Can anyone advise what are the main companies Thais are using when shipping from Australia to Thailand and NZ to Thailand?

I'm looking for companies that offer LCL, less than container.  So 2-10 boxes.

In UK everyone uses seven seas worldwide, just wondering if there is similar company in Australia or NZ.  I'm aware sevenseas operate in Aus and NZ, just wondering who else does.

Personally I would use them again and thought them good value for money.  It was stress free......

Rates are pretty cheap also.......cost me around 120 quid to send a couple of boxes from Thailand to UK the last time I sent something.

Why didn't you and he register the lease, when you made the contract, as is required by Thai law?

He knows the law even if you didn't, so seems like his motives were suspect from day 1.

It's required by law but is my contract still good till three years is up? I.e. Jan 1st? If it is ok till then does issue need to be resolved by then or do I need to get the legal ball rolling before then.

You don't have a legal leg to stand on. The law is very clear on this point, all immovable property leases of more than three years must be registered with the local land office to be enforceable. See Section 538 of the Civil and Commercial Code.

yes but the three years is not up, so surely I can get back the key money and rent paid so far. The contract is surely ok for the first three years?

I have contracts which clearly state the length of the lease (20 years), the contract also states that if eigher party cannot fullfill the terms of the lease then the contract is to be terminated and all money returned.

The landlord has failed to provide me with a piece of land of the agreed size, infact it seems they have leased part of the land twice. Perhaps even a criminal offense?

What should I do if they change the locks on the gates and prevent me having access to my own land before the three years is up?

I guess it's time to lawyer up. Which will cost me more money!

It is not registered, it was a substantial amount of money which was to be paid by investor, but the investor wouldn't release any extra funds until the land dispute was sorted.

The three years comes to an end very soon, Jan 1st, in a couple of months.

The agreement with landlord was to pay half each.

Should I quickly go and register before 3 years is up?

Trouble is I know landlord will not go to register unless I pay all the rent.

Let me explain...........

I leased a piece of land for 20 years. I paid key money of several million when contract was signed and land taken over. I also have to pay 500,000 baht per year rent.

Now the land originally was 5 rai and I had investors who were to pay for construction. Then a problem arose. The neighbours annexed a piece of land (around 350sqm). On the opposite side tessaban wanted to put some drainage in, so lost another 200sqm.

So now the land is smaller and there is a dispute with the neighbours (who are leasing) which is going to court. This all took two years to resolve and several court appearances (abitration, not sure). I'm pretty sure my landlord did a deal with the neighbours as the landlord let it slip that they are allowing them to annex the land providing it is returned to them in 30 years. Surely they have just leased out land that is mine? They were supposed to be seeking damages for me!!!

In the meantime I lost my investors, had a couple of other fall through because of the land dispute (who in there right mind invests in land under dispute until it is sorted.

Anyway I havn't paid rent for a couple of years as refused to whilst the court case was on. Now the landlord says they are taking the land back due to non payment.

Can anyone advise me if they can take it back and keep $ i have paid so far.

The landlord is rich so they defo have the $. I think they have a further deal with neighbours to lease to them once they re-posess from me.

What can I do? Anyone have a lawyer they recommend.

This has wasted several years of my life and cost me a lot of $.............

Will I have to go through courts or is there an easier way. Also how can I check up on the court case my landlord was supposed to be fighting on my behalf. Is it recorded anywhere. If the agreed to let the neighbours annex the land surely it puts me in strong position.

yeah could do.........might sound stupid, but i'm slightly worried that should we prove the waters 20km+ off samui on the drop offs where currents converge do hold concentrations of Marlin the longliners move in and wipe out everything in a single season.

What do other members think?

I've been saying to friends for a long time now i'm sure there will be Marlin in the bluewater due to the large concentrations of baitfish.

I've been reading studies on surveys in the gulf and as you can see from reading them it certainly backs up my hunch.

All we got to do now is catch them.

I had to think a little before sticking those links on the board, a sticky may just make it too easy for those with bad intentions to find the info.

I think a fishing sticky would be cool, perhaps leaving out the information on possible concentrations of Marlin which would attract commercial longliners.

