Until 10 years ago I always rented then a new start in Hua Hin made it more effective cost wise to own. I had different needs due to work so a city car and a pick up are needed. Tried every pickup on the market except the Ranger. Settled on 2 vigos as they were the only ones that did not drive like a pickup with a nice carpet so fine for clients. Runarounds. Mazda 2/3 or the new one. Top range Jazz but you do look like you are off to do the shopping ! Ford Focus is nice but not for the money. The old Nissan Sunny TOTR was very nice but I do not think they make them any more. .

How do you travel then ? Last time I took a tuk-tuk in Phuket after dark was 20 years ago. 400 Bt from Kata to Patong and no negotiation attempt accepted. Thumbed it back on my own to stop at a couple of places that looked interesting. Got pick pocketed and everyone told me I deserved it for being " Cheap Charlie " 2.5k for 2 beers and a motorbike ride 3 up in the pissing rain. Bit steeper than a tuk tuk but all part of the experience. Probably got my money back from telling the story to the Tuk Tuk drivers at the Kata rank buying me beers whilst they tried to figure out if I was done by the 2 lads on a motorbike offering me a lift to the boxing or the ladyboy that dragged me out of the rain to shelter and started showing me his new top nuts whilst we tried to hail a lift. All part of the experience. LOL

Use a management company that will stop this kind of thing. Essential if you are not here yourself Include a maid once or twice a week who can report. Slip security a couple of quid to keep an eye and report. Most importantly " KEEP A DEPOSIT " and ID which is law anyway. Include cleaning fees and loss of revenue in your T&C'S.

20 per person maybe, And only sell through authorized channels with approval stamps for quality and weight. Maybe we should start an academy where people can learn all about growing a weed and run workshops where they learn how to test the product for quality and level of stonedness using their official bongs. Lets see how long it takes before " Official " shops spring up selling dried lettuce and cabbage to spaced out tourists. Happy hour special " 2 spliffs and a short time 1000 Bt ! " Any takers ?

Retired and got 800k in the bank to support yourself and get you home if it goes tits up ? Visa granted. Health/accident Insurance up to you but stupid not to have IMO
0ver 50 and either don't have, or don't want 800k in the bank etc ? Must have proper health/accident insurance for Thailand so Thailand does not have to pay all your bills.
Personally I would rather my paid up taxes went to better causes than patching up and sending home yet another pisshead after his 10th motorbike crash.
That said. All this exposure will turn everyone you meet into an insurance agent with the best deals to offer. Wait and shop around.

Let " Adamski " and the " Scottster " spend 2 weeks in the cave with no food, water, communication with the outside world. That should give them a start in understanding what these people have been through. And I do mean " a start " Many people affected by this in many ways.

Would be interested to know what percentage of that Air BnB will use to "support the city". Of course any "above board" tour operators selling on here will still be paying tax as normal, so in effect one chunk to Air BnB and the normal to local govt. Unless they (the operators) raise their prices by 20 % , local govt have in effect lost 20% of their taxable base.
Of course the owners/operators set the price to cover any agents fees they have to pay. They would be stupid if they did not. If the agent is in Thailand they pay taxes in Thailand. If the agent is in another country they pay taxes in that country.
Companies like Airbnb, Booking.com, Expedia, Tripadvisor etc. Are simply agents that offer multiple choices to suit all kinks of traveller. If property owners feel that they are losing business then they need to took at their product and the requirements of the client base in order to adapt their product and their marketing in order to compete.
My days of carrying a ruck sack, sweating, clutching an out of date Lonely Planet looking for a bargain as " Part of the adventure " are long gone. I want my accommodation sorted and paid for in advance. Maybe I will just book a few days for arrival and have a look around then book another couple of days for the way back. Sites like Airbnb and many others give you a wide choice and genuine reviews from real guests. That is a big deciding factor for me as to where to stay.

Well Airbnb seem to be getting all the flak which is gradually turning into free advertising for them.
What about the hundreds of other agents and private advertisers that do the same thing ?
Anyway where are these tenants finding condos for rent ? Google ? ( Does anyone go past the first page ? I rarely do )

Some suggestions. Make something trendy/ fashionable and people will follow. Make it "cool" to be environmentally conscious by using pop stars, film stars etc. Give out the first eco friendly bag for free and make it easy to carry and fashionable. Turn up at your 7/11 without one and you can buy a new one for 49Thb and instead of giving stamps to collect and cash in against products based on how much you spend.... Give out the stamps for every time you use the bag. Give out things like something small and upwards based on how may times you use the bag and collect stamps. I don' know??? 50 stamps a new bag saying "I recycle...Do you ?" With a picture of someone or something trendy on it. Have a catchy slogan endorsed by some current icon and an upgrade system so they get a better bag the more times that use. The old bags can drop in a bin to be recycled . Make it so everyone wants to get the 5 star platinum rating and a t-shirt ( Made from environment friendly materials).

fforest1. I hope you are taking the Micky ? Motorbike ? Under the seat. Bicycle ? In a saddle bag. If on foot you are carrying bags anyway. Bike or motorbike the same. Plastic or reusable environment friendly ? Difference ? Fairly obvious .

