    Well I think I am an educated person and I don't despise her, My wife is a very educated woman with a uni degree speaks 4 languages and runs 2 successful businesses here in Thailand, and she doesn't despise her, I know quite a lot of well educated people that doesn't despise her.

  2. It's not a day job for me either, but I built a house and took care of every detail involved. Learned a lot that way, which will be applied for my next build.

    I don't say you're not knowledgeable either, I only think you're a little confused with the price of certain items.

    But you can double check, and if correct, you can count in a new customer in about 8 months .biggrin.png

    Appreciate your POV. My family's business is property development, and I guess we've built 1500-1600 houses in the past 20 years. I'm in the automotive industry though, so only help out on occasions, and watch the books, so unlikely I'd have the insight of someone like yourself wai2.gif

  3. I don't want to get in an argument with you, but I have over 300 m² of sandstone fitted at my house. Fitted on the wall that is, not laid on he floor.

    In a lucky day a subcontractor paid per m² would fit 25 - 30 m² with 2 people fitting, that is straight lined up which is not so easy 5 x 20 cm tiles that are all a few mm different in size , however they would also need someone to serve him with the cement. That is 1200 baht a day to share with 3 people ?

    These days a decent building craftsman gets 1000 Baht ( and more ) a day in Bangkok. Still, 200 Bht/m² is kinda robbery but it include using their own tools and we are in Pattaya where every foreigner has a money tree in his garden.

    I think there's two keywords here: Pattaya and Farang wink.png

    We're talking about 3-5mm of latex cement here, no stones, not pouring posts or slabs, so 10 mins per hour mixing, 50 mins laying and it's a one-man job. Also, look around for tiles that are of equal sizes (they exist) - trimming every tile is a huge waste of time. We also push our contractors - no-one on our sites works at their own speed, they work at our speed smile.png

    I know the ones equal in size exist, but not at 170Bht. Been there, done that, got the T-shirt. Buying the sandstone straight from the producers in Sikhio, I know what is available at 170 Bht ( excluded delivery )

    Also don't know why you keep mentioning laying, while i'm talking about fitting on walls, which involves scaffolding which has to be moved constantly and on which you can store a limited amount of stones and cement.

    And i know Pattaya and Farang are unfavorable keywords, but these days all the isaan workers that have a bit of building knowledge, are in Bangkok where they get paid +1000 Baht a day.

    Anyway,you are definitely the one I'm gonna contact when i build my next house biggrin.png

    The Smartwood (AKA Shera/Conwood) cladding cost around 120Baht per sqm fitted

    Aren't you a little confused with your prices, as to my knowledge that are the prices of the material only, and here in Pattaya they will charge about 200 Bht/sqm for fitting the sandstone excluding the cement.

    If you can confirm those prices, you're gonna be me builder next time.

    Tiles cost 160-180sqm, fitting cost 40sqm + the cost of latex cement & sealant. These are our cost prices, sell price is more tongue.png

    Fitting is very simple - easier than bathroom wall tiles, as there's no grout needed and they're very easy to cut. One man can lay 15-20 sqm/day, so 40 Baht/sqm isn't very cheap. 200 Baht/sqm for fitting is robbery - at that price I'd probably get my own hands dirty wink.png

  7. I know someone who sold his London property at 400K because it was "obvious" to him that prices were way overvalued. He was confident of buying a similar property for 200-300K sometime soon after. The property he sold in now valued at over 800K. He's still "convinced" it's overvalued. But now he can't afford a property in the place he wants to live. These are very dangerous games to play.

    That is strange, as however I have no direct knowledge of UK property prices, i know that property prices all over the world have declined sharply in the past 5 years.

    And the UK doesn't seem to be an exception.

    I doubt that any other country in the world but Thailand uses the word Alien, and use the word foreigner instead, which is in imo a more human expression.

  9. Included are 2 pictures of my ceiling taken from each side. please understand that it took me quite some effort to get so much mess into a single picture, or was it the other way around biggrin.png

    As a comparison, the sliding door you see in the picture is 245 x 400 , which I would also suggest to you as it creates a big difference with the standard 210 high doors. The aircons are mounted at 3.40 meter high.

    If you look real close you will just see my bags at the sliding door (I'll photoshop them in later) staying for my 3 day, 2 night stay in the luxury of ... of ... what village are you in again ... biggrin.png

    That is a very generous offer David.

    As you can see from the pictures it will currently impossible to put those bags of you inside due to the mess, which may well take 3 days and 2 nights to clean up. That is if you're not of the lazy type and don't rest too much.

    Oh and I don't live in a village, I live quite isolated so forget about escaping if the work pressure would get too much for you, and there are also no neighbors to come to your rescue when I use the whiplash to motivate you a little.

  10. 've done everything I can think of to mitigate the boom boom of the music including using super block on the house walls, buying expensive double pane windows from Bangkok, using the best Bose noise- canceling headphones, taking small does of valium, etc., but nothing seems to help.

    And you have done all this in the past 24 hours ?

    My house is an hour south of Si Sa Ket and the bass from five giant speakers on a tower more than a story high at a house that is not that close has been booming for more than 24 hours so far.
