    i have lived in thailand for 6 years now. married here. from time to time i go travelling, mostly to neighboring countries. i usually rent scooters wherever i am. msig won't cover for scooter/motorbike accidents and i am wondering which travel insurance here in thailand does. i can't take out travel insurance from my home country (australia) as i am not living there. any suggestions please let me know! with many thanks andi

  2. i am building a small resort on the beach (in myanmar) struggling with the toilet system to use. water is not in abundance. 

    We are going through the approval stages right now to built a small bangalow resort with 20 cabins.
     
    The area where we are going to build the cabins is on a slope (medium slope) . I am struggling with the toilet design. We want to built one ensuite toilet for each cabin. Normally in myanmar they build 3 ring toilets next to each other (6ft hole, rings are open at the bottom), when one is full the pipe goes in to the other one etc. The Concern is that there might be a problem with this system as the toilets are all on a hill. So we are concerned about pollution in flood rains (we have a well at the bottom of the land)…what do you think have you got any idea. The water situation is a bit of an issue too. But managing 20 composting toilets is an issue too, also concerns about smell etc.
     
    Its a real issue which I have to solve as soon as possible. anyone has any  suggestions? I would be extremely grateful for any advise…
  3. We are a group of 4, my wife (Thai citizen) and 3 foreigners (2 australians/1 German) who want to set up a company in Thailand in order to do business in Mynamar.

    We have a local partner in Myanmar and want to lease land from him to run a small guest house (estimated yearly income 100-200.000 US$)

    So we are not intending to do business in Thailand. The purpose of the company is purely to do business in Myanmar, but the new Myanmar laws now require a foreign company.

     

    What costs are we looking at for set up (incorporation) in thailand

    How long does it take?

    What other yearly cost do we have to expect?

    What documents are required? 

     

    I live here with my wife in Thailand, however our other partners are overseas.

    Do they need to physically come to Thailand or can the signatures etc be done via internet/Fed Ex?

     

    any help is greatly appreciated!!!

  4. Background:

    The said parties (via a foreign entity possibly Thai or Singapore Company) would like to control an identified (8 acre) parcel of land in Tanintharyi Region

    We have 2 local friends who live in Dawei.

    We have already a written promise signed by the seller and 500.000 kyat to hold the agreed buying price until March 3.

    We have agreed with the owner of the land to pay a 20% deposit of the total agreed price of 160 mio Kyat. With the remainder to be paid within 6 months.

    We have spoken to a local lawyer here today for the contract between the seller and the buyer. Currently we believe our Dawei friends need to be the buyer.

    Question 1: Can our Dawei friends be in a Joint Venture local company partly owned by a foreign entity?

    Monday 22nd February we will travel with the local lawyer to the landowner to verify land size, ownership.

    We are looking to understand how us, as foreigners or via a foreign entity can control the land and our intentions for this land.

    How much of this needs to be setup before the 20% deposit is paid.

    Our intention is to establish a small simple resort with some bungalows (huts).

    We want to be in control of the ownership papers and decision making of the development of the land.

    One of our Dawei friends would manage the land and officially run the place.

    One of us (+Thai wife) would like to work/ co-manage (requires a long-term Myanmar work visa?)

    Please advise how we best protect our asset and financial interests.

    Some of our thoughts include:

    How would our land ownership be affected in case of sudden death/ mental incapacity of our Dawei partners. What if they leave their assets to their family.

    We believe holding the legal paperwork of the tax receipt would address this most critical issue. Is that correct?

    In Thailand contracts like this happen by the local friend/buyer signing over the land to the foreigner on the day of deposit/settlement. We believe this is also not secure as the local can make this claim to the local Government and make that contract voide.

  5. I am in process of buying land with a local man in myanmar. As in thailand noone other then a local is allowed to own land.i know about the risks having lived in asia for many years now.i am trying get my hands on a blank contract of the agreement between the local buyer and the foreigner.i urgently nèed this paper as i have found a little paradise near dawei on the peninsula...can anyone help...basically i want to protect my asset and address the issue of say death of my friend...

