  1. I imagine we are not talking about a 30 year registerable lease here. Just a short term tenancy agreement. Yes you have the right to profit from the property as the holder of the usufruct. So just find a tenant, put a lease in place with them and start collecting rent.

  2. Was reading this topic and I do understand that a permit is required to drill a well.

    After the well is drilled is there any charge to use the water under the ground?

    Can I ask how is your quality of water, how deep u had to drill and what is your well capicity ?

    Because I am looking at drilling also in Chiang rai but was told had to go deep to get to good water because the amount of chemicals used in farming

    I am also in Chiang Rai but 7km from the city and no municipal water supply in our village. I have a well, initially 8m but water unreliable so had another well dug at 18m which has been fine. I have a second concrete tank with a sand filter which needs to be backwashed every 2 months. The depth of well needed depends on the area so you would be better off finding out what the locals do. From my experience I would recommend going deeper than you think necessary and fit an automatic cut-out to your pump(s) as this is much cheaper than replacing them if they run dry and burn out.

  3. The current troubles in Thailand are only 1 factor leading to the demise of the baht. Another major factor, if not the most important) is the tapering of quantitative easing in the US. This leads to increased yields from US government bonds so investment is moving out of asia (where it went after 2008) back into the US. Another factor is the improved economies of the west - Europe as well as USA, leading to the same thing. Another factor is the huge Thai government debt (rice pledging scheme, first car (since that was abolished the car manufacturers in Thailand are really struggling and many Thais who bought first time didn't realise how much cars cost to run, rather than buy, either reneged on their debt or can't sell their second hand cars as there is a glut), major infrastructures) and personal debt of Thais (cars, homes/condos all on bank credit). The economy is way out of kilter regarding earnings (GDP) and personal and government debt. Western investors see this as a danger signal and don't want to be around when the bubble bursts. The troubles don't help (or do depending on your point of view) but solving the political situatuion won't stop the baht from dropping. It's what's called a perfect storm when all these factors come along at the same time! personally I am waiting longer - I am buying a condo and a car soon and hope to get the car free from the increased value of the pound against the baht! For me, any value of the pound above 50 baht is a profit.

    I entirely agree with your view Card. FX trading is very complex and depends on many factors. It is impossible to predict with any certainty but my opinion, for what it is worth, is that in the short term the USD, GBP and EUR will all increase against the baht. There are factors affecting the USD in particular that I think will cause it to rise in the medium term in its own right so I think buying USD/THB is probably the best trade. Rates are very volatile though so this will not be a smooth change.

  4. I broke my collar bone several years ago as a result of a motor cycle accident in the UK. It was very painful and the 2 ends of bone were overlapping. The specialist advised me that the bones would heal by themselves but if I wanted to not have a bulge showing through the skin I would need an operation. He also advised that the bones would not join as well after an operation for reasons that he said no-one understood.

    Anyway I decided to let it mend itself. The only advice I would give is that even though it hurts a lot, do not keep your shoulder immobilised for a long time. I did this because I thought not moving would help it heal quicker. The bones mended quickly but it was several years before my shoulder recovered!

    My circle of friends here in Thailand is an eclectic mix of believers and unbelievers and I would not want it any other way.

    Unlike the OP who thought questioning evolution was irrational and unscientific, I would question it on the basis of science (and I do have degrees in science).

    It is also interesting to me that anyone can find a debate between Hitchins and a Christian to be "hugely entertaining". Look at the example below and decide for yourself.

    One further thought: if the Bible is correct and and faith in Jesus Christ leads to a positive existence in the afterlife then I would posit that faith is a good thing. If this faith is misplaced then little if anything is lost. However if the Bible is correct then lack of faith would lead to an extremely negative result. Taking into account the logic of probability and consequence I would therefore urge those without faith in Jesus Christ to be 100% honest with themselves and be sure of their position. I acknowledge that I cannot prove by scientific method that God exists but neither can it be proved that he does not exist.

  6. Many hospital doctors have their own clinics which are usually open in the evenings and/or weekends. I think you would be better off visiting a specialist urologist and the only one I know in Ching Rai is on Walking Street. I dont remember the name but coming from the town it is on the right hand side and has blue writing.

