Arrived 3 weeks ago, worst queues I have experienced. Scorn poured on my passport for having lots of 30 day stamps, referred to a boss who then just stamped me in. I come in 2 or 3 times a year. It puts tourists etc off...first impressions etc get the booths fully manned and have a Max 20 min wait target.

I have taken to bringing 5 - 7k sterling with me in cash (the uk limit is 10,000 euros) and changing it in Pattaya soi Bukao at the better rate than a bank places .... basically the tt rate from banks...and then depositing the baht in my thai bank. i travel fairly regulalrly and sometimes friends assist. Never been stopped in uk to check how much cash i have...so far....cost...nowt really.
As an aside and due to rip off western banks i have tried to go cash in my businesses and limit the amount of money going through banks which just costs you money and allows big brother to watch your every move.

Ex Financial advisor in the uk....and just helped a family member in Thailand who wanted to buy into the set100
Took a Buffet approach and used sensible filters...bought into 14 shares rather than track the whole set.
The shares were chosen on a safety first approach so utilities/oil companies/banks...(hopefully thai banks have learnt from the west!!!)
Divis about 4% on average...which will likely significantly increase before you retire as will hopeully the value of the shares.
High risk very rarely means high return!, you have many years ahead of you so slow and steady a better policy

Have bought German cars 3 times and very dissappointed with the engineering all 3 times...2 VW and 1 BMW.
I have also had a BMW company car and endless niggly faults and bad service at the dealers...
Now buy Japanese and happier...
Need more diesel cars in Thailand ...

How deep do you go for water is not an easy one. The water at the depths you are talking about is probably very poor quality and very liable to running dry. I have some experience of wells and 40+ meteres seems to get good quality drinkable water...though get it tested at a local hospital....less than 20 meteres the water quality and long term viability is likely to be a problem

As the currency moves up it is less interesting to buy.
The country undeniably is going very well with big inward investment and lots of peeps coming here
As the currency gets less interesting these two will suffer.
The slow down will start shortly but usually there is a snap upwards before the bears get to work

I don't have a pic but wat tuan tow near Pak Chong was interesting stair followed by cave followed by secret cave and then a white tree and a black tree growing up through the roof of the cave. Maybe someone has a picture or two

Caveat emptor....
To save problems in the future think about all that could go wrong and who will end up owning it.
Get a lawyer that is working for you and only you and get it all checked out and then get your money out.
Especially with families involved there is very often a trick or angle or something you regret later.
There should be enough time to do all the above.

Something very similar and very recent, land sale from a company to a thai lady who is married to a Farang. The Farang wanted it in his wife's name. At the land office Pats they insisted that the husband signed for the transfer as well as the thai wife. As the Farang was working abroad the land sale was postponed.
I would therefore suspect that selling would require the two signatures. I would also second the advice about borrowing on land and making sure your lawyer has it in hand that loans or liens are paid off prior to you taking title

The growth story is of impressive proportions.
Can only be good for the people of Thailand though can see battles ahead with wages etc

I think the property bubble didn't burst as the market got a second wind from the Russian influx of monies.
Hence the continuing strength of the baht. Just under half of all condos sold in Pattaya were to Russians this year...
The other issue is the dire mess that US and European countries are in, totally beholden to the institutions lending them the money they need. It is very scary that the UK despite 2 years of austerity cannot stop their national debt rising....and is rising faster than when they started the austerity measures.
Thailand is in debt but not in as big a mess as some of the west and likely to grow at 5% a year for several years to come....European average growth consensus for next 12 months about 1/10 of this.

In Scotland i have kept crabs and lobster in the bottom of the fridge and fed them on porridge oats and they were fine until we ate them a week later.
When cooking try and not do what my gf did though...put them in the pot with water then light the cooker and bring to the boil...plunge into boiling water or knife the head first.

Just when it all seems to settle we will then get another shock from this country that will mix it all up again.
I predict no level will be found and the currency will gradually appreciate until the next disaster.
There again my crystal ball could be lying?!

Two things i would do is get tested then get the girl tested.
If both clear problem over, if not plan b and get the meds for both parties and good luck!
It is wholly irresponsible to have unprotected sex in Thailand or any other country with anyone other than a regular partner.
It is also a good idea to use Durex brand, They work to about 1 hole in 100,000 and the spermicide kills HIV some brands are as low as 1 hole in 10
I used to work for Durex R&D in the uk admittedly many years ago.

New cars are less polluting than old ones, some 1000 times less polluting than an oil burner i saw going along the motorway yesterday. Need a bus factory here as well to replace the ageing Burriram to Pattaya express buses etc.
The best thing would be a purely solar powered high speed rail link with an eastt and west leg meeting somewhere near BKK joning Phuket Trat Chang Mai and Issan...Possible but unlikely sadly

To get a will done by yourselves at the local Amphur is very cheap. Local lawyers in Pattaya can be looking for £400 and more. They rarely confirm registering etc etc...
