    Simple answer to the ?, no way,all of my dealings with Estate Agents here were really a waste of my time, its much easier to sell yourself. Put an add on the gate,couple to power poles in your area,free add in Thai Visa Classifieds, Baht Sold, and as most people also fancy themselves to be Estate Agents,from the corner shop owner,to the guard on the entrance,and the grapevine of local gossips,you will soon find a buyer/ renter. The house next door is for sale,and the owners want 15 mil, the estate agents that the house owner contracted to sell the house,have the house on their website for 16mil and 18mil and expect to keep the difference PLUS the commission, Once we had an agent that got tenant for our property, 1 year contract,when the year was up, agent phoned has tenant extended the lease ?, Yes, agent, well I want another months commission, , leave it to your imagination what my answer was. !!!!, There might be decent Estate Agents in CNX ,but I have not met any.     As I say in my first post, you always should use multi agencies as this gives you a higher chance to find a buyer. You neighbor found the “black sheep” this is not a normal way to try to sale a property as an agent. You also should never sign any exclusive contacts with an agency, there is no guarantee they can find you the buyer. I would never ask or sign any of these contacts as I cannot guarantee we find a buyer for you, I can only try to find one.

    It would seem to me that there are no licencing/training requirements for estate agents in Thailand. I viewed some properties which were totally filthy, cockroaches, weeds, rusting gas stove, and a new moo baan with tiny little rooms and fireplaces! In Chiang Mai!! The agents could well have advised their clients to smarten up. However, I struck it lucky with "ChiangMaiHouse", (next to the YMCA in Sermsuk Rd) a delightful crew there, all spoke excellent English, showed me a place in the area I'd specified and the rent was exactly what I'd asked for. I've now moved into a delightful house in the Maejo area, and the agents continue to be helpful. 3 bedrooms, nice western style kitchen, 3 bathrooms and two toilets. (yes, they are not the same). After 6 months in a condominium, where I hardly met the other inhabitants, it's nice to be out in the 'burbs, chatting to the neighbours, helping each other. smile.png

    Yes the Chiang Mai House girls are one of the good agencies in CM, very provisional and honest. I’m happy you find your home and you are happy with an agency smile.png

    I’m a German and I was running real estate business over 7 years up in Europe, now after the crisis we moved to Chiang Mai and we open Buy & Rent Chiang Mai CO. LTD. http://www.buyrentchiangmai.com

    Yes agencies try to make money with making contracts, but not all agencies try to steal you anything, just want to get paid for there work.

    I’m not sure why some agencies are act like this but it is real not provisional and I belief there are also good ones out there.

    Some points who make all Agents crazy or they don’t care about after many times you hear the same thing.

    Years back I always try to correct the price the owner ask, the problem is, most owners WANT this price and don’t listen so better is not to try to change the owners mind, but after one moth on the market we always try to talk with the owner maybe to lower the price as we belief it is too high. In the last weeks in Thailand, I found only foreigner who ask about the right price, and in this case we will estimate the property for the seller.

    About the more selling prices, I’m not sure if some agencies put the price up to get more, but I know some owners WANT xxx and we have to but our commissions on the top, so if the seller ask the owner direct, the price will be lower. This is happen in about 10% cases.

    About photos, we are always happy to visit your property, as this way we know what we try to sell, but many times the owners have no time or they are not here, then we are happy if we can get some photos per mail. If you give your property to an agency, you always should as them to make photos from your place, this way you find out if they are really interesting to afford the sale. But please make sure to have your home clean up as mess is not locking well on photos.

    About more calls and no people are from the agent, this can be as many agencies include the condo or mooban names in there listings, so the direct sell is still coming thru an agency website as many buyers think it is better to find the place by myself to avoid a fee, they just miss there are no fees if the deal between seller and agency far.

    About promotions, nobody can or will need to promote every property on other ways like to place it on the agency website, we always make some promos on classifieds, special online options, but always only the top hot properties to get more peoples to look at our website, but still it need 5000+ visitors to get one property view appointment, so it sound easier like it is in real estate business. smile.png

    Well if you are a real estate agent in this city maybe you should go back and read all the posts. They may help you to improve your services to your clients and ultimately your sales and commissions

  3. The agent can do it for free. These contracts are very simplistic in a straight forward system (the west should copy) and bread and butter for lawyers off the word processor. The basic Thai real estate contract, when absent largely useless embellishment, says the Seller agrees to sell and the Buyer agrees to buy. Add a clause for changing their mind penalties and that is it.

    Understand many newbies think this is important but the Thais actually have a good and straight forward system in place that works well. Essentially both parties turn up at the land office, contract or not, the buyer signs over the title deed, the buyer hands over the bank cheque, then the tax is paid in whatever was agreed.

    In fact the only deal breaking contracts that slow the whole process down with red tape I've ever seen were from lawyers...surprise, surprise. Anyway just my humble opinion after selling and buying many properties.

