I have been in touch with several real estate agents, but they all seem to be totally disinterested in actual work or even posting the add on their websites. This website included. Any recommendations on someone who would take their job in selling property half seriously at least?

How is the condo appraised value calculated at the land office when selling the condo? Based on sales on the same condo building, or the general area?

I've got these small flies, maybe 2mm in length, congregating at the toilet. They are not really a big issue but a nuisance. There is nothing for them to eat there, and after spraying throughout they appear again in a few days time. Not sure if they are from out ventilation channels or one of the unused drain. Not many other places I could think of. What would be a long term solution of getting rid of them?

I am currently unable to '"Start New Topic" as it just says "You cannot start a new topic". Same problem does not seem to persist in any other forums of ThaiVISA. I have tried re-registering under same name, use a new username, and use of different laptop (Windows instead of Mac). Am I not allowed to post on this particular forum for some reason?

Ok, thanks for these! Couple of clarifications though regarding:
1) is there a usual rental contract that has to be used, or something in terms of rights and responsibilities that has to be in the rental contract by law?
4) if I was to be with the school of actual paying, to whom would I make the payment and would that be done on monthly basis or once a year. If latter, when in a year?

I am about to rent my condo out. Just have a few practical questions:
1) is there any existing legal requirements regarding the rental contract?
2) in addition to contract, two months deposit, first months rent and copy of passport is there anything else that could be collected as "collateral"
3) is there insurance options to cover for damages and/or losses caused by tenant
4) how much, and how do you pay taxes on rental income
5) whom do you have to notify about tenants / rental agreement

Just arrived the other day to take a flight out and it was so bloody full of taxis waiting for passengers that we had difficulties of finding a place to park for unloading, and then to negotiate through the waiting taxis to the gate. And the drivers were busy shouting at potential passengers and blocking the gate so it was a hassle to get through. When are they going to fix this uncontrolled mess?
Find this post hard to believe especially if in a private car.
Taxi's two at a row, leaving just one lane for the first section of taxi drop off area for taxi's to past. Real difficult to find a place to park close to the gate we wanted, and bunch of drivers blocking access to the turnstile totally ignorant of the passengers trying to get through as they were too busy trying to woo customers. I really hope they would use the turnstiles what they are sued for and block access altogether, and fine any waiting taxi.

Does anyone know if there is any shop that offers services in scanning namecards and preferably inserting the basic data into a digital searchable database in Bangkok? I don't have time myself to use one of those scanners that exist to insert each card and check the data is accurate...

It seems O-visa is only possible when at least one of the persons in the equation is a Thai, has been a Thai, or is related to Thai. Doesn't fulfill in my case

You probably mean your wife is here on an extension of stay with a multiple re-entry permit.
If not a parent, there is no possibility of becomming a dependent of your wife.
The double entry tourist visa is the best possibility.
Depending on where the visa will be applied, it might be possible to get a multiple non-O for reason of visiting family with proof of family relationship. But don't count on it to be granted.
Absolutely right - its extension of stay with multiple re-entry. For O-visa what kind of proof would be required / good to have?

I thought DrugAir sounded better. Yes both they and Bulgarian Air provide core crew with one or two Thai's thrown in as a good measure to speak the thai parts of the flight info...

Thailand is not listed. I have TrueVision package, so that of course would be the best but willing to invest a bit to get it showing.

Seems that they have rented out a lot of different aircraft to operate certain sections like Phnom Penh and Dhaka. Interesting service providers though: Bulgarian Air and DrugAir (Bhutan).

My wife is here on a one year multiple entry visa. No need to leave every 90 days, but need to report.
I was also taking of an in-law (not mother-in-law). She is not 50 years old or over. Cannot rely on showing sufficient funds.

I have work permit and multiple entry visa, and my wife has multiple entry visa linked to my permits/visa. There would be a need for us to bring one of the in-laws to Thailand as well for about 6 months or so. Hence, is it possible to link the in-law visa also to mine/my wife's, or do we need to get another type of visa for the in-law?
