  1. Have never paid other than pro rata but not rented for less than 3 months. And 5% is standard for management as far as I have experienced.

5% is not standard, there are some out there who brake the rules and try to charge more w00t.gif

Some companies charge 5% as they also pay the agents to find a tenant.

Others charge 1 - 4% and split the commission with the agent.

And then are some like us, who don't charge managing fee but to get our money, (we can't work for free) we have take the commission you normally pay to the agent, as we don't need other agents to find a tenant.

The units we manage, we split our commission with other agents if they bring an tenant.

If you pay more then 5% plus the commission, then you get more profit if you live your money in the bank and don't buy properties with it.

Ok, so I want to make sure I understand this and the maths- maybe mine are wrong.

You charge the normal tenant finders fee of 1 month for a 1 year term, and pro rata with no minimum? So for a one week rental you charge a 52nd of one month?

So 100 baht for a 5200 monthly rent? So if the weekly rent is 5200 (equal to 21k a month), you charge 400 baht- and no management fee? Where do you make your money, on the cleaning??

Doesn't seem worth getting out of bed for surely? Or are there other charges for short term lets?

    Not real the right calculation.

    If 1 month is 5200 THB we charge 5200 : 12 = 433 THB commission.

But there is no unit for only 5200 THB / month in our program, and we have only one unit for weekly rentals but it is rented out for the next 3 month.

We have 9 units we can rent for minimum 1 month, the cheapest is 9000 THB for 1 month contract. Most of them get rented for 2 - 4 month in ones.

It is always in depend of the owner, some just don't agree and let the units empty for month. The time has changed and you need to be more flexible and not only look after the easy money.

Our priority NR 1 is, to have a happy owner and a happy tenant.

We also explain it on our website Buy & Rent Chiang Mai

  3. Hi,

we are a rental and managing company. The normal fees are 1 month rent for one year contract, if less then divided by the time. For example 1 month contract for 12000 THB would be 1200 THB commission.

Somebody said nobody goes for one week or two over the street, we do, and we don't charge more!

Most of the condos are owned from investors, so without a agency or the managing company you cannot rent this units.

Check what we have on Buy & Rent Chiang Mai

  4. Even if you would own a condo and sell it, by law you must transfer the money out of Thialand and then in again, then get a certivicate / declaration from the bank that the money comes from out of Thialand.

This is the last information from the land office we have from our last sale, 2 weeks ago where a guy sold his condo and like to purchase another one.

Go to the land office, there are guys who speak English, just ask and you will find out what to do.

  5. I was running a construction business in Europe; we also manage some large constructions for our clients.

If you don’t know, get an architect to make you a plan, step by step what you like to do, if you like to save money, do it yourself. Not every renovation is the same, so to ask how much it cost is not getting you to anywhere.

Make a list, step by step what you like to do.

    Example:
    1. Replace all windows (price with new windows, must sellers also offer this service)
    2. Replace a wall
    3. Build a new wall inclusive plaster to be finish for paint
    4. Remove all tiles in all house or in a single room
    5. Lay a new floor with tiles in living room
    6. Lay a wooden floor in the bedroom

And so on until you have all works listed up.

Go out in a mooban where many renovations are, ask 3 – 4 construction companies do give you a price with your list. Let them know you ask others to, this way they will give you a better price to get the job.

Check the works they did before, specially the tiling works.

Control the works every day to avoid mistakes and after fights about who is paying the corrections

  6. You can go with bus

    go with mini bus

    go with car

go with big motorbike, the last is the most fast way.

You don't need a visa, just need to pay 500 THB to the Burma immigration, pay and get stamp, go back to Thailand, you need all day for this trip.

Note: from some weeks ago they start to count the entry to Thailand, maximum 4 times and you need to get a visa

You get 14 days as a German

  7. Yes that is correct, I heard about it the other day and certainly looks like THE RUSSIANS ARE COMING also met 4 other Russians who were on holiday in soi 2 the other night, since I had heard about the bar I asked if they were the same and they said no just on holiday so that is 2 lots of Russian reports in less than a week.

Do you talk about me biggrin.png

  8. Can we get away from the National stereotyping. As a reader I do not care where the OP came from. Yes he did have a pr FAIL on this topic. Maybe from language or cultural misunderstanding but a customer service oriented business should always try not to dictate to its potential customers.

Maybe the site with tweaking will work maybe not....it will live or die on how the oP relates to his potential customers not on his nationality or that of his wife or for that matter how good or bad the site is.

His wife is thai he was joking chill out Arry biggrin.png

I was not joking, my wife is Russian, any problems with it? angry.png
