for donations to his movement. Haven't the arabs been trying to get access to grow rice here but have been told you can only own 49%. Paints a nice picture for Thaksin, returns to power and then changes current legislation to allow the arabs 100% access to grow rice here. Oh where is all the rice grown.... yes red shirt country and they will get xxx more money per tonne. Game over..Tilt. Dont you just love this guy

The above is just a scenario of what might be happening but please take your blinkers off and forget your own insignificant life and see things from both sides. Thaksin is a poor man by Thailands elite standards and cannot afford to finance this movement alone. Somebody is helping him.

Yes my support leans towards the reds but I want a peaceful conclusion to all this and no more deaths. I have got 3 children born here in Isaan and if somebody does not remove these faceless people from power my kids may grow up with no prospects, no money and no future. I apologise to all living in Bkk and my feelings to all grieving relatives on both sides.

This fight for reform was won two years ago when that funeral pyrah( maybe mispelt) was lit.

Well said. My family and friends are also from the rural North and support the red shirts, but I can assure you there is not a terrorist among them.

    same same

  9. Told my absolutely loyal (to me - farang) red shirt employee already that Sunday the Thai world would look differently. He asked back "sure?" Hope I can be sure - Methi and the grenades coverage from Lumpini Park could do the work.

Methi - ? What difference is that going to make.

How about the Thai soldiers held by the red shirts on April the 11th who made similar confessions but against the other side. Both sides will deny anything said, both will claim its coerced information and untrue.

Coverage from Lumphini ? There is none. Some might be being manufactured now, but there was nothing released yesterday morning. Any real information would have been released directly, not sat around for days hidden away. Govt say from Lumphini area, Reds say likely from Government agents to create unrest and make more people anti-Red. Nothing is clear at all, the only thing that was clear was that the multicolor campaign was designed to incite violence and allow someone to get killed.

    Whats the score now ?

    Reds 19 dead

    Solidiers 5 dead

    Japan 1 dead

    Multicolors 1 dead.

Is that how some of you here look at it ?

Media coverage in THailand has been only of Soldiers and Multicolor deaths.

Reds and Japan has been ignored, not shown, censored, not allowed to be on TV, not talked about, kept quiet, mention it just a little bit but make it out that they killed by other Reds and MIB

Free and fair press in Thailand ? The media and the government of Thailand are showing themselves up very very badly in the eyes of the world.

    Good Post

Some posters here need a Reality Check

  10. We as foreingers have no right to join in any protest against any goverment, elected or not. We have the right to debate or discuss what's going on but in no way have we any right to join in, we are not Thai and have no right to a vote here.

I, for one, enjoy living here (away from all the shit going on in Bangkok) and enjoy many a discussion with friends, Thai, about what is happening in "their" country.

We should keep our opinions to boards such as these and keep off the streets.

If you're that fanatical about the politics of the country that you're a guest in (and want to stand up and be heard) then go for it an don't start bitching and moanining when you take a round for it.

Maybe for some folks, their wife comes first, before anything else.

And they stand by their side no matter what.

For some others, making fascist comments ( not directed at you draggons ) and hanging out with bargirls will be the highlight of their sorry life.

  11. The reds have been demonstrating peacefully for a few weeks now (as were the Tianamen demonstrators) with no serious violence. The reds didn't posses "lethal force". The army did and used them. The army was instructed to attack Thai citizens acting peacefully. It is a disgrace and unacceptable in even a third world country.

    Agree completely.

It's just sad. This government of criminals and it's puppet masters needs to go.

Yup, simple elections would have been the democratic peaceful solution. We all knew it.

Abhisit, Prem and their despot bullies are just monsters.

  12. Everyone out there who says Thailand's poor and rural farmers are:

    - too dumb to participate in Thai governemen

    - too gullible and easily influenced by cash handouts

    - too uneducated to handle free speech, free press, their own website forums

Suggestion: Move to China If that's what it takes to make a stable, economically viable success story, I want no part of it.

    Go Reds!

    Well said

    Or move to Burma

    Good luck Reds

  13. Any foreigner associating himself with the red shirted clowns should at the very least have his very simple head read and at the other end of the spectrum be put against a wall facing 10 automatic rifles.

What a bunch of "chok wow" :)

Any foreigner not supporting the red shirts basic demands should be sent on a 10 years visa to Burma.

    Here's your post corrected Kakatoes

  14. Isn't this what Americans always do? Get involved where not needed.

I remember some places like Korea, Vietnam, Afghanistan (2x), Iraq, covert in South America.

It's in their genes, they can't seem to help it.

you forgot WWI and WWII. the bastards. the world would be so much better with france as a suburb of nazi germany, no? :)

yeah and the US woould be much better as a suburb of england if it was not for the french help DONKEY!!

    hehe Touche

  15. It is martial law. It is temporary. If this media is used to incite violent insurgency and promote a violent rebellion, it bloody well SHOULD be shut down. The speech from the red leaders became illegal speech. Not all speech is legal, even in the west.

In the west dude, dictatorship is frowned upon, so you might want to check again your references.

The reds want their voting rights.

The actual dictature wants to shut them up.

Well done reds, the people of Thailand can speak again.

  16. Probably the type of guys who do everything their wife says cos its all in her name!!!!

Spot on!!!!! Its certainly is not for us to get involved in this way..To me it just shows how ignorant this guy is! What you sow you reap as they say....

This guy stand with his wife against a military dictature, which directly impact their everyday life.

You cowards not only side with despotism, but probably would hide behind a tree should your lady be assaulted.

  17. It's about time! Totally justified for all the world to see.

A message to the good people of Thailand.

I can tell you with confidence the vast majority of foreigners support your honorable PM Abhisit in his valiant effort to fight anarchic red shirt's illegal attempt at revolution and the rule of a violent mob. Good luck to and best hopes for a PEACEFUL resolution.

so now u have taken up speaking for the vast majority of farang - well sunshine count me out of your vast majority - would u like to qoute what percentage u claim is the vast majority --- sounds like another yellow shirt supporter - illegal - what part is illegial - the illegal government in place or the reds who just claim equal justice and recognition -

    Count me out too.

    Count me out as well
