  1. Most airlines within their terms and conditions include a sentence similar to the following

    "For all travel, roundtrip or one-way, it is the ticket holder’s responsibility to ensure that all required visas have been obtained and presented at check-in."

    Considering that it's easy to extend a stay in Thailand by requesting it at immigration, Grand Ma had all required visas.

    In case of refusal by immigration ( 1 chance about 10 000 ). Grand Ma was still able to take a bus to visit Cambodia and still being in order from a visa point of view.

    The issue is that employee at check in doesn't know Thailand ( and the flexibility to find a legal solution from inside the country ) and thus makes trouble.

    Even for a trip of 2 weeks with a return fly ticket, they requested me a visa last time. I had to tell ten times to the check in officer , I fuc.. don't need a visa for a 2 weeks trip.

  2. fearing condo bubble...this is the mother of all bubblicious bubbles.

    "I'll buy in five years," I told a young female agent showing me a Phra Khanong two-bedroom unit for 15,000,000 baht.

    "Why?" she asked.

    "Because it'll be less than half price then," I responded knowing that my free lunch invite had just been canceled. (True. I was not given the buffet and drinks in the lobby but was ushered off the elevator on the ground floor and presented a saccharine smile.)

    "How do you know that?" she asked. [We were boarding the elevator when she asked.]

    "How long have you been in this business?" I asked.

    "Three years," she said proudly.

    "So you have seen prices escalate. [quizzical look] Go up every day," I said. [Elevator doors opening on the ground floor.]

    "Yes, why?"

    "Because you can't imagine prices falling, and because it seems crazy, it will happen." [Agent boards elevator, nonplussed.]

    I had the same discussion with colleagues in the US who were doubling down on real estate before the crash, internet stocks before the 2001 tumble, and, most recently, when wandering through Chinatown, Bangkok and the Chinese gold shops were packed after gold fell about $50 to around $1,700 USD.

    That's one nice thing about getting old. The eyes may not work as well, but they see a lot more.

    In summary, Real Estate anywhere in the world => not good , share anywhere in the world => not good , gold => not good.

    Before , it was nice to get some interest on your K . Now it's already nice to just keep your K as it is.

    What can we do with our money , please ?

  3. I'm looking to invest in condos on Pattaya and wonder to know how frequent a condo project can be really abandoned.

    Please, no need of speaking about small trouble like delay of less than 3 years and just focus on real information (no need to joke about people suffering already from a loss in their investment).

    If some people have info or experience or really Condos which reveals to be stop or without any builder anymore.

    I'm also wonder what news about Suan Sawarn condo.

  4. Who in his right mind would pay 420KBaht in cash for anything? And why was he so happy to pay a 40% increase at the last minute?

    I like the place I rent and I'm happy with the price I pay but if they owners suddenly wanted 40% extra on renewal they would have a long wait. At the last renewal they wanted me to pay the cable fee (300B/month) instead of them, but I would not agree to it.

    It 's a summary , maybe with the 120K Eur he gets something more also...

    Don't think it's the major information of this story...

    I'm in pattaya and nobody can say that there are a few properties...100 building are under construction.

    But on a long term basis , I think that Bath will not be weaker than European currencies...

    In Europe ( Belgian ,France, ..) if your renter doesn't pay , not easy to get the rent.

    Nothing is trustable anymore even gold...

    E.G. Tomorrow Barclays bank may bankrupt.

    That's why a split solution is ideal. But I didn't have bought much here in Thai.

    Yes I have that, half of it transferred here from UK , the rest is wages over the last few years, paid in every month from Dubai. I just wondered if anyone knew of a better rate when transferring, or if there were any hiden Thai hurdles to jump.I hope it will be that easy.

    if you are sue to come back... Lot's of people let a Thai real estate agency take care of renting their goods for years...

    Foreigner should gather to stop buying cheapest mini van trip but a safe mini van trip...

    In those safe mini van trip , the mini vans will not follow each others each 10m at 130 km/h .

    Thailand authorities have also a responsabilities on this matter because a huge % of the mini van trip are the consequence of the Thai Visa policy...

    What 's the need of going out of Thailand for 30 minutes at Cambodia ?

  8. I always wondered why Thailand copied the Monopoly game and it's money colors. Anyone have the answer to that one?

    I know I'm opening myself up to a joke here.

    Euro is even more Monopoly inspirated...

    all flashy notes...500 is purple , 200 is yellow , 100 light green , 50 is orange , 20 blue & 10 is red .

    Only the notes of 5 is not flashy but grey .

  9. I do not recommend any condo of Heights holdings.

    I am in park royal 3

    delivery was delayed of 18 months.

    after 8 months , crack appears on the building ;-)

    roof top swimming pools were never delivered.

    ground swimming pool was so badly build ( 55 cm high on one side ) , that they renew it .

    they foresee 2 days to renew , 10 days afterwards it's still in work...

    On the adv. they say reception like best managed hotel but in fact even the adress of the hotel cannot be get from the reception ( it's not a joke ).

  10. Don't know the one at Nuea Road but I will try as I do 3 buffet per week..

    Fish is 199 bath and is very valuable (turn right after Shell fuel station of 2nd road )

    Big cones 179 bath is very nice ( it's 100 m from Hollywood disco and you will see a big white cones of 20m high )

    The one at south end of 3rd Rd is good & clean but less choice for the same price 180-200 bath

    Thaigarden buffet at 299 bath is better ( less choice but 1st quality of everything ) but a Soda will cost you 95 bath which is a lot more than 25 at Fish...

    Hope it helps and hope somone will add comments on some others...
