    Is it not:

    1 st year 12 x 2000 = 24000 x 20% = 4800 x 5 years = 24000
    2 nd year 12 x 2000 = 24000 x 20% = 4800 x 4 years = 19200
    3 rd year 12 x 2000 = 24000 x 20% = 4800 x 3 years = 14400
    4 rd year 12 x 2000 = 24000 x 20% = 4800 x 2 years = 9600
    5 th year 12 x 2000 = 24000 x 20% = 4800 x 1 years = 4800
    total 72.000
    Your calculation gives 24,000 This calculation gives 72.000 as the total over the same period
    Huge difference and which one is correct?

    Does that mean they can charge 20% over the unpaid balance including the 12%?

    300.000 unpaid fees + 250.000 (let's say on 12% calculated over the years)= 550.000 total + 50.000 (250.000 x 20%) = 600.000.

    or

    Does that mean they can charge 20% instead 12% starting after 6 months?

    Huge difference in both calculations.

  3. I would like to buy the 200+ sqm condo on the 11 th floor at 103 Skybreeze. It stands now at 1.8 M + unpaid condo fees of about 500.000 +

    If I remember well the condo charges 20 % interest over unpaid condo fees.

    I think 20% is far too much but where to check if they allowed to do that?

    I am not familiar with the interest rates and penalties for unpaid condo fees in Thailand. It is a huge amount (one could buy a decent condo for the unpaid balance) and I would like to know,if not correct. something could be done.

    I think this is stuff for a lawyer or someone who knows exactly the procedures.

    Can someone point me to a good lawyer or accountant having decent knowledge of the "Thai Condo Act"?

    I need information on how the interest and penalties are calculated over unpaid condo fees for over 10 years +?

    I want to buy a condo from someone not having paid those fees for a long time and the building will claim the fees on me.

  6. It’s nice to know that some one out there has such a vast knowledge on food. Could you please tell me where I can get 2 to 3 star food the same as the Shangri La? Then I can compare your rather bad review of the Shangri La. I grant you that it is not 5 star food but where can you get a full pizza, salad, pasta, and sweets bar like that and homemade bread with lobster bisque. Not to mention the sushi and sashimi bar. Plus a roast of the day which was a nice bit of lamb when I went. For 320 baht I thought it was value for money the service and surroundings also help to make it a good experience.

    Wow, yes I am in for a delicious lobster bisque. Unfortunately I had to digest tasteless watery corn cream soup. And for 320 Baht?... Why we had to pay almost 500 Baht (420 ++) each for brunch? Something fishy here.

  8. Happy to learn that some people still like that kind of food. Enjoy.

    Myself, however, being just a small ex-professional with a few well known restaurants cannot appreciate mushy and undercooked grilled salmon (the second they served, the first was a bit better but still NOT good). The same applies for white corn soup that has the look and taste of coconut milk mixed with water. Too watery were ALL sauces. Bearnaise, thousand island to name a few are NOT as liquid as milk! All main dishes were cold; the fish, the chicken, the indian duck, the vegatables, the potatoes........ The fish with the vegatables on the left was salmon slices and too dry, just as the duck was too dry. And so on and so on. Even the tiramisu was too creamy and too heavy.

    We came mainly for the king crab legs and shrimps but not on the buffet this time.

    3, 4 times a year we join the brunch and every time we are more disappointed.

  9. Went to Shangri La for brunch today.

    The only positive I can say is that the water they served was OK.

    For all the rest: what a difference with some years ago when even the price was much lower.

    the place is 5 star

    brunch is priced 3-4 star

    food served is 2-3 star

    Both, my wife and myself were quite some time in our bathrooms after.

    Waiste of money and good time. To be avoided for now.

    If your systems runs from a external memory (SD, Micro SD card or something like that) you can update the map for the newer version. Your map is 3 years old and you better change it for the newer one if you can.

  11. If your system runs Igo (= older as now replaced by Igo Primo) do the following:

    in the map-screen go to "menu", "settings", click arrow right down on the right han side of the screen (second settings page), "about" and you can see the Igo version and the date of it. Click "maps" at the bottom to check the map version.

  12. If you have Igo 8.3 or Igo Primo 9.6+ (latest is 9.6.5.221194 Feb 2012) installed, you have the best GPS system right now. Unfortunately, TomTom bought TeleAtlas 2 years back and there are position mistakes in the Thai map. Latest Thai map for Igo or Primo is the Q3 2011 map.

    If installed on your GPS, stick with it, it is the best for now.

    To check the version, go to "more", "help", "about" to get the software version.

    Than "more", "content", "maps' to get the map version.