An apparent accumulation of current-induced materials on the sea bed in the two zones has also

reflected a comparatively high amounts of particles in the water column. In those areas, comparatively

high densities of suspended particles, together with phytoplankton, zooplankton or small fish

larvae etc. could be reasonably observed in the water column. Accordingly, several kinds of phytoplankton

feeding fish may aggregate due to comparatively high density of living phytolankton. In

this aspect, Takahashi et al. (1984) has revealed that the planktonic organisms and fishes apparently

congregated in the zone near Samui Island at the optimum temperature and salinity. Hence the water

areas there are potentially good fishing ground for marlin, mackerel, little tuna, and other fishes. The

fishing grounds for black marlin, Makaira indica CUVIER, which were caught by longline locate at

the boundary of a high salinity water mass extension from the South China Sea with the highest

density in the vicinity of Samui Island. Such a distribution pattern of black marlin was roughly

coincide with those of mackerel. The pelagic fishes migrating for feeding purpose are, therefore,

have revealed to attach to the zones of densely concentrated marine organisms around there. In

addition, the aggregation of fishes has long been determined also by pattern of water flow.

Unfortunatley NO GT, No YFT and no lobster.

Big eye Trevaley and many other trevaley species. Also the very tasty golden trevaley.

There are cobia, very big ones and I have seen them free diving in samui in packs of 2,3 or more in 2m water less than 10m from headlands by busy beaches!!!

They are rarely caught by local anglers. Sometimes they fluke one whilst trolling a rapala.

There are Marlin and Sailfish here in the Bluewater. Also Mahi Mahi if you can find flotsom Jetsom.

Narrow Barred Mackerel are fairly common and go up to 30kg+. Also pesky Baracuda........Yuk!!! Always cracks me up how restaraunts display them as some prized fish. I've had so many people here in samui tell me they are tasty.......they stink the fish box out and I only keep them when running out of bait if bottom fishing at night!

I have read some very interesting articles recently written by accademics (marine biologists). They are studies of fish catches in the gulf of Thailand . Severel studdies point out that the deeper water off Samui is very attractive to Marlin and other Pelagic fish. Blah Tu (short bodied Mackerel), and severel other species which are food sources for billfish spawn in the water nw of Samui in the marine park. Before and after April/June there is a migration to and from this area.

Blah Tu are present year round in the blue water east of Samui so billfish will be present year round. I know someone who catches them year round, but there are definately times when more are around.

Not sure if anyone here knows of rompin in malaysia, well they have sailfish in huge numbers and there is no structure, they catch them in open water. From what I read in the articles it made it sound like samui could be a similar such place where billfish can be caught in an area with no obvious structure or features to attract them. eg seamounts.

I'm not suggesting hookups in the double digits daily like rompin, but I am a strong believer good fish can be caught here by people who know how to fish and put the time in to try everything on a decent fishing platform. Time = $$$ - Fuel, bait and equipment aint cheap.

Also one of the articles I read suggests that the run off from Samui due to over development holds certain nutrients which when carried out to deeper water could be a factor in making the area even more attractive. Sounds like BS I know, but I will find the PDF and post a link on here..........

I seems to remember when they laid the previous cables we had power cut in certain areas on a rota several hrs at a time 24hrs. for about 10 days.

With a bit of luck we will be back to normal in a few days and running with an extra cable so power outages rarer.

Last time we were told and I recieved a leaflet at my buiness;.

Basically no spearing in marine parks and popular dive sites and be sensible with what you shoot.

Some people object to spearing but infact if done responsibly then it is very sustainable way to get your dinner.

I'm waiting for winds to swing SW, water is clearer in Samui then and on the right day if you know where to go some good fish can be had on reefs that can be swum from the beach.

Not sure what water is like at moment, but there's defo a few options locally.

hasn't rained for 24hrs at my gaff...................................bit of a breeze, nothing special.....is it rough, is it gonna get worse?

I must say that the stench is usually at it's worst early morning (around 8am or so) but then it seems to gradually clear.