  7. The gym near King Menrai is less expensive for single visits but has fewer facilities and no pool. Piman Inn is more upmarket and has a nice pool. When I joined they had an offer - pay 12,000 baht for 1 year and get 2 years membership. I think the offer is still open but you would need to check.

    Isn't Furama Hotel backing onto that plot and its more than 8 floors.

    as well as HS4 is 15 stories.. That was the old building limit.

    More recently 8 stories is supposed to be the limit.

    The tricky part is what gets approved these days. For example the new Maya Mall looks to be about 14 stories.

    But most new buildings in the area are just being built to 8.

    Could be some sort of special exemption is for sale.

    I recently bought a unit on the west side. I had heard about the rumours so went to the land office in the Tessaban (near the US Consulate) and was shown a zoning map of Chiang Mai with the Hillside 4 area in the red zone. I was told that this means that there is a height limit of 8 stories. As I thought this was from an authoritative source I accepted it (perhaps naiively as it is turning out) and proceeded with the purchase.

    I agree. I particularly liked the freshly cooked pizzas and always found the food to be of good quality and very reasonably priced. If someone takes it over they will have quite a challenge to maintain the standards.

  10. On many True Vision English channels (Discovery in particular) the default language is Thai. Using the "audio" button this can be changed to "English" but when I revisit the channel I find it has reverted to Thai. Has anyone found a way to reset the default language or am I the only one with this problem?

  11. I have had TOT in M. Chiang Rai for just over a year. There were teething troubles but after 4 complaints and visits the connection worked well and has been reasonable for the last year with outages of not more than 3 days. Recently the storm took the connection out and my wife phoned up every morning from the Friday (no reply on the Saturday, Sunday and Monday) for 6 days. There was never an assurance that they would come that day but they eventually came on the 7th day and fixed the problem which seemed to be in a junction box about 700m away.

    I have now switched to 3bb which took only 3 days and was installed the same day as the TOT line was fixed (now cancelled). The 3bb connection seems fine (9-13Mb) but only time will tell if it is more reliable and has better customer support and service.

  12. You report 90 days after day of return (return is day one) so early June will be fine. They do not take care of these at airport - your new departure card will show your latest arrival and you enter that information on the TM.47 form.

    Really grateful for this answer because I trawled through scores of items until I found this one which addressed my query. I had been puzzled why they did not amend the reporting date at Suvarnibumi immigration but you are right, they just stamped the arrival date on the departure card (also in my passport) so now I understand that I can calculate 90 days from this date to determine my new reporting date.

  13. Went through the rigmarole of registering again to Garmin.com and after all that it told me there was no update.

    Went back to GPSsociety.com where it told me there was an update and I should log in to garmin.com.tw (Taiwan) to download it. (Why Taiwan? Why yet another website?)

    Went to garmin.com.tw, logged in and it told me there was an update to City Navigator Thailand NT MAP 2013.10

    Downloaded the update file, ran it, and that put the whole map into Thai with apparently no option of changing it to English. So I deleted the new image and copied the old one back.

    How can a software company's websites be so totally disorganised?

    Sadly I have to agree it is a shambles. I bought a Nuvi that has 2011 data with a "Lifetime Map Update". I keep reading that there have been Thailand map updates but when I log in to their site and use my serial number it says no update is available. I am very disappointed with Garmin.

  14. I also think you will not be able to avoid some charges but in my experience they are not expensive. I tried to open at several banks and most wouldn't help but I know other people succeeded where I failed. The only one that would help me was SCB and my experience with them has been good.

    You get a better exchange rate if you transfer money in with an internet currency trader (compared with banks in the UK, I don't know about the US) and SCB have a good internet service for keeping track. I would suggest though that you access your account at least monthly as I found that if I didn't the password was blocked and required a phone call to reset it.

I have visited a homestay in the mountain area just before Doi Maesalong where the owner (Surapol) seems to have made an attempt at a number of good objectives e.g. he has been encouraging local people to plant trees and he has supported local tribal people. He won a Thai tourism award in 2007 for community involvement and sustainable tourism. He has a good web site <removed> where you can judge for yourself.