  13. You want to sneak into Burma to do a little shopping and save $15? You do know it's a totalitarian/military regime there and they can throw away the keys if they want to? The last time I was through there they had given me back my passport, since I had no intentions of going to the market or shopping, and just intended on making the u-turn back to Thailand. I walked passed the a gate for the quick turn around, thinking I actually had to enter and return, but a few seconds later an annoyed Burmese Immigration guy tapped me on the shoulder, stared me down and grumpily pointed me in the correct direction, they were watching my movements close enough. Why play games at a border crossing, immigration at any border, in and out of any country, can do pretty much anything they want. I have a gazillion stamps in my passport and look at it as a pretty cool travel log.

    To all of you,

    It has NOTHING to do with bad intentions at all. Why you all are so suspicious?

    I just wanted to go on a more regular base to the (so called) tax free shop in between of the 2 borders. Some spirits are cheap there.

    If I have to add 500 Baht (Burma immigration) to 2 bottles (my Thai wife and I each one bottle allowed), the travel is not worth it anymore.

    That's all, there is NOTHING else behind so not look for things not there or not in anyone's mind.

    I am holding a 1 year marriage non immigrant visa with multiple entrees.

    Can I do the following in Mae Sai:

    - depart from Thailand,

    - buy at the tax free shop in "nomansland" and make a

    - u-turn to Thailand and get a 90 days visa stamp.

    I do not want to enter Birma and will not give them the 500 Baht, so I will have no Burma stamp.

    Will Thai immigration give me the 90 days stamp if I haven't been in another country?

    Some people did this already without any problems?

  16. Yesterday, I bought a Hoegaarden (Belgian white beer) six-pack there. I had to throw away all. The beer had a very strange taste and smell; completely different from the original. The bottle however was exactly as the original.

    The owner seems to be a top Thai immigration official so you can take it easily into Thailand and trash it there.

    A truly shame as it is a nice beer. People buying and not knowing the beer will give bad publicity to it.

    Do not buy there.

    Maybe you were unlucky or maybe I've been lucky.

    I have bought loads of Hoegaarden and Corona's at this shop

    and they've all tasted fine.

    Hi Will,You lucky, me unlucky..... OK, before trashing the Hoegaarden six pack I took some pics.Maybe not all that clear but I will NOT drink this stuff; black inclusions up to 1 cm long.All bottles the same and to me I bought something very dirty at the Mae Sai border.

  18. That's good to know from someone who actually lived there as there's a rumor that all cars that were parked below the condo were all under water.

    I lived at Riverside for a couple of years and loved it.

    I moved to a dorm just around the corner and was unlucky to be there during the floods several years ago. Riverside Condo car park did not have a problem but the, at that time, Sheraton Hotel had some sort of conference including the then deputy prime minister and they used pumps to clear the water from their car park - which of couse came down the soi where my dorm was and we were all flooded.

    Riverside - no problem.

    Galae Thong Condo on Chang Khlan Road is about 1 mile West of Riverside Condo and on much lower land.

    Riverside Condominium was never flooded and never had cars in the water.

  19. I have friends living there for 10+ years and Riverside Condo has never flooded. My car was there during said period.

    It was build at the same time and by the same owner(s) as the Holiday Inn Hotel (Riverside Plaza Hotel at the beginning, later Westin and Sheraton) next to it. Both Holiday Inn and Riverside Condo are about 10 feet above street level (Chiang Mai - Lamphun Rd). Riverside Plaza Hotel was the hotel and Riverside Condo were the condo's of the same Riverside complex. My friend used to work at the Westin. He knows the story.

    When the Ping River flooded in 2002, 2006 and 2011 the water found its way to the (lower) Chiang Mai - Lamphun Rd streaming n between the Holiday Inn hotel and Rajavej Hospital. Yes, the street and lower surroundings, even the Gymkhana Golf, were flooded 3-4 feet back in 2006. Less last year.

    The Holiday Inn and Riverside Condo parking's were never affected.

    Thais know exactly how to setup those monstrous things.

    Wait until the 300km/h high-speed train between BKK and CNX will transport 2.000 people at a time.

    They need 3 years only to finish that job. Just as they need a fraction of our time only to walk around with a master or another degree.

    Be confident as they know all time what they doing.

    This is only riverside condo and that condo would not be high on my list - old, bad parking and lots of committee and manager problems and location is poor with no shopping, bars or restaurants to speak of. It's true some like it and there is a clique of old farang always in the reception area moaning about something or other.

    Damned "udonguy", I noticed you yesterday sitting with that clique of old farang. You not returned my greetz; probably not seeing me just as the dozens of shops and restaurants on the backside of Riverside Condo. 50 yards away only. Are you really that old or are your eyes really that bad? See you tomorrow with the clique mate.