The worst part is if you walk along past the opening for Tops market heading south, for about 50yards it is absolutely MINGING!! You see everyone walking by holding their noses (not that it does any good at all, lol) and almost gagging as the stench is so bad!! But it seems to be like this for a long time, nothing changes whatsoever! We had to leave that "will wait" place one time as we could not bear the smell and eat at the same time yet they could not understand what the fuss was about, the girls explained to the staff as they were equally disgusted by the smell but they just seemingly said "what can we do?"

In saying that, i've travelled to many many places and i have experienced this on many occasions in many countries so it's not completely restricted to being a Chaweng/Samui problem, it does happen elsewhere, not that it makes it correct i may add but hey, such is life i guess.

As a mate said to me "if you don't like staying here then leave"...which is fair enough as if it's such a horrible place to be then why on earth would you stay?

Just my humble take on things and from other friends who have visited.

BTW, many of us are here longterm, we have business/investments and/or families, we also care for our environment, we prefer to raise and debate local issues that may effect the health and safety of those that live or visit the island in the hope that it will be improved.

We prefer this to moving on.

Anyway enough nitpicking, here's something constructive.........

Surely it would save the island a lot of hassle and maybe even $ if each year before the rainy season they flushed and cleaned and cleared all the sewers and drains and have extra employees to keep them clear and running in these months. Surely that would be cheaper than the repairs to infrastructure and lost tourist revenue as a result of damage caused by flooding.

Perhaps someone could come up with a blueprint that makes it more profitable for the bigwigs in local government to do this than awarding the contracts for repairs to their "friends".

My house is ok, it's my business, we have small water tank and it runs out daily.

Anyone have a number for someone who installs water tanks and the supports for them?

I havn't had gov water for months, still being charged 250 baht tho.......

Several years ago as a way to hedge against the high prices of tickets I nearly invested in the Bangkok airways property fund. Just wondering if anyone here did.

Also wondering what the returns so far have been like?

I imagine the returns should be pretty good considering it is the most profitable route. So profitable infact that they are one of the regions most profitable airlines. They buck the trend of most airlines these last few years in that they are consistantly making large profits.

So much from the samui route infact that it is allowing them to undercut other airlines on routes with lots of competition such as bkk-phuket.

I would hate to see a second airport on samui, but an airport in Donsak right next to ferry terminal with high speed ferry would ruin them.

I am grateful for their insight and this obviously led to Samui's initial growth. The fact is though we cannot be held to ransom for ever, this is why the UK has the monopolies and mergers commission.

The fact they can afford to have lost leader routes means we are being vastly overcharged.

Like I said before I don't mind paying 3500 considering the fuel costs, 5000 baht is quite frankly taking the piss.

They are not interested in the future of the Island or the damage they are doing.

When a company take on a concession or holds a monopoly they are duty bound to the public both customers and the other business that rely on them to provide a service that balances profits/public good. Especially on an island as small as samui.

Infact I would say that due to the fact they alone are mostly responsible for the rapid growth they have to take a good hard look at themselves.

I'm totally serious when I say local business should get together and form a union of sorts that sits down and regulates a fair price.

At preset we have fewer panes flying in as they can earn the same $ on fewer flights at a higher per person charge.

For the island it would be much better for a lower rate and more daily flights.

Basically with the aid of a few under the table payments they are holding the whole island to ransom when they could easily lower flight price, bring more people in an have the hotels and restaurants busier. Ultimatley creating more jobs and more tax income for the government.

But why bother with this when you can do the same with high prices and less incoming passengers and flights.

I guess those high up support it as it brings in those stayingin 5* acom, the famous high end tourist we hear so much about.

I would hate to hear 747 landing over chaweng and bophut, but a short high speed ferry ride of 30 mins would make it easily viable and spread the wealth around.

I hope some generals are listening as a new army runway at donsak would be great.

Or we could totally flatten that island south of samui and reclaim the shallow waters bewteen the two islands. Joke!

I could see flying NOK to Chiang Mai or anywhere else. But to Samui it just seems crazy.