  6. i am aware of the legal complications...i have a dutch myanmese friend who is citizen and would be the person in who's name the land is, similar to thailand where falangs can't buy land either. She is a legal professional so has some workarounds... still looking for a local who can assist me driving around and asking the locals... i am not interested in Maungmagan or anywhere north of there... i have been there a couple of times and seen the development of the port etc... i have my eye on the peninsula south of dawei, south of laungton...

  7. i get conflicting info and may be the situation has changed. I am Australian passport holder.

    a few blogs on the net suggest that people have crossed the border phu nam ron/htee khee 12-18 month ago and continued to Dawei, which is my plan.

    but my friend was told by an official from the Myanmar government that only those land crossings are open

    we were told

    1. irrelevant of 15 day or 30 day permit of stay it is not possible to change straight to non o.

    2. you are writing: the money does not have to be in the bank for 2 months to apply for the non immigrant visa. Having the money in the bank on the date of application is the requirement.

    who says that???

    we were clearly tild money needs to be on account for 2 months...

    3.i didn't get any reentry at this point...my situation a bit complex as i am buying land in myanmar at present which requires me to go a few times back and forward....

  9. ok guys, thanks again for all your posts...here is my update to let you know how things went at immigration.

    i went to my local nonthaburi office.

    The only option i had was to extend my 14 day entry permit for another 60 days. Cost 1900 baht...needed wife present, marriage stuff, blue book wife, passport picture,

    2. there is no way to change straight back to non O.

    3. i could have gotten a multible entry for 3800 baht for this 2 month extention (i didn't because i will leave the country next month, and other time issues.)

    4. if i have 400k on account for 2 month i could transfer the extention to a 3 month non o in 1 month, then change the 3 month to a 1 year. (always possible 30 days before the visa expires...

    BTW... thai embassy in Myanmar confirmed via email that they are issuing 3 month NON o multible entry visas (based on marriage)

    hope this helps and REMEMBER TO GET YOUR REENTRY PERMIT!!!!

  10. thanks so much ubonjoe... i can arrange the fund to be on the account again but it would not show in my bankbook as 2 months.... my wife puts the 400 k every year 2 month prior onto my bank account and then she invests it for the rest of the year....

    so monday morning we could get the money onto the account...and then show them at nonthaburi office my bankbook... normally they need letter from the bank??

  11. i am so upset with myself! PLEASE HELP!!!

    i know this has been discussed but regulations change all the time...

    I forgot to get my reentry visa for my 1 yr non 0 extention of stay (based on marriage) ! i have done it for years but when i received my extention of stay in september 2015 i forgot to apply for the multiple entry visa!!!

    i returned yesterday from a little roadtrip to Cambodia and my existing visa was nullified... now i am back on a 14 day tourist visa. <deleted>!!!

    i usually deal with immigration at Nonthaburi (where I live)

    1. Any one knows of a way to reinstate my old 1 yr extention of stay visa or is all lost?

    2. i need to leave the country for Myanmar next month so IF i have to start the process again can i get the right visa (3month NON 0 based on marriage i guess?) in Yangoon? i heard some countries don't issue them any more.

    3. if yangoon does not issue Non o marriange visas then which countries in the area still do?

    4.once i extend the 3 month to 1 year will this be treated as a first time application? Difference would be i gueass that i need a statement from the neighbours again saying i live at my address with my wife and the 400.000 baht only need to be at bank account for 2 months not 3....?

    5. when i come into thailand with my new NON O 3 month visa it can only be SIngle entry? Correct... i cant't leave the country and after 60 days i can apply for the 1 year (which will be under consideration from day 61-90,Correct?

  12. I HAVE A couple of pieces of furniture, pine, with small holes and wood dust... so have wood borer activity... anyone has suggestion with what i can treat here in thailand... in australia we use solvent based insecticidal borer fluid...but try to explain that to a thai...
