  1. Can take a look at suksabaicondo.com it is a hosted subscription solution English & Thai we've been using it since 2012. Its is pretty straight forward. 

     

    It does most things but above all it makes sure no money goes astray.

     

    Billing, collections, purchase vouchers, payroll, tax, monthly statements, automatic late payment interest charges etc. Thai and English language.

     

    Has the ability to email both invoices and receipts to owners and enables owners to log-on remotely to see their position.

     

    Price, like everything in Thailand is negotiable. If anyone is interested feel free to contact me.

    Generally the replies above are correct.

     

    In practice you can extend until they get pissed off with you and then they stop you. You might even get an extra week or two on your extension (I did once). There are even ways of changing tourist visa on arrivals into other kinds without exiting Thailand. All is possible but nothing is clear. 

     

    As with all immigration officers in every country, admissions, extensions etc. are always at the officers discretion.

     

    Even if you have a visa you may be denied entry.

    180 knocking on 200 for Pm10

    Should be in the 20s or lower. 

    Turn on your AC and HEPA filters and close your windows. Retirement in the smog :-( 

    Atmospherics are. Probably bringing air down from China.

    Well I'm in Paris now staying in the 13th district. Generally the air is remarkably good PM 1, 2.5, 10 around 1, 3, 5 respectively on most days.

    We had 3 or 4 days of really muggy hot weather last week and the air quality went from the above readings to around 15, 25, 30 so from that one can deduce that air quality, in Paris at least, is HIGHLY variable and dependent on the weather.

    Higher temperatures seem to come with greater pollution. A few weeks ago I was staying about 30 minutes from Rome on the coast 5 minutes walk from the sea and the air quality there was a nightmare for a whole week registering from 20 to 55 in the PM 10 category. This is likely to be due to the fires they have been having there recently.

    Open fires are the greatest producers of small PM. I was once in Central world having dinner in a BBQ place on one of the top floors. I was quite surprised to find out that they used real fires in this enclosed place and despite the high tech fumes removing system the PM readings most of the time were hitting 500 to 600.
    I suspect however that what also matter is what is in the PM... natural burning materials like woods are probably not as toxic as plastics and petrochemical derivatives.

    Just for info... Running ACs do make a difference particularly those that use ionizers. Again I have verified this using metering equipment. Part of the reason is to do with the removal of water from the air caused when the air is cooled. I generally run a humidifier at the same time and this constant (invisible) flow of water though the air cleanses the air in a similar way to how rain and lightning (ionizing) do. I also run a HEPA filter and the count in my home in the center of BKK is usually between 2 and zero for PM 1,  2.5, and 10.  

    Before you all think I'm insanely paranoid; I am Asthmatic so air matters to me :-)

  6. I would question those numbers.

     

    I was there in June with two separate sets of particle measuring equipment. The only way I could get anywhere close to the numbers mentioned in the article was by standing on Sukhumvit road at rush hour under Nana BTS station where the air doesn't circulate. 

     

    While I don't doubt there are bad days the averages mentioned didn't seem achievable. 

     

    There are days when the air flows from the north bringing along a fair bit of Chinese import! 

     

    I suspect the burning season will also be pretty bad. I'll be back there by then. 

     

    As a comparison; the outskirts of Rome Italy close to the beach have been showing approximately double the levels of particulate matter than what I registered in Bangkok. Possibly due to the many fires they've been having.

     

    Perhaps WHO should look into the numbers reported in Southern Europe  which looks perticulay low in comparison to the reading I got! 

  7. Can any one recommend a good hosting service here. I tried one and the level of incompetence from the English support person was staggering and that was before he started being rude. Rather that risk repeating the experience perhaps someone can point me in the right direction.

  8. We called both Immigration and labor office and got conflicting answers. Is it required yes or no?

    Which department said ' yes' and which department said' no'?

    3 lawyers said don't need a work permit. Both labor and immigration departments didn't appear to have a definitive answer... seems like a gray area. But in your later posts you mention an arrest so I guess it is a requirement if one wants to be 100% safe.

  9. If you are still looking for condo software we have online software specifically designed for use in Thai juristic condos which we are implementing at Siam Penthouse Condominium 1 in Bangkok. It automatically calculates late payment surcharges at two rates 1-6 months, I generates monthly invoices, payment receipts, payment vouchers, tracks all money movements into and out of bank accounts, petty cash, on and on and on... plethora of reporting functions all in Thai and English.

  10. I never heard of anyone being successful in getting a visa in HK.

    I got my non-imm visa in HK and know of many other successful applicants there. I personally know Ms Wong and she was most helpful to me, particularly when I was purchasing property in Thailand whilst living in HK.

    You were lucky. She wasn't of much help to me and wasted a lot of my time. At one point asking me to write a letter with all the reasons why I should be granted a visa for Thailand (as if they were not already obvious) Finally coming back to tell me I will give you an O when you bring me a marriage certificate showing you are married to the Mother of the child.... haha!

    Anyway, why do you refer to the house as your own, you can't own it! You may have paid for it but you don't own it.

    You can own a condo in Thailand and I have twice successfully been granted O visas by showing my Condo Chanote (In Australia and the UK) despite not being married and being under 50.

    Mrs Wong was correct really, it was wrong of you to apply for a tourist visa when clearly you are not a tourist.

    Correction its an apartment sorry for causing confusion. With the same documentation I was refused an O in Johannesburg, Rome and HK. Was offered a TR in Rome and in Johannesburg as an alternative.

    So showing that you are not a tourist appears to do little to get you an O.

    You showed her all that, and she didn't believe you're really a tourist?

    Maybe next time you could try going legit and ask for an O visa.

    No Actually an "O" was requested but not all Embassies do it so when that was denied as it was in Rome (Italy) I requested a TR.

Even after showing the deeds to my house, birth certificate of my daughter and household registration with my name on it Mrs. Wong Tel: 852 253 25118 turned me down stating that just as she wasn’t allowed to reside in the US at the house of her daughter when she wanted, I had to night to live in my own house in Bangkok.

  15. I've just reread the regulation. It actually says that one has to find THE competent official not 'a' competent official.

    THE competent official of the local immigration office, so apparently each office has just exactly one competent official. I still think that's highly unlikely. Do they wear a special uniform?

    No there's only the one - he does round :D
