The project owner faithfully pays his annual maintenance fees. His management company does profit from managing a number of View Talay projects. The owner apparently is not motivated to sell the wing units for whatever reason. As noted by other posters, they do present a challenge because of their unusual shape and size (115 & 257 sqm). The market is now geared for the Chinese (and Asians in general) that are used to smaller spaces. It will take skilled marketing strategies to move these units, I'm afraid an insurmountable task for this project owner. On a positive note, the maintenance fee is only 10 baht/sqm per month, as compared to these new projects which are 40 and 50 baht/sqm.

Let me add my two cents to the discussion from the perspective of a long-time Vt7 co-owner and former Committee member. Many comments are on the mark, there are no legal issues as those were settled years ago.
Many ground floor businesses closed shop due to covid and are just now beginning to show signs of life. I suspect a year from now things will have improved dramatically, including rentals and resale of existing units. Co-owners are befuddled by the lack marketing skills and/or interest of the project owner; not only unsold units in Vt7 but all the others projects (vt3, vt5, vt6, vt8). The project owner sells condos like he did last century when there was no competition; no advertising, no shared commissions with realtors, Thai sales staff with limited communication skills, no promotions, price increases, etc, etc. Compare that to the glitzy new shoeboxes being built with first class amenities. Vt7 has so much going for it and could be marketed successfully in the hands of the right people. The project owner is old and we are told younger family members are open to new ideas. We will see.

As an American living in Pattaya, I have purchased 4 Toyotas over the years. I used to visited several dealerships but they are all given an allowance by Toyota (40-50k) and can spread the money as they wish; insurance, accessories, discounts, etc. What is most important to me is the dealer's reputation for after-sale service, and they do differ considerably, so do your research. Another note, as a farang you will pay about 1% more than a Thai if you decide to finance.

Do they really think the booking websites (Agoda, Booking.com Hotels.com, etc.) would implement such a policy? Can you see international hoteliers (Sheraton, Hyatt, Holiday Inn, etc.) doing this. Time for a reality check.

Just discovered this long thread and three or four of us from the USA had coding issues on our BB accounts. Long email exchanges with Wise reps were pointless. We now resort to doing on-line SWIFT transfers from our Charles Schwab accounts to BB. Cost 15 dollars and a 200 baht charge by BB. Surprisingly quick, 28 hours. Another friend who doesn't use Schwab cut a check from his bank to the BB NYC office using slow mail. Obviously took some time but arrived in Thai account properly coded. We will only use Wise if we need the money quickly but not for our retirement extensions.

A sad day for photography enthusiasts. Both my dad and I had Olympus film cameras and they were great. Unfortunately, JIP has a troubled past when you look at their experience with buying the Sony computer division and what ultimately survived. The Olympus OM-D system certainly has it's fans but that system was particularly vulnerable to the cell phone craze. Other camera manufacturers are also feeling the pinch.

I understand Jomtien Hospital has opened today, ahead of schedule. Very convenient for me, saves a long drive to BHP. Location is on Sukumvit by Chic Republic behind the clinic. Part of BDMS group. They have a FB page but not sure about a website yet.

Jomtien Immigration is a zoo right now, absolute chaos. The report I heard was a temporary suspension of the 65k during the covid-19 crisis (unless your country still does income affadavits). Reason the amount of paperwork required as opposed to the simple and clean 800k deposit method. To do the 65k method you have to jump through hoops, I know because I have done it. The day before you go to Immigration you deposit to your passbook and update. You get a letter from your bank that vouches you are the owner of the passbook. Then you must go to your original bank branch only and they will download the Credit Advice slips and then prepare the letter showing one year of foreign transfers. You must have letters from your private pension and /or government pension vouching the source of your funds. One hiccup in this process and you are screwed. I witnessed countless times people having issues and having to fix and return later. During this crisis I can understand why immigration might want to temporarily put on the brakes. Rather than speculation I would like to hear a few Jomtien Immigration recent success stories during this crisis (not two weeks ago), that way we can put this thread to bed.

I have one report that the 65k monthly method for annual extensions for the purpose of retirement has been suspended because of the covid-19 crisis at Jomtien Immigration. Can anybody share their most recent experience as I am getting my ducks lined up to do my extension. The 800k method no problem.

The OP made a conscientious effort to gather some meaningful information regarding O-A extensions which has disintegrated from the original intent. Can somebody tell me what the score is? Extensions granted vs extensions denied with IO.

Yes, it was bs. These four or five embassies let down their tax paying citizens primarily because of bureaucratic ineptitude. Other embassies continue to serve their citizens.
