    I'm going to Thailand in October with my non-immigrant O visa and I'm planning to buy a car and get the thai driving license.

    I need the proof of adress to do buy a car and to get the Thai driving license , correct?

    But when can I ask for the proof of adress at the immigration , do I have to wait to extend my non-imm visa and then 90 days report before I can get the proof of adress ??

    What about asking at the Belgium Embassy , is that possible to get that in the first 90 days?

    We're going to Thailand in October and then I want to prepare all the papers for extension of non-immigrant type O (marry to a Thai).

    It's about the marriage certificate , we're already married in Belgium but I want to know if we also can marry again at the Amphur in Bangkok and get the Thai marriage certificate. So it would be easier (I think) to show the Thai marriage certicate when apply for visa extension.

  3. I forgot to ask one more question if you don't mind.

    To transfer the money to BangkokBank account , on the transfer form I need to choose if I want to pay all transfer fees (Belgium and Thai Bank) or split the fee ... (I don't know how to say , but I think you would understand) well , which one should I choose? If I choose to pay all the charges in Belgium , do I still need to pay some transfer fees in BangkokBank too?

  4. I know that I can't buy property in Thailand , that's why.

    We just gonna buy a property in my thai wife name

    and form the usufruct so my name will appear in the land title just

    next to her name and I also will have the right on that property until I die.

    And to form the usufruct cost not even 100 Baht.

    I also want to know too , how much do you have to pay to lease the property

    from your wife. Do you (your wife) still need to pay the 12.5% property income tax on the land that you lease every year ?

  5. I knew of an "agent" that would tell the property owner that the house was vacant and they were deligently trying to get more renters in....

    All the while the property was not vacant, the agent was just pocketing the rent money...

    Ah the glories of living in a cash based society.  It can sting you back too!

    I didn't ask any bad opinions from you about real estate company because we're going rent out our OWN properties.

    And the question was only that if we need any licenses for that. That was good from another people to give some good advices or informations.

    Don't put everyone on earth on the same line. There must be good companies too or else they would not survive for long.

    Actually, how do you know all about that???

    Probably , that was what you did before ??

    P.S. Next time , read good on top of the forum what exactly the question is before you give any bad comments.

    Actually, my wife and I want to buy a few houses in Phuket to rent out in the company name and I thought to open the real estate company to do that.

    For here in Belgium , you need to have studied about real estate before you can open the business so I'm not sure if they need that too in Thailand.

    I also wondering if the foreigners who open the real estate business , have the licenses.

    I'm going to apply for non-immigrant type "o" for supporting my Thai wife and I have some questions

    I'm in Belgium , 41 years. We're married here in Belgium 2 years ago.

    - our the marriage certificate is in Dutch , do I need to let it be translated in Thai first or can I apply that with the Dutch one ?

    - to extend my visa in Thailand , can that be in English too (coz I think I can ask the duplicate in English here in the city hall) or does that have to be in Thai.

    If it has to be in Thai , after I let it be translated , does that have to be authorized and by who?

    - My wife her Thai id card is still be single , what does she have to do to change that to be married? Can we just take our English marriage certificate to the city hall and will they give the Thai marriage certificate or what will they do? Or what should we do? Please give us some advices.

    - where is the best place to apply for the visa in Belgium?

    We're living in Belgium where it is legal for example : Yamaha Warrior 350 cc , Raptor 660 cc ... like also in Germany or in Holland , they are legal to drive on the street. They're just need to have a register kit what means ; they have blinkers , lights and stoplights like the normal motorbikes.

    So I don't understand that why can we not make these quad bikes be able to register to ride on the street because they're not that slow , they can do more than 100 km/h.

    Is there anyone here who know more if it is possible to register these type of quad bikes for personal use to ride on the street ?

    Or maybe any advise about these ?

    I have question about property tax

    I'm from Belgium and I'm married to a Thai woman.

    I'm planning to buy houses in Phuket in my wife's name , one is for us to live in and another one , we want to let it be rent (lease). As I know , a house that you live in by yourself there is no property tax.

    How much property tax per year do I have to pay or are there any other cost to let the property for rent or lease?

    Do we have to legalise the renting contract?

    I'm 40 years old man from Belgium.

    I'm married with Thai for almost 2 years , we're now living in Belgium

    We're planning to move to Thailand and buy a house there ,

    I'm going to ask non-immigrant visa type O here in Brussels and do the extension when I arrive in Thailand.

    My question is : I married to a Thai , have 400,000 in the bank account BUT I have no income because we're going to sell everything here and I will live from the interest from my money in the Belgium bank. Is that possible that they will reject my extension application because I have no work? :o

    Is that going to be any risk that we buy a house there and then I can't stay in Thailand?

    Is that will be ok if I bring 400K in cash with me and put that in the account to show to immigration or does it have to be transfer from Belgium? And actually when you ask the letter from the bank , will that state on it too that the money has been transfered from abroad ?

    P.S. Sorry for my poor English. :D
