    Well, actually maybe you could.

    Could you impose a modest fine under condo regs for non attendance or no proxy at a general meeting?

    Not reaching 50 or 33% would no longer be a problem.

    Problem may be getting the vote for the regs change in the first place.

    Except those who would vote against are the ones who tend not to show up!

    Having the force of law is one thing, enforcing them is a totally different kettle of fish.

    Putting a non-enforcable clause in the regulation is a bit on the silly side - one of our owners has been dead for about 5 yearssad.png. Encouraging enough owners to participate is well worth the effort.

    IF there is any need for a change.

    It could be that the majority of the owners are happy with the situation and that is why they do not attend the meeting or do not support increase in common area fees and the like.

    If an owner wants a change then it is up to them to get the 50% support needed - if it can not be obtained then things have to continue as they are.

    Some people want to live in a luxury Condo, others are happy in a slum - or maybe that is all they can afford.

    The Thai Condominium Act Law is there for that exact purpose.

    If a Juristic wishes to increase fees they must get over 50% of ALL co-owner votes.

    If a Jursitic is too lazy or incompetent, they won't get a legal increase of fees enforced. The Condominium Act law is a criminal law. It overrides all other resolutions and agreements a juristuic may make. i.e. A resolution cannot be make that removes or tries to change a provisiion in the Act.

    It's really very simple. If co-owners wish to increase fees, they need a majority vote of ALL co-owners. If they can't get it, there is no legal obligation for any co-owner to pay it.

    If the condo is well managed and run, a reasonable increase in fees will be simple. If it is run by useless or negligent Juristics, it will be hard.

    If you don't agree, go check with your local land office for an opinion. They say the same as above.

  3. It happens to me quite often also. I am on 3BB 9mb with a Belkin router. I use Firefox 5. It occurs on two different computers that I use. I have just gotten used to it, and make the extra "click". Maybe someone else can explain the cause.

    Try changing your DNS server addresses.

    Open your Local Area Connection box and choose Properties.

    Click 'Internet Protocol Version 4 (TCP/IP v4)'

    Use the following DNS Server addresses:

    preferred DNS server: 8 8 8 8

    alternate DNS server 8 8 4 4

    The above examples are Google's DNS servers, but if you do an internet search for OPEN DNS SERVERS you will find many more.

    The problem with many Thai DNS servers that are used by default, is that they are basically crap - slow, unreliable, sometimes constantly rebooted by a so-called 'tech' at the ISP.

    The DNS server is what translates web site addresses into IP addresses. i.e. www.google.com into 74.125.235.51

    Using a decent DNS server can solve all sorts of connection problems.

    Once you've changed your DNS settings, you may need to restart your router, browser and/or PC depending on the age and type of your OS.

    I have read in the paper today that the most dangerous time for Bangkok to flood will be on Saturday at 6pm, I plan to go to the Chao Praya river to watch this ficticious event and will return home and write to you again when I am proved right. I had a very similar response from Thai Visa members who were adamant that Mr Abhisit would win the last election I hope that you will have the courage to appologize to me when I am proved to be right.

    You are right. I live 50m from the river on the east side near Rama 5 and the flood water is no worse than last year. The main Phiboon Songkhram Road which is 150m from the river is dry.

    90% of central and downtown Bangkok remains 100% dry, and according to the Thais I know who have lived here 40 years, don't expect 90% of Bangkok to get anymore than 20cm maximum of temporary floodwater.

    Look at the big Google map TV members have been updating - its all GREEN dry markers in central and downtown.

  6. Seems most lean towards Linksys WRT54G as I expected. I understand this needs a "modem" to connect to the phone line. There seems to be a lot of variations of the WRT54xxx - I'm sure there must be one with a modem built in (I don't want too many gadgets collecting dust). Is this line still in production at all? I've seen a couple of Linksys in Tukcom and they all look quite futuristic, not like the classic WRT54G.

    I use the Cisco Linksys WAG54G2 - has the modem built-in. Works great and fully configurable.

    I realise its tricky - hence the question.

    Without wanting to explain too much (for obvious reasons) this is a business that is genuinely doing very well (unlike most businesses here which are sold as the owners are losing a lot of money and try to recoup) and the sale is a lifestyle choice.

    So with this in mind - would 2 to 3 years profits sound about right?

    10 to 15 months of profits if you are lucky, especially if it is a business that is easy to copy with little or no assets.

    So even just 1 million baht is a high valuation.

    He holds a cup in his teeth, whilst wearing a 'baggy' shirt.

    When I came back over the walkway half an hour later, he was sitting down counting his coins with both hands and arms in perfect working order.

    Our condo committee/management pushed through a small increase in maintenance funds. Because Condo Law regarding voting percentages had been disregarded, someone contacted the Land Office. Their reaction was swift and firm. The increase was promptly withdrawn. TIT and all of that (your story is amazing, your reply to the judge hilarious!) - but maybe you would have got more joy from contacting relevant agencies rather than bringing the matter to court?

    Yes, filing a formal written complaint in Thai to the local Land Office will get a result.

    Don't go in for a wishy-washy chat.

    Document the breaches in the Act; call the Land Office to make an appointment with the Competent Officer of your local Land Office, then go in person with someone who speaks good Thai, and be firm on wanting a firm response. This is the first route to take before filing with the court.

  10. Just to stir the pot a little more, I have taught in international schools over the years and in many cases a lot of the Thai parents sent their children to international schools for the bragging rights it gives them, the parents.

    My son / daughter attends the Hi -So turn up my nose at the Thai school system.

    We have money, we can buy class, we can buy our children intelligence.

    Sadly breeding counts, and the greater majority of these parents have no breeding but they do possess extreme vulgarity and delight in flaunting their new wealth, it is indeed pitiful and it further hi-lights their insecurity.

    What an ignorant and silly post. You say you are a teacher, and from your post you come across as just jealous that many Thai's earn far more than you do.
