Friend bought land - is now being taken to court for seller's debts
My friend bought a plot of land (Thai buyer, Thai seller) The chanote was clean. After the sale was completed, He received notice that the seller owed someone (private party) some money (roughly 1m baht) and the seller would be taking him to court to get it. Relevant facts: -Chanote was clean, no lien -He is not personal friends with, no prior relationship with seller (ie no knowledge of debt) -It was slightly undervalued, but priced for quick sale, not suspiciously under. Priced roughly 7.5m vs market value of 9m. -Private buyer, private seller, dealt direct. No agents or companies involved, chanote not in business name. He is getting legal advice and consultations now, but I'd appreciate any input you guys have, please? Any similar stories? Anyone recommend a lawyer? Is he screwed? Would anyone like to buy a lovely plot of land for just 8.5m? 😂

I didn't ask, there was a big queue behind me I'm going to guess it would be the same as Vientiane now, I don't know how it works there. I *think* it's income or savings qualify

I understand why you don't believe it, I would be sceptical too. People are always panicking and posting that the sky is falling when it's really just a misunderstanding. But I'm 99% certain this is a change from the top, at least temporary but most likely permanent.

I have no idea. In Thailand immigration officers require you to have a certified statement from the bank, freshly obtained on day of the application. You wouldn't be able to do that here, so I'm not sure how it will work. I believe you need to show proof of funds in Vientiane and they have been doing it that way for many years, so it will probably work the same as that, however that is. Im sure more info will be forthcoming soon 👍 If you have the funds, isn't it easier to go to a local imm office?

Actually I was more surprised at the lack of angry foreigners effing and blinding about the rule change than the rule change itself I know how significant this change is for many...

The only multi entry that people go to savannakhet for that could require 400k on the bank is the non-O marriage or child visa. I'll edit the OP just in case anyone else is confused too.

I know there will be people saying: "Communication barrier, you misunderstood!" I speak Thai well, been here over 10 years. "You must have pissed him off or been disrespectful!" Nah. We joked about how his job will get easier. "You don't know what you're talking about" Just telling you what happened. I was first in savannakhet 10 years ago. This is my 4th time getting this visa. Except today, I couldn't. Do what you will with this info, I just wish I had had it last Friday before getting the 13 hour bus from Pattaya. 👍

Nebulous? Unclear how? I'm guessing the details in sav will be the same as they are in Vientiane. The officer at the desk was crystal clear. Want a multi? Need bank statement showing 400k.

Is that a 1 year visa? I was on the spot, so just went with what he recommended, the single entry. I'm guessing it would also require bank statements, since he didn't recommend it. I was speaking Thai with him and he was being friendly, no communication barrier, and he I think he would have said something.

I am in Savannakhet now, I just applied for the visa. The officer told me they now require bank statement showing 400k in the bank, as of last week. He didn't seem happy about it. I changed my application to a 90 day single entry, no bank statement required for this. I guess savannakhet is about to get even quieter...
