Not sure of the point you are trying to make ? You have a right of access to 12 properties that you don't own, or possibly own 49% of a company that owns the land. (I imagine it would cost a bit to keep 12 companies running)

What is the point of having 12 usufructs, you can only live in one of them, and it doesn't give you any ownership. A usufruct cant be sold, doesn't give you a right to lease out the property or on-sell a lease etc.

    What is the point ?

Nobody has said a usufruct or lease is unsafe or illegal, its just not ownership.

The OP is talking about a userfruct as a "land ownership strategy"

    Hi Peter,

From my understanding an usufruct is the closest that a foreigner can get to land ownership in Thailand (excluding the 40m investment route).

It can be held for a lifetime (longer than the next best option of a 30 year lease) and it can be sublet (unless the agreement stipulates otherwise)

  2. Evening All,

I've read through as many posts as I can find relating to land ownership 'strategies', and specifically usufructs.

I understand that the decision to issue an usufruct ultimately resides with the head of the relative land office and so i'm wondering if anyone here has first hand experience of, or knows for sure of, any foreigner obtaining an usufruct for life on either Koh Samui or Koh Phangan?

My general idea is to do the same, buying land in the name of a Thai friend who would then issue an Usufruct for life.

  3. I'm currently considering a long-term Elite visa and just wandered what happened to it if I were to take up work in country at some point.

Say I was to buy a 20-year elite visa and then decide that I need a work permit 5 years in. Does anyone know if the elite visa can be put 'on hold' or at least not have the remaining time on it permanently lost should I want to revert back after working for a few years?

    Cheers

  4. Is anyone else sat in Thailand waiting approval for the Elite visa and conscious of the amnesty date?

With the deadlines fast expiring for any ED/volunteering applications it seems quite a risk to wait and hope for approval before the amnesty ends.

I've tried to see if the Elite team can offer any reassurance or back up plans in the event that approval doesn't arrive in time but as yet there's nothing forthcoming.

Does anyone else have a backup plan or has been offered reassurances of any kind (perhaps a 30-day extension while waiting?)

  5. That's absolutely brilliant. A god send for someone who relies on the internet for work!

To pick your brains a bit further anguid; do you know if this is something that has been recently promoted/rolled out on KPG? I must assume that they've had a major upgrade to get that capability.

I'll have to do a good tour of the island when I arrive this year to try and find accomodation with that speed of connection. If you happen to know anywhere then please do feel free to PM me.

You can be sure i'll be back in to Fellini for my pizza/pasta aswell ;)

  6. anguid - Can i assume that's a wind-up (joke)?

A 16mb connection on KPG??? Where on earth did you find that? Which part of the island exactly?

Last year I tried many, many connections around the island in November and it was a standard best of 2/3mb

    If you're serious that's absolutely over-the-moon fantastic!!!

  7. Sorry to be a pest but I really would be most grateful if somebody could post a speedtest.net result for KPG.

It was acceptable speeds last year but I have an even greater reliance on it when going back this time.

Indeed, it may be an idea to post the results as a sticky given the general necessity for internet these days and the number of recurring threads on the board.

    Cheers :)

  8. Evening All,

Just preparing for the annual Eastward migration and wondered if anyone could post an update regarding the internet on KPG.

Last year I was getting 2mb connection just outside of Surat Thani fairly comfortably. Latency is fairly terrible but that's to be expected.

Is there any improvement on this? Or indeed 3g anywhere on the island? If so, how fast?

    Cheers

    :)

  9. Hey All, I'm coming over to Thailand in a couple of weeks and hoping to find a nice spot on KPG from where I can work during the day (online business in the UK). I see very mixed reports of the internet speed on the island, but would anybody be able to confirm an average expected connected speed, and indeed any relative inexpensive guesthouses/hotels from where I could access said internet. Much appreciated :)
