  1. These districts include Bang Sue, Dusit, Phra Nakhon, Sathorn, Bang Khorlaem, Yannawa, Klong Toei, Bang Plad, Bangkok Noi, Thonburi, Klongsan, Ratburana, Klong Samwa, Minburi, Nongchok, Lad Krabang, Sai Mai, Khannayao and Thawee Wattana.

    That is Thonburi and the BTS area, although I can't say how bad or if still effected but next week is expected to be safe. However you can only take what you hear with a pinch of salt .....

  2. I would make a very sharp exit out of Bangkok if the BTS was to flood that is for sure ....

    I have heard this morning Rangsit is flooded and a uni campus is closed, don't recall which though. Possibly northern Rangsit, I also heard reports about Sathorn being in danger.

  3. Sukhumvit is more expensive (not by much) and more soughtafter purely because it's the "tourist scene" and the major BTS lineand has all the clubs / bars. It's more of the area for the single bachelor orbusiness person that enjoys the life style.

    Sathorn is more modern and luxurious, clean air and luxurystyled condos by the river etc, it's a fantastic place to live and a goodfamily area. Now it has great BTS and boat links with modern high rise offices it'scrawling its way up to become the business capital (Similar to Ratchada) aswell.

    Can you give a more precise fix on which part of Lad Prao?

    Between the Ratchada / Ladprao intersection and Ladprao 40, but now i'm hearing it's all of Din Daeng / Ratchada.

  5. We have done several lets at the Trendy and 70% of the time the client is not satisfied and doesn't stay the full duration.

    I have stopped recommending it unless a client insists, and in my opinion there are far better properties out there for cheaper.

    I know someone living at Trendy, and have to say the descriptions of the street level of Soi 13 are dead right, with rivers of urine flowing underneath the signs forbidding public urination, vast crowds of cheap package tour(?) Indians and Pakistanis herding in and out of the 3 noisy restaurants in the ground floor of the building, and yelling, jeering Nigerians occupying the mouth of the garbage, piss and rat infested street after midnight...

    Once you get up to the apartment levels it isn't terrible, if the window of the apartment is facing away from the construction, ie away from Soi 13 itself. They are shoddily constructed, so if your neighbours are noisy, you will be disturbed, as soundproofing is non-existent. The air conditioners are noisy too, and on my friend's floor he pointed out massive water stains along the entire corridor, coming from the same place just adjacent to the front door of each apartment. I was told, don't know how true this is, that toilets in that entire floor were installed unsupervised by untrained workers, who unpacked the toilets and threw away the packing containing the O-rings that were meant to seal the toilet into the waste pipe. So every single one leaked when people moved in and used them.

    There is a lot of single week/single day rental too, so if you are near a group of these you may have problems with short termers. There's no laundry room so you must have a washing machine or pay huge Sukhumvit Road prices for laundry.

    On the other hand : it is located in a spot that has easy access to BTS, shops, and day or night food and drink. Also you will never be bored as watching vibrant street life in the local sois is better than HBO. The apartments aren't that bad if the leaks are fixed, and you don't see the bad Soi 13 scene from the upper floors. If you can bargain down to B15000 I'd consider it.

    Ari is nice, but you'd be lucky to get anything under B16000 there, it's getting popular. Victory Monument seems nice too, though people have warned me that side sois there are "not safe", and decent apartments also seem around the B16000 mark-though I don't say you couldn't get them for cheaper as I didn't look very hard there.

    New places at On Nut and Phram 9 seem to be around the B12-14000B mark for the same kind of apartments as Trendy, but a lot newer and slightly bigger. BTS access means expense unfortunately

    For around the 16,000THB range you can get some superb condos that rival the trendy's small studio. Here is a couple of examples, Ivy Ratchada, Le Luk, Villa Sathorn, Sense Sukhumvit, Condo One Siam .

    Absolute flagrant agency advertising, with usual misleading copy! While the Trendy has a lot of faults at least you can get condos which are really "around 16000B", i.e. some are available at 15000B. The ones you mention are nearly all 17000B-20000B, and not notably very close to BTS or MRT. So you are kindly informing punters that if they pay more money they can get a better apartment. Thanks!

    The single one that actually is in the range and is near to BTS ( 15000B, On Nut) is, if you can believe it, smaller than the Trendy units at a miniscule 30 sq m!! Why is this better?

    4 out of the 5 condos in my post are closer to the BTS thanthe Trendy, I apologies if you don't think 15000 and 17000 is "around 1600". It'spossibly personal opinion? Only 1 of the condos is a few SQM smaller and thathappens to be 1,000-2,000 cheaper.

    Advertising is what keeps this forum informative and free touse for the expat community. And I didn't realise "we had a bad rep" since weare honest, free and get farangs the best deal possible. We have never had anycomplaints for doing that, yes there are a lot of "cowboy" agents around however;none of them are ThaiVisa sponsors.

    which properties are far better for cheaper studio 36sqm?. we just had an american chap sell his condo here a year ago and after much searching he has moved back and now renting, couldn't find anything evn remotely as convenient for the price.

    let me know what you got, i see him nearly every day in the foyer :)

    I think you will find Soi 13 is the problem location with the Trendy for obviousreasons. And that particular property is 10SQM bigger, 10x nicer and 10minutesaway by BTS. The properties in Sathorn are also much nicer and in a way more luxuriousarea than Soi 13 Nana.Trendyis popular with farangs to buy and rent, however it isn't popular with tenant'sanymore for obvious reasons.

    Route 329 (NE out of BKK) is a bad idea due to the flooding, however 319 (E and SE out of Bangkok) should be ok.

  11. How long is she expected to stay for? Ploenchit and Rama 1 around Siam would certainly be a much better choice than a hotel on Sukhumvit Road.
