    I plan to be returning to uk around November 1st for about 4 weeks returning Thailand early December.

    I have a retirement visa which expires 19th November. ( so expires whilst I am in UK )

    What are my options?

    Do I just need to apply for a new retirement visa before I leave Thailand in late October and get a single multi entry at the same time?

    I am looking for factual accounts of any farang being stopped by the police when over the drink driving limit. Not so much involved in an accidents whilst over the limit but just a random road side stop

    What was the outcome, as in was it settled at the roadside (ie, via a trip to an ATM ) , Or has any member been through the system and processed through the court and what was the outcome.

  3. You might have to do it the thai way and cut and solvent weld each joint. Its easy if you get it right first time.....but that's the problem, when you spread the glue you have 5seconds to ram it home and swivel it to the right angle. If its wrong its cut it off and prepare again.

    You could take all the pipework in blue plastic to a point convenient to fit the compression isolator valve/gate and then fix a metal ribbed flexi back up to the shower.

    Next question is then can I use the blue pipe and solvent weld/ glue the joints for the hot water feed?? I thought the blus pipe was only for cold water..

    If I can use the blue pipe it will make my life easier, also have found that they sell 1/2'' copper pipe and yorkie fittings in the air-con supplies shop around the corner.

    Can I use the blue, if not will go down the copper route and get a blow torch and solder the joints.

  4. Hi All

    I have a condo and the hot feed (and the cold for that matter) to the mixer shower is in what looks like 20mm steel pipework.

    The pipes run in the concrete condo floor.

    The condo below mine has notified me of a leak, I have carried out some explority work and discovered the leak is from the hot feed to the shower which is fed across the bathroom floor from a water heater under the bathroom sink.

    So I now have to re feed the shower and intend to go up into and across the false ceilling as I don't want to rip up the tiled floor.

    If in uk I would use speed fit but don't see it here? Can anyone give me some options on an alternative to steel pipe?

    ps I have seen some green plastic pipe stocked in homepro etc but it requires a special tool I believe which is expensive.

  5. Hi Folks

    We have a large overflow style swimming pool at our condominium.

    The concrete formed gutter surrounding the pool has signs of cracking and we believe has become porous as we are losing a fair amount of water.

    Can anyone recommend an appropriate action of repair.?

    I am thinking we get any visible cracks filled and then paint the entire gutter with a suitable ''epoxy'' sealant.

    Any comments would be appreciated and any recommendations ie type/make of sealant to use.

  6. Its fairly irrelevant how many persons were wanted to be on the Committee. I presume you have a Committee of 8, whose names are registered at the Lands Department, the LD will not care that a vote was taken and 9 people were wanted to be on the Committee.

    With 8 persons on the Committee a quorum would have been 5- now one has left it will be 4. However you should make sure that the person who resigned has signed a resignation letter which has been filed at the LD, otherwise technically you would still have a Committee of 8, and a quorum of 5.

    With 8 committee members I believe it to be 4 members to constitute a quorum.

    With 7 committee members I also believe 4 members constitute a quorum. ( as you cannot have 3.5 )

    The condo act states at least half the elected committee, so 7 or 8 = 4

    With chairman having an extra vote if even.

    Or am I missing something?

    Looking for guidance and opinions with regards section 37/6 condo act,

    '' a meeting ot the committee at least half the members must be present to constitute a quorum''

    1.At our last AGM a year ago co-owners voted for 9 committee members to be elected.

    2.But only 8 co-owners were willing to stand.

    3.A month later one committee member resigned leaving 7.

    So do we need a quorum of 5 ( as the co-owners voted for 9 ) or 4 as only 8 members were elected and to date we have 7.

    Yes he ( the present JM ) is registered with the land office, that happened 7-8 years ago when we did get the required co-owner quorum and broke away from the condo builder.

    However we have not had 25% since in regards the appointment of new JM.

    So why now must he step aside ( Management have said nothing regards his intention to resign) and the position given to be held by a reluctant committee member?

    Yes you are correct in our setup as in we employ a management company and the building manger and JM are part of there company.

    One final question ( I think ) in regards your understanding/ interpretation of 35/3 '' comes to conclusion of the engagement period of contract''.

    Is the JM a 2 year term? - our management is implying as much and thus indicating the JM's term ends with regards this section/clause.

    If so I still cannot understand why it's not been relevant in the previous 7 years.

    Thanks for the informative reply.

    Just to be clear... I believe we will not achieve the 25% co-owner attendance at our 1st meeting thus this matter shall be decided at the 2nd meeting 2 weeks later although I still understand that meeting also requires the 25% of co-owners so will make no difference regards the JM voting item.

    The existing JM has been in place for I around 7-8 years. We have not had a 25% vote in all that time on this voting item (as I understand) to appoint a new JM.

    Question 1.So why was it now different regards this up coming AGM when if we don't get the 25% he has to step aside and a committee member take on the role. Is this a new requirement?

    Question 2. I note section 49 of your attached file. '' 25% for removal as well as appointment'' With that in mind does that in your opinion mean the existing JM can remain in place because it requires also 25% to actually remove him?

    None of the existing committee really want to role, nor in my opinion have a thorough enough understanding of the condo act

    I personally wonder if our management just want to shed this role and any liabilities it carries.

    I have just been to our monthly committee meeting where our management have informed the committee that at our upcoming AGM we need to vote to appoint the Juristic manager.

    In the past our management have appointed one of there employees to take this role.

    However the way I understand it, is that the rules have changed and the co-owners need to elect a new JM, that said the vote would need to be 25% of actual co-owners.

    Well that's unlikely to happen so our management are informing us that one of the committee members must then fill the role!

    Is this correct? Seems a little strange to me.

    If so, Can anyone point out the rule ( condo act ) and advise regards work permit if needed.

    I have a couple more sentences I believe are correct to use เดี๋ยว

    As mentioned seems to be a valid use when advising more stronger

    1. คุณ ควร หุบ ปาก เดี๋ยว ผม จะ ต่อย คุณ ( you should shut your mouth or else I will hit you) !!!

    2. คุณ ต้อง จ่าย ค่าไฟ ตรงเวลา เดี๋ยว บริษทไฟฟ้า จะ ตัด ไฟ ( pay electric or else get cut off)

    3. คุณ ควร กิน ยา เดี๋ยว คุณ จะ ไม่ หาย ( take your medicine or else get sick)

    As advised I for one am probably better sticking with ไม่อย่างนั้น or ไม่งั้น

    Having some issues getting my head around how to say ''or else / otherwise''.

    1.I understand Mai yang nan ( ไม่อย่างนั้น ) as in the following sentance...

    คุณ ตอง ถึง ที่นี่ กอน เที่ยง ไม่อย่างนั้น ผม ก็ ไม่ ไป (you must arrive before 12pm or else / otherwise I will not go).

    2.But I don't understand the use of Dieal ( เดี๋ยว ) as in the following sentence..

    พรุ่งนี้ คุณ ควร จะ เตือน ผม อิกครั้ง เคี๋ยว ผม จะ ลืม ( tomorrow you should remind me again or else / otherwise I will forget)

    Why can I not use ไม่อย่างนั้น as well in that sentence.? and also use dieal in the first!!!

    I recently went onto a retirement visa.

    I just did my first 90 day reporting, but went 2 weeks early.

    No problems got the paper clipped into the rear of my passport.

    Question I have is

    If I keep going 2 weeks early will I have to renew my retirement visa in less than 11 months time? Or can I report a additional forth time within the current visa year and just get another 4 weeks added?
