  1. If you build a condo don't you need first a condo license?

    The legal side of ownership will be very difficult 49% and all that and maintining those proportions.

    Do you want to live next to Mr Cheap Charlie and his 35sqm condo and 20 people you have never met. The calibre of condo buyers is variable

    Insurance and liability/relationships of neighbours/suicides all possibilities

    What happens after you have built and 2 years later sold none...ie second worst case..worst case being it fell down!

    Is it worth the heartache or just build you own pad

    ps do not design a dream and expect it to be built well here keep it simple and functional

  2. The best policy is for us all, like the Ambassadors, name and shame the corruption.

    1. To warn those that don't know and educate them as to what might happen to them

    2. To put what pressure we can to get some action, to get a deputy prime minister to talk about it is a very positive step, the action though we do not hold much of a candle for unless more and more negtive publicity comes out.

    3. To stop or slow down the earnings of these bad people as the faster they earn the more corrupt they will become.

  3. Just done the rounds last week for a pickup. Chev have immediate availabiity nice cars bit gutsy, Ford desperate...9 months wait for most pickup models Fiesta 1.5 about same! Mazda BT50 outside looks good inside not my cup of tea at all. Toyota now down to a 1 month wait but apparently this is not quite true and best to expect 3 months

    Triton....i've gone for the plus 2.5 AT....the curves are a breath of fresh air, the electric rear view glass nice, instruments all there that you need auto 350 n/mm manual 400 n/mm....class leading power and as eco as the rest...From reading problems most seem to be with ittle things and usual customer service from garages.

    I also find prices better, bin cheating less and girls slightly less focused on the atm. (note i said slightly)

    Mabprachan needs a few more venues that are not shacks.

  5. I get the feeling the Thai Economy is following the UK and the west into a world of consumer dept!!! GDP figures are misleading. Title Should read consumer dept increased by 20% in 2nd quarter

    Agree totally watch debt levels carefully, i think that Thailand debt could go the same way as europe over the next cycle. So many unsold units and maybe just hearsay but lots of reposessions going on. Government funded growth?

  6. The WRAP system makes a lot of sense. Do you know of any Advisors covering Asia that follow this system ?

    Nb. I don't think anyone would post stocks on thaivisa in order to pump them up given the core demographic here. Lol

    I am not aware of this type of account in Thailand, but then again i never really looked for one.

    I also dont foresee pump and dump being a problem here either, but i am ever the skeptic.

    There is a core group of posters who have been posting here for last 2-3 years +, with a history of (i think mostly) good advice on financial issues- if someone turned up hyping a stock here they would soon be busted if the stock was a dud 'pump/dump' type.

    I am a believer in filters and 6 months ago came up with 5 shares that looked attractive on the set after putting them through 5 filters. All have done pretty well which says to me that filters should work with the Thai market and perhaps let you outperform the market as a whole.