    I have a 2.2 Ranger WT on order and a visit at Ford Pattaya yesterday revealed that they don't know when I can have the truck, but sometime next year. I have also several times asked Ford for a test drive in any Ranger model, but no, no test cars around.

    Today we visited Mazda Pattaya and had a look at the 2.2 Hi-Racer auto to 874K bath and I must say I quite like the interior. I asked for a test drive and they said no problem as long as I can drive manual transmission, so off we went.

    I am very impressed with the riding position and how quiet and nice the truck fells, good pull from the 2.2L Ford engine as well only thing I felt slightly bad (during a very short test drive) was a noisy vent fan at speed 3&4.

    I like the gun metal blue on which there is a 2 month waiting time, 1 month for some other colors, I am not interested in. They don't take orders on 3.2L.

    Freebies BT50: 1 year 1st class insurance, matts, window film, bed liner, no. plate frames.

    Ranger WT freebies: Matts, window film (have bed liner already) and that's about it. Only free 1year 1st class insurance on XLT models.

    Now my big dilemma is: should I cancel my WT 2.2 order and order a BT-50 (I can't take it before Jan 2013, due to work) or should I wait for the Chili WT I really like but haven't tried. We have a 2006 Honda City to technically we can wait, but you know how boys are waiting for Christmas presents, LOL.

    I ordered a Ranger WT 2.2 4x4 in January and March 1st ordered a BT-50 Pro 3.2l 4x4, I kept both orders and the Mazda arrived first. Thank goodness it did, I love it! At first when I ordered the Mazda I liked the ford looks better on the outside and the Mazda looks on the inside. I love in the interior and exterior I like even better than the ford now. It drives like a dream. Sure the 2.2L might get better fuel economy than 3.2L but I have driven both the 3.2l makes the truck a whole package of pleasure. I use it about 30% off road and 70% on road, it preforms like a tank off road. The extra torque of 3.2l off road amazing. Just wish I owned an automatic drive-thru car wash to clean the daily mud baths. I would only change one thing, I would remove the extra-fake-useless tail lights in the tailgate like poster Superkatsu did if it didn't cost extra.

    You mentioned the mud baths. I don't take mine off road very often but I find that just a small puddle on the road results in dirt being sprayed down the whole side, especially the near side. Does anyone else find this annoying or am I being too fussy? Better still, has anyone found an improved mud flap design or other solution to reduce the spray down the side?

    I got sick of waiting, after 7 months was told wait until January another 5. SO I ordered the Bt-50 and got it 2 weeks later due to a cancel by a customer who could not get the deposit. Lucky me.

    I got many more freebees, insurance, deck liner, floor mats and 3m window tints.. I got the 874 k job, has reversing sensors (ford doesn't).

    I didn't need finance, but think ford/mazda/toyota pretty much have similar deals, so don't see that as ball buster by any means.

    My only issue is the insurance is for 80% of value not 100% so I am going to cough up for the difference, got caught out on that one! Probably my dealer? Or is it like that for all BT-50 owners? No idea.

    Yes, I think the 80% insurance cover must be standard, at least with Mazda, because I was only given the same. You did well to get the deck liner because I was not able to get that as a freebie. In fact they only had non-branded deck liners anyway and I am having to wait another month for the Mazda deck liner which I considered to be much better.

  19. I am in the process of ordering either a Mazda BT50 or a Ford Ranger. Apart from the obvious style difference it's actually quite difficult for me to compare specs for the Thai models as they are all in Thai and I can't find an English version on the net (unless some kind soul can tell me where?).

    I am looking at the 2.2 HiRacer XLT or equivalent and it seems for a slightly lower price I can get the Ford with airbags (which the Mazda unbelievably does not have) but the Mazda has blue tooth and limited slip differential which the Ford does not have. There are apparently other differences but I have not managed to clarify these yet.

  20. I recently had an MRI of the whole spine and paid 17,000 baht. Although Chiang Rai and Chiang Mai would have been nearer, my consultant recommended the Udorn Medical Group in Lampang (Tel:054 323501-4). The service was good and they not only provided me with all the "x-rays" but also provided the data on a DVD and and a written report in English. If you have not had an MRI before bear in mind its a very noisy process!
