  3. Mossie lockdowns perhaps - mandated air conditioning, nobody leaves their house and full body masks for the rainy season, make it the next 2 years.

  6. Buying anywhere depends on time. If you can pay the mortgage back in less than 10 years, you don't end up paying for it twice like a 20 year loan is. Had I been able to finance the house I'm in from the builder at a low interest rate 10 years ago, my rent would have paid about 70% of the house I live in, had I paid enough to completely pay the mortgage, I would have a nice house now free of mortgage or rent. If I need the cash, I could sell it fast for about half of what I paid for it. Better than nothing.

Albeit, BTC is supposed to be immune to the reasons for and behind these examples. And it already has behaved diametrically opposed for complete other reasons that can't be pinpointed. How many BTC do you get for $1? 0.0000283. This scares the uninitiated that have seen fiat currencies devalue fast and BTC behave as it has for no known reason. Scarcity? They are not scarce at all as THLT points out. So if in this perspective, buying into BTC now, all it has to do is continue to drop decimal places and the BTC owner wins. (Check my math) You have $10 when it gets to 0.00000283.

If they really wanted to destroy it, they would have long ago like they did in Bangkok to Washington Square and want-to-be places that sprang up like Clinton Plaza which had much higher value to developers. For Pattaya, that area is likely not of much interest to build another shopping centre, there is still plenty, now masses of unused space everywhere for retail space. That short stretch on the ocean side there may be rare for Thailand, but doubt anyone would pay the price required to put an actual beach front hotel like what is on the islands. Keep in mind that busy traffic choked roads along beaches are the most popular tourist attractions on the mainland.

  11. If I were cooped up in Singapore for the past 18 months, this would work for me just fine...though I have been here in Thailand. If the tax on wine will in fact be reduced significantly, a decent place on the beach and access to a wine and beer selection and decent food, I see the appeal. It's a positive step in the right direction if they can keep to this and work with whatever else they can give in terms of pre-pandemic freedoms.

  13. Trying to fix that beach is a never ending battle that can't be won due to the local geography and environment. All it takes is a few days of heavy rain to reverse millions of baht of work on it so what to do? I expect removing the natural protection, the trees is only going to make it worse and harder to retain the sand, and that can't be done with this area as has been proven over many years of attempts to reclaim it. Best focus on another beach with better lineage and stop wasting money on this one.
