    You'll need to supply a Thai witness when the immigration officers come to visit you at home.

     

    As per usual T.I.T so your mileage may vary depending upon which immigration office you have to use.

  3. Will be needing to extend my visa which is based on marriage to a Thai national and have a few questions.

     

    My current 90 day visa is set to expire on June 9th - my 400k will have been in the Thai account 60 days from May 25th, so will applying on that date leave enough time to process the extension before the visa expires?

     

    Does the marriage registration document need to be updated or is the original document what they are looking for? An affidavit stating that we are still married is also needed?

     

    Address upon entry on the TM 6 stated my mother in law's address - but we never stayed there - went straight to ASQ then moved to condo same day of leaving ASQ . Landlord of condo did the TM30. Any other forms necessary for to show this or immigration will see the TM30 in their system?

     

    Are they asking for covid insurance?

     

    Anything else besides the application, copies of my passport, wife's Thai ID, bank statement showing 400k going back 2 months w passbook update. Map and photos in residence?

  4. Hello, I will be doing my first extension of non o visa based on marriage early next month but I'm still a little

    unclear on all the docs that will be requested by immigration.

    I will provide support (400k in account over 2 months) evidence with my Thai bank account, what exactly do I request of the bank? A letter or a statement going back x months? This must be dated for the same date I apply at immigration?

    In regards to my wife's house registration, she is on the house registration of he family's house in Don Mueang, however we live together in

    a condo in Sukhumvit.....do we take photos at the house in Don Mueang or Sukhumvit? Must we also show our rental agreement for the condo?

    Marriage cert

    passport photos for my wife also? Ok to apply anytime after 60 days of entry?

    If I'm missing anything please kindly fill in the blanks....Thank you!

    We are a married thai/farang couple that primarily work as contractors abroad, because of our

    occupation we are always able to work/travel together, our salaries always being wired to our respective bang accounts in

    Thailand. Occasionally we do contracts in Thailand, but make more abroad. We are now wanting to get a home loan for a condo in bkk and would like to hear experiences from any other self employed thai or foreigners.

    Has anybody been in a similar situation? Is there a bank that is easier than others for self employed/contractor people?

    We can show all necessary docs etc, income statements, contracts, sizable down payment, statements showing very good income for prior 6 months, and future contracts as well, but we are aware that to the bank we may look riskier than an office worker making 15k/month.

    Any helpful feedback is appreciated as we have our eye on a property and would like to apply to the right bank instead wasting

    alot of time with banks that are not self-employed friendly.

  6. Hello, I will be applying for a 90 day single entry non-o based on marriage to a Thai national in a few months. Just a little confused with how to deal with my travel plans after receiving the visa. 

     

    Will apply for the visa the last week in October at the consulate in the Maldives, where I am currently working with my wife. I will return to Thailand on November 7th, activating the non-o visa. However I must leave again on Nov 13th.  Is it possible to get a re-entry permit allowing me to keep the visa valid so I can re-enter on it when I return again on Dec 13th?

     

    Also, when we would the best time to apply for the 1 year extension? I have heard during the last month, correct?

  7. I signed a 6 month contract back in June to start employment August 1st at an upscale hotel in BKK. After signing the contract, the HR at the hotel never requested documents from me to start visa/work permit applications. 6 weeks passed and by mid july and they still never asked. I assumed they didnt want to do it as it was never mentioned in the contract.

    This didnt concern me that much at the time as I was returning to the US in July and could obtain a 1 year Non-O there. I obtained a 1 year non-o visa based on condo ownership from the embassy in Portland in late July (to my knowledge, Portland is the only place that offers a one year non-o based on condo ownership).

    I started the job August 1st assuming the HR knew full well I did not have a work permit since they never even asked to see my passport and apply for one.

    3 months go by and now out of the clear blue sky they are asking if I have a work permit, I try to explain to them that even if I did have one in the past it would have been cancelled by now as each employer must make a new application. So now, half-way through my contract they want to do the work permit.

    My questions: Can they apply for it using my current non-o visa? (guessing no)

    If I must do a non-b can it be converted from my non-o or must I leave and get a new one?

    If I have to do a new non-b....that automatically cancels my non-o correct?

    I would have preferred that would have gone the legal route, but now since somebody at the hotel didnt do their job I am faced with having to get a visa that will be canceled Feb 1st when my job ends, instead of having the 1 year non-o, giving me 15 months until oct 2014.

    Is there any way to fix this where both parties would be satisfied?

  8. I will be leaving hospital tommorow after a 4 day stay. I know they will be wanting to give me meds for my recovery.

    My question is this: must I buy the meds from the hospital (which are always more expensive), or is it possible to have them give me a prescription which I can fill at a pharmacy outside at a considerable discount.

    Not sure what the meds may be...most likely just a powerful antibiotic.

    For your information, it appears that even when one not accepts the mailing list the fan request will be proceeded normally.

    Basically, here are the specifics. The condo was purchased for about 38k back in 2003, sales price will net about 44k at today's exchange rate. It has been my primary residence for the last 7 years and I have been the sole owner. In terms of baht I'm selling at a loss considering the fx rates now, but in US$ there is a modest gain, but I do qualify for the 250k exclusion correct?

    As far as reporting of foreign accounts, is this a new thing? Never saw any question regarding FBAR over those years when I filed my taxes, maybe I missed it somehow. Either way, the only time my account in Thailand has ever exceeded 10k was when transferring for the purchase back in 2003 for just a few days.

    I'm not trying to evade any tax responsibility, just dont want any surprises come tax day :)

  12. I will be closing the sale of my condo here in BKK in a few weeks. I would like to transfer about 25k US back to my account in the states after closing.

    Original funds brought into Thailand for purchase were 38k US. Still have tor tor 3 showing this.

    My question is this: What will the tax consequences be if I do this? I have worked here, not in the states for 4 years and intend to file the foreign earned income exclusion for tax year 2010. Have not set foot in the states for nearly 1.5 years. I never reported the purchase of property here as I didnt think it necessary unless getting rent income here.

    Will this transfer change my tax situation at all? Ok to send it in one big lump or break it up?

  13. I have just contracted and taken a down payment from a Thai couple wishing to buy my condo.

    Can anyone explain the procedure for transferring the electric meter into their name?

    Do they need to come with me to do this?

    I assume this is done after closing, correct?

    Same for phone line, ubc, true internet etc?

    Also, I am told I need to get a document from the building management stating I have

    no outstanding balance. Nothing owed, so how long does this document usually take? And is it true that

    it is only valid for 7 days?