"I think the problem is that people have not yet read the 2016 amendment to the Hotel Act which now covers all buildings from 1 room to the biggest buildings.
All daily rentals are illegal without a licence. The less than 5 rooms does not apply any more."Any chance of a copy of the official document from the Thai government stating this and that the law has changed and that no longer the max 4 units and 20 people ruling is valid.
So you can not rent out your 3 bedroom house to 6 people for 29 days or less for 10k total total even if you pay income tax through your company or personally as advised by your accountant and all of your neighbors are happy as long as you keep the street tidy and the noise levels down after bedtime and before breakfast and invite them round for a BBQ with a few glasses of fruit punch.
Also would it be legal if I let my friends use my condo for 6 weeks to party their backsides off and charged them a bit of rent to cover the bills ? Again declaring the income and outgoings through my accountant in both cases ?

It is called "Happy slapping" and started in the UK many years ago. I got "happy slapped" one afternoon sitting outside a bar which the lads on motorbikes and my drinking buddies found highly amusing. I would imagine they get more points for who they slap and where they are.

Lots of talk on this subject and many sources of information that have suffered from Chinese whispers via partially, or completely, misinformed sources. Those people tenting out properties either long or short term should be properly vetting the renters for suitability for any given property and house them accordingly with respect for the other owners. I have no input on this information. I found it on the web.
Quick disclaimer before I get into this: do not treat this as legal advice, this is a simple explanation of the various laws that you need to be aware of if you are looking to rent out a property short term or through AirBnB in Thailand. AirBnB and the law in Thailand have some conflicts but like all new industries, the legal framework isn’t setup to deal with it.
You are looking to rent out your property on AirBnB in Thailand? You want to make some extra money during your time when you are not in the area, you might be working abroad or taking an extended trip back to Europe / US or wherever. It is important to know how AirBnB and the law in Thailand work so that you can stay on the right side of things. Sites like AirBnB have brought short term rentals into the popular domain. More and more people are choosing to stay in short term rentals but what does the law say?
The Hotel Act
There is often confusion as to whether the hotel act applies to short term rentals. A lot of people see short term rentals as illegally operated hotels which need to go through the same regulations as a normal hotel. There is wording in the hotel act in Thailand that it only applies if you have 4 or more units in the same building. This means that if you are running your own unit on AirBnB or similar sites when you are out of town and not running multiple units then you do not need to worry about the regulation that is covered by the hotel act. You are not 4 units, therefore you are not covered by the act. That is the end of it.
Sometimes a juristic office will put up signs saying that the condo isn’t a hotel and that short term rental guests shouldn’t be there and it is not allowed. They are technically wrong if they are quoting the hotel act as a reason for justifying this. There are ways that a juristic office can justify their signs which try and frighten potential guests but using the hotel act if you are not operating more than 4 units in the building is not one of them.
The Condo Act
When you buy a condominium in Thailand, you are often given a fancy looking box which has everything to do with the condo in it. It will usually contain the keys for the room, mailbox, doors, windows and everywhere. Cards for access to the building and car park, perhaps a stamp for visitors you know who use the car park and some books. One of these books is a book of ownership and the other tends to be the condominium rules. These tend to focus on what happens if you make damage to the building or what to do in various scenarios. It is a way for the condominium to run peacefully and for all residents to get along.
The book is mainly written purely in Thai so if you do want to read it, then it is worth investing in a proper translation so you can see exactly what is written. If there is no mention of short term rentals in these rules then short term rentals have not been outlawed in the building. It is pretty much as simple as that. For new rules to be added, a general meeting needs to be called and a new rule needs to be proposed. If a rule is proposed then there is a vote from the remaining owners within the building. If the vote gets more than a 50% majority then it becomes a rule.
The Condo Act pretty much states that if something becomes a rule in the condo, it is covered by the law. Therefore condo rules are laws. If a condo majority of owners does decide that they do not want short term rentals in their building and it is voted that way then it would be illegal to run short term rentals in that building. If no such thing has happened, then the rule does not exist. If you are considering a property on the second hand market to run as a short term rental investment, ask for a copy of the condo rules. If you do your research, you have nothing to fear.
Is Your House or Condo in Thailand An Illegal Hotel?

Recently local authorities have promised to “crack-down” on illegal hotels. If you are a homeowner in Thailand you may think this is not a concern of yours. However, if you are renting your house or condo out – or if you are using a company to own it and are staying it yourself – this does indeed concern you. Local authorities are empowered under two laws to regulate and tax you in such cases: 1) the Hotel Act; and 2) the House and Land Tax Act.
Hotel Act
The Hotel Act (2008) requires any place that provides accommodation for less than a period of one month in exchange for payment is defined as a “Hotel”, regulated by the Hotel Act, and requires a hotel license.
There is a limited exception to this if:
1) the said place has less than five rooms; and
2) cannot accommodate over twenty guests at a time; and
3) the income being earned for such is merely “additional income”,
a license is not required. However, even in that case the owner must report to such accommodation activity to the relevant local authorities.
Anyone who operates Hotel without a license is liable for:
a) a fine of up to THB 20,000; plus
b) a fine of up to THB 10,000 per day of such illicit operation; and
c) imprisonment for up to one year (in the case of a company the person subject to such imprisonment would be director).
Conclusion – AirBnB and the law in Thailand
Rules in Thailand are pretty fluid and open to interpretation. If you are considering running a short term rental in the country then it is worth keeping an eye on the news and also what is happening in the country. Things can change quickly but if you look at the laws which affect short term rentals, then renting out an individual condo for a period of time shouldn’t be a problem. If you have 4 or more in the same building then you will start to have some headaches, just like if your building has voted to outlaw it.-