Point is..how is 400 Baht more, a rip-off when you save over 3 hours travelling by BA in comparison with Nok?

Really, if you follow all the BA threads they are allegedly the big bad wolf for not giving away their commercial advantage of owning the airport to share with others at little/no cost. There is nothing to stop other operators from using the airport if they feel that the charges are commercially viable. Some do.

(Seems to me that some posters consider it a right to row in on others commercial savvy).

Anyway, I don't think that NOK is a serious contender to BA if the only thing that they can offer is 400 Baht saving and a dubious 3 and a half hours extra time. And only two flights a day with no changes allowed.

Hardly competition to BA and not really worthwhile shooting oneself in the foot by considering a boycott.

If you re-read my post you will see the saving was considerably more than 400 baht, I paid 1990 all inc.

Perhaps fly down bkk air and up nok air? That way you don't have to get up early, and the saving on the second flight makes the return a more sensible price.

Looking at prices on the website it seems I was lucky to get 1990baht, most tickets are around 2500 all inc.

I agree bkk air is more convenient, I never said it wasn't, infact in general I praised most of there service. It's the price and the crappy atr's that I dislike most + the waiting in lounge and buses + long walk in swampy..............(sorry to sound repetitive, but some people just don't read the posts properly).

Last week I flew up with Bangkok air, ticket price was nearly 5k. I just returned on nok air with the high speed cat for 1990 all inc! More than half price and flying into don meung is a breeze.

When you take into consideration the time it takes to drive from swampy to Sukhumvit (thats where I stay anyway), and the fact you have to check in 1 1/2 hrs before your flight at swampy due to the huge walking distance. It really isn't that much longer to go with nok air.

In fact i'd say from hotel door (lower sukhumvit) to Nathon pier with Nok air VS Hotel door, swampy to samui airport with bkk air, difference in time is around 2hrs max.

The bkk air flights rarely leave on time, and I absolutley hate the way the herd you into the buses but even tho the first bus is full, no bus can leave till all the buses are full. They leave you in the bangkok airways lounge for ages, then tell you the flight is boarding only to leave you in the horrible departure lounge that is freezing cold with really uncomfortable seats, just before leaving you standing squashed for ages on the bus waiting for the last person on the last bus.

My return was under 2k, compared to 5k flying up. I can certainly put up with a short high speed ferry and coach ride for a return price of under 5k!!

Bangkok air is seriously damaging business on this island.

I have stood up for them for years. They do provide excellant service, and samui airport is great. What I dislike is the bangkok end. Firstly the journey to swampy from where I stay. Second the long walk in the airport. Third the price of food in swampy, and then what i already mentioned, all the wasted time in the lounges and standing in the bus. These are small complaints tho, on the whole bkk air is very good, the price is what pisses me off.

On all other routes they are priced sensibly as they have competition, the samui price is now getting silly. At nearly 5k each way it is one of the most expensive flights for the distance in the world. Perhaps kuwait-Iraq is more?

I think we should all boycott bkk air, sign a petition. They make out they have cheaper seats available but when you try to book on internet they are all booked. Then you get on the flight and it is half full!!!

The other thing that really annoys me is when I book a ticket and the telephone operator tells me I am on a Jet, then it turns out they have put me on one of those crappy prop planes.

Has anyone noticed that since the crash they lie and tell you props are jets. I now ask for the landing time, that way you can tell whether it is atr or jet. Quite often find myself catching them lying to me trying to get me on a prop. 5k for a one way flight on a prop plane.................

Anyway Door to door the difference is less than 2hrs, and for half the price I think that is well worth it. Family of 4 now pays around 16-18k instead of 40k!!!!!!

IF we boycott we will defo force them to offer a decent price for expats, if we can convince enough tourists perhaps we can hit them where it hurts. Remember they have a property fund that has to get decent returns. If we can make a significant dent in those returns changes will have to be made.

Anyway after trying it out for the first time, I will no longer be using Bkk air unless they revert back to the old price of 2750 baht. But in light of the cost of fuel I would be prepared to pay 3500 all inc. No way will I pay nearly 5k for a 45 minute flight again!