    Its not so easy like you say it

    You always should ask a special lawyer to check the property papers as there are many ways to face them and then you will lose your money, only after all the check is ok, you can go on with the transfer.

  5. In the night time I take the helmet with me, but this was on the day time on a large open space parking where you can see everything easy, I never thought somebody would steal in this location, way too risky to be catch

  6. OP the guards wouldn't do anything, you would just be wasting your time.

    Or lock it to the bike, ring on strap can usually be locked to something under the seat with helmet outside, my big bike has a lock specifically for this. Yes, the strap could be cut but would massively reducs chance of theft.

    I've had two helmets stolen in 5 years here, both times the helmet was on the mirror.

    On the positive, both helmets were over a year old forcing me to buy a replacement for something already probably not worth wearing anymore. The sun and damp ruin them.

    Mine was only 1 moth old, I thought the other day to buy one with Bluetooth, but now I think its better to stay with a cheap one.

    I have no option to lock the helmet, need to find a solution for this.

  7. I went on Saturday in airport plaza, my helmet like always on my bike, hang on the mirror.

    When I went back, my helmet was gone, stolen from a not nice person, the most funny, he left his old ugly helmet on my bike so I could drive without getting a ticket from the cops.

    It was only a 1800 THB helmet but still I was angry, should I have gone to the guards who take care of the parking? Or is this useless?

    I know Thailand is normally save, but how many times this is happen?

  8. If you plan to live in the place yourself, you should value the price with your feeling about the place and location, if you like it much, sometimes you will pay more then you should pay for the space.

    If you invest to get return thru rentals, you should see more into the location, rental value, and price, there are some big different from selling company to company.

    I would have thought so. You don't expect people who are buying a property to pay you?

    Website very sweet but why do I have to look at all your properties when I just want to see rentals maybe house maybe condo. Vice versa if I want to buy why do I have have to see rentals? Not too much of prob at the moment but if you start listing your site's going to be pain the ars! to navigate.

    Just some helpful advice.....

    You would be surprised how many people belief they have to pay for the agency, in some countries, the buyer need to pay 2% and the seller 3%, in Thailand only the owner or seller pays.

    On the search page you have the option to show only to buy or for rent. However, as it gets missed, I added a sort option also on the default listing page, should be clear now.

    I find your title offensive, I find you arrogant and offensive.

    If the job is so great do it yourself. Unless you are paying 30k+ a month then don't be bragging how much you pay and how great of a job it is.

    You want someone to be fluent in English and have all these skills that you don't posess in yourself and I assume that you are paying them 1/10th of what you would like to earn and expect them to jump up and down in praise of your imperialistic generosity.

    There are lazy people here as anywhere. I get so tired of these stupid generalizations.

    If you want qualified and diligent workers, you need to take time to find them. As any boss would know finding a good workforce anywhere is a challenge.

    Why not blame yourself for not screening during the interview process.

    A bad craftsman blames the tools.

    I’m in CM, so should I ask what guys are doing in Hong Kong???

    It was a simple question to find out what other think about, I know lazy peoples are all over the world, but I’m now in CM so I ask for CM

    30K per month? We pay much more then this!!!

    Anyway, I find somebody who should start next week, let’s hope this works this time.

  11. YES : DO NOT CATCH A SNAKE IF YOU DON’T KNOW WHAT YOU DO !!!

    No worries, I crow up between a kind of private zoo, my father had every kind of animals you can hold in Germany, also some reptiles and 6 of them ware snakes in terrarium. I know how to handle reptiles and also snakes, I just need a save catching tool as I don’t like this self made stuff, they are danger and can go wrong. Especially the young snakes are danger to touch with hand as they are very fast to bite, also bites from small no – venomous can be very pain full.

    Yes to relocate a snake is sometimes not the best, but if she is in a mooban like in the one I live, she has not a good chance to survive. I’m surprised to see them here inside anyway.

    If you like to relocate snakes or any other wild animal, you need to find a place that is similar for the species and can find also food to survive, so don’t just drop it in a national park next to the street. smile.png

    I think a fishing tool shops could have snake catcher tools???

  12. After I saw today my first live snake, but she was very fast and small so I could not catch her with hands as I was not sure what species it is. Now I decide to get some catcher tolls so I can catch the next one and get her out in a national park to be hopefully save from humans.

  13. Finally after month living here I saw my first live snake in our mooban (the first live in Thailand). She was very scared from me on one site and the dog inside the yard from my neighbors. I had only my phone and she was very quick so I could not hold here to make better photos, she was about 40 cm, not sure what kind she is. Anyway I’m happy to see live snakes are around and eat all bad bugs we don’t need anyway. For the guys who hate snakes, I also have a daughter but I don’t worry she will be bitten as she knows how to react if she sees one.
