    Thanks for the informative reply.

    Just to be clear... I believe we will not achieve the 25% co-owner attendance at our 1st meeting thus this matter shall be decided at the 2nd meeting 2 weeks later although I still understand that meeting also requires the 25% of co-owners so will make no difference regards the JM voting item.

    The existing JM has been in place for I around 7-8 years. We have not had a 25% vote in all that time on this voting item (as I understand) to appoint a new JM.

    Question 1.So why was it now different regards this up coming AGM when if we don't get the 25% he has to step aside and a committee member take on the role. Is this a new requirement?

    Question 2. I note section 49 of your attached file. '' 25% for removal as well as appointment'' With that in mind does that in your opinion mean the existing JM can remain in place because it requires also 25% to actually remove him?

    None of the existing committee really want to role, nor in my opinion have a thorough enough understanding of the condo act

    I personally wonder if our management just want to shed this role and any liabilities it carries.

  2. Hi All

    I have just been to our monthly committee meeting where our management have informed the committee that at our upcoming AGM we need to vote to appoint the Juristic manager.

    In the past our management have appointed one of there employees to take this role.

    However the way I understand it, is that the rules have changed and the co-owners need to elect a new JM, that said the vote would need to be 25% of actual co-owners.

    Well that's unlikely to happen so our management are informing us that one of the committee members must then fill the role!

    Is this correct? Seems a little strange to me.

    If so, Can anyone point out the rule ( condo act ) and advise regards work permit if needed.

    I have a couple more sentences I believe are correct to use เดี๋ยว

    As mentioned seems to be a valid use when advising more stronger

    1. คุณ ควร หุบ ปาก เดี๋ยว ผม จะ ต่อย คุณ ( you should shut your mouth or else I will hit you) !!!

    2. คุณ ต้อง จ่าย ค่าไฟ ตรงเวลา เดี๋ยว บริษทไฟฟ้า จะ ตัด ไฟ ( pay electric or else get cut off)

    3. คุณ ควร กิน ยา เดี๋ยว คุณ จะ ไม่ หาย ( take your medicine or else get sick)

    As advised I for one am probably better sticking with ไม่อย่างนั้น or ไม่งั้น

    Having some issues getting my head around how to say ''or else / otherwise''.

    1.I understand Mai yang nan ( ไม่อย่างนั้น ) as in the following sentance...

    คุณ ตอง ถึง ที่นี่ กอน เที่ยง ไม่อย่างนั้น ผม ก็ ไม่ ไป (you must arrive before 12pm or else / otherwise I will not go).

    2.But I don't understand the use of Dieal ( เดี๋ยว ) as in the following sentence..

    พรุ่งนี้ คุณ ควร จะ เตือน ผม อิกครั้ง เคี๋ยว ผม จะ ลืม ( tomorrow you should remind me again or else / otherwise I will forget)

    Why can I not use ไม่อย่างนั้น as well in that sentence.? and also use dieal in the first!!!

    I recently went onto a retirement visa.

    I just did my first 90 day reporting, but went 2 weeks early.

    No problems got the paper clipped into the rear of my passport.

    Question I have is

    If I keep going 2 weeks early will I have to renew my retirement visa in less than 11 months time? Or can I report a additional forth time within the current visa year and just get another 4 weeks added?

    Just wanting to know where it's written ( if in condo act / land office regulations etc ) regards where it mentions that a property in Thailand in foreign ownership ( I'm particularly concerned regards a condominium held in foreign name ) has to be sold or transferred within a year of the owners death.

    I keep hearing about this 1 year stipulation and seek further information

    This relates to an early thread I had relating to empty condo's and how a committee can best deal with this every increasing issue.

    ie. If we know an owner has died and no one has come along within 1 year to lay claim then can the issue be dealt with as in the authorities have the power legal right to sell the condo.

    Does anybody know of rules, regulations or conduct regarding NON-committee members wishing to attend a condominium committee meeting in order to observe proceedings.

    I serve on a committee and have no issue with inviting co-owners to meetings if in the interest of the meeting. Likewise I have no objection to co-owners asking to attend subject to giving there reason to attend and with the majority of the elected committee agreeing there request.

    I'm being asked to believe that any co-owner can attend any committee meeting and I am not comfortable with this, nothing to hide but have a few co-owners in my building that are just a pain in the neck and I feel would be disruptive.

    I thought that committee meetings where for the elected committee. AGM's etc for all.

    I will be putting this to the committee at our next meeting. (renting these units out).

    Note

    This actually happened for a period of time some years ago with one particular unit, however the management advised the then committee that this could possibly land them in some what deep water with legal issues somewhat so the arrangement was stopped.

    I would like to start it again.

    Does anyone know of this happening elsewhere?

    In September I will be 50.

    My E/D visa expires mid November.

    1. Am I correct in saying I need to have 800,000 Baht on deposit in a Thai bank 2 months prior to my application (so mid September) ?

    2. Will it be straightforward going from E/D Visa and will there be an additional fee to convert to a non O first?

    3. Any recommendations on the type of bank account, ie one that satisfies immigration requirements and maybe pays a decent amount of interest? ( I have bank accounts with both Kasikorn and SCB)

    Hoping somebody can maybe point me in the right direction or has knowledge of proceedings. Maybe someone on a condo committee with knowledge of this subject.

    I am a committee member and what we have in our building are several empty condo's due the passing of owners and a few others that just appear to have been locked up and abandoned. some since around 2005.

    We have no contact details, no next of kin what-so-ever for these persons. A point to note is that they are all in foreigner name.

    Solicitors have been instructed by our own building management company but nothing seems to be happening at any pace. And the management company just don't seem to know the answers

    No common fee's have been paid on these units for years. The water supplies cut off but it would be nice to get something sorted as I can see this happening more and more in the future.

    Does anybody have experience in this and what we can do about it?

    can help me out here with any recommendation on a telephone that -

    1.Allows me to write messages in Thai and increase the font size so that I can actually see the characters.

    2.Has the function to download an app for a Thai-English dictionary ( any recommendations on a dictionary also welcome )

    3.Has a decent memory to play Thai MP3's and a few songs on

    Anything else is not so important other than making actual phone calls :-)

    I'm looking at a Samsung model ideally as they seem to popular but I really don't want to spend more than nesseccary on functions that I don't and won't use.. so cheaper the better

    I have 2 uk passports, one will expire in another 5 months and contains my Multi O visa valid until 22nd August this year, the other has just arrived from hong kong.

    Earlier today i went to immigration thinking I could get them to move the Multi O visa ( the full page visa that is) over into my new passport but they said they cannot do this.

    I will be leaving Thailand for 2 weeks at the end of this month ( going back UK). So I'm wondering if I will have a problem when coming back around 19th August and entering on the Multi O...

    As in I will have an '' expired passport'' with valid Multi O...

    I will then look at obtaining an E/D visa in the 3 months I am granted...

    Just trying to get it right and have peace of mind..

    I am looking at applying for an E/D Visa today or tomorrow at a school in Pattaya ( either Pro-languge or PLC )

    Anyway the cost of the lessons are about 23k baht for 150 hours this much I understand..

    What I want to know is the cost of the Visa that I require, I phoned Birmingham consulate yesterday and they told me £135.00 there if I apply in person, this is the same as a multi O visa! ( I'm going to UK in 3 weeks time so can apply there)

    But I think I may only need a single entry visa for around £35.00!

    Also could just apply in Laos maybe when I return end of August if its cheaper and maybe have a short holiday there as well..

    Well for the life of me I cannot source wall paper paste here in Thailand!!

    I had a mate visit recently and he bought me some rolls that I ordered in UK, I know they sell it here also but the advice I get is to use Latex or even make it myself out of cooking ingredients from the local food market!

    Does anybody have any ideas how to go about it, Can I use latex and if so how much watering down if any?

    Hopefully somebody can point me down the correct road here. Ok here we go -

    I am 48, in September of this year I will be 49....

    I am presently on a multi O visa, which expires 24th August this year and my UK passport expires February of next year on the 10th.. ..To my understanding I require 6 months remaining on my passport when I re-enter Thailand so I intend to do my final boarder run 8-9th August and this will take me up to early November when I will return UK.

    I would then like to return ASAP (within 2 weeks). so mid November.....I doubt I will be able to get another multi o though , only a triple entry....

    This would not however take me up till September 2013 when I turn 50 and can apply for a retirement visa..

    So what advise can anybody offer me! I just want the cheapest option......

    I know I go go down the ED visa route but thats a bit expensive for the 2-3 month shortfall...

    Any help greatly appreciated..

    I have a mutil 0 visa which is stamped valid until 22nd August of this year...

    However my passport expires 13th February 2013 next year ( so less than 6 months remaining on passport if I was to do a border run and re-enter Thailand after 13th August of this year)

    Am I best to just do a visa run on the 12th August and get another 90 days? then when I leave Thailand to return to uk at start of November I would only have 3 months remaining in my passport, is this ok? I will then get a new passport in UK.

    I really want to stretch my stay here out as long as possible this time.

    I'm hopefully completing on the purchase of a condominium in the next couple of weeks. I have agreed the price paid a deposit and agreed to go 50/50 at the land office, I believe this is where the chanote is amended to my name and the appropriate fee's are paid.

    I am buying from a falung in falung name and the condo is in his name, however the owner is abroad and his agent is will be acting on his behalf ( with power of attorney ) at the land office.

    My question is can I act for myself as opposed to paying a lawyer between 5-12k baht that I've been quoted, Is it retentively straight forward at the land office.

    Any advice appreciated
