  1. I was wondering what effect the new rulings on property ownership by companies is having on the property market. Has anyone acctually sold a house to a foriegner in the last few weeks? Is it still possible or will they all have to be sold to Thais?

    Wilko, not much help from this lot is there. I was in Pattaya one week ago and was told by a friend in the property business that the sale of houses is completely dead at the moment but Condo's are still moving. Having said this my friend did sell his house 3 weeks ago for 8M to a farang with a thai wife. The house was in a company and he now has the money in the bank. How it was transfered I do not know.

    Cannot say that I can name a place where this has worked. Can only speak of first hand experience here in Sydney. If you are white anglo saxon you are not safe and will find yourself isolated on the streets.

  3. I'm done. Worked predominately in the same Industry for over 30 years (Insurance) and now 52. The house is now on the market, we have our Condo organised in Jomtien and a school picked out for our daughter. I was going to wait until retirement age but realised a few months ago that I could be dead by then, plus I just could not stand doing my job until I turn 60. I trust we will make enough to get by. My wife wants to run a little business, possible a laundry and I will do a few investments. We do not need to be rich (would like to be but not need to be) just bring in enough to be happy and look after ourselves.

  4. I fly Thai only because they fly direct from Sydney to Bangkok and are cheaper than Qantas and British Airways on the same route. I prefer Singapore Airlines but they stop over in Singapore for about 2 hours making a longer trip. I do not mind but the wife wants the direct flight and can speak Thai to the staff. But at the same time she complains that the flight staff are rude and not very helpful. I say OK we go Singapore, she says she does not want to stop over so Ok we go Thai, she then complains about the flight staff and around we go again. :o

    I put the deposit on a 3,000,000 bt house last year and now will bepaying the rest in the next month

    Same here. In June I will be paying the balance on a new Condo, 1.5M baht. At the current rates it will cost Aus $3000 more than last Xmas. Oh well shit happens.

  6. The transport pricing issue is an interesting point.

    In Pattaya there are endless complaints by farang having to pay 10 baht on the Songtaows compared to the locals paying 5 baht.

    In Phuket there were reports that over the New Year holiday period that the minimum fare on a tuk tuk was 100 baht.

    The reports are correct. Last January after 3 weeks in Pattaya we spent 5 days at The Holiday Inn Patong to finish off our holiday with a bit of luxury. The cheapest my Thai wife could negotiate the baht bus drivers down to was 100 baht for a short trip. After spending 5 to 10 baht in Pattaya she was not impressed.

    Another annoying thing for her was food. The first night she just felt like fried beef with chilly and some fried noodles (cannot remember the thai name but a common dish from the small street venders in Pattaya). I said no problem, write it in thai and I will get some. Well I could not find a thai restaurant within 15 minutes walking anywhere near the Holiday Inn. All establishments were selling expensive farang meals. Finally I found some massage parlours and figuring the girls must eat somewhere asked for help and was directed up a small soi to a restaurant the actually sold thai food in thailand.

    Well I returned feeling happy that I had actually found her food only to get into trouble for taking so long. You do not mess with a hungry thai lady. :o

  7. Hua Hin is very different from Pattaya etc. If I'm looking for a laid back time then I'll head for Hua Hin or Cha Am, if I want a lively time I'll whizz through to Pattaya.

    :D Whizz through? bus from Cha Am to the Monument then BTS to Eckamai then bus to Pattaya where you sit on walking street with a beer watching people enjoying themselves. Check Out 300 baht a night fan room Hotel after 4 days as no friends and watching the money, then get bus to Eckamai to BTS to Monument and back to Cha Am by bus for the last 5 days. Bus from cha Am to monument then taxi to Airport. Pretend to everyone back home you are a jet-setter and you spent loads of money (hiding in Cha Am). Back on this forum and pretend you are an Ex Pat giving out ridiculous info.

    This makes little if any sense. :D

  8. There are numerous threads here about buying property (real estate) by various methods, but as a slow learning serial divorcee, I now tend to look at how to extricate myself from anything before I actually decide to "invest".

    So,  .... has anyone here ever actually bought real estate in LOS and then subsequently managed to sell it?

    Wow, Fredpat certainly gave you a reply but if you would like a very simple reply from a very small investor. Yes, I bought a studio condo furnished in Jomtien in Aug 2003 for 1.1M baht. It has been rented most of the time returning me around 10% PA.

    I sold it last month for 1.37M baht giving me a capital growth of 25%, and yes, I have got the funds transfered out of Thailand to my Aussie bank account. Due to currency fluctuations did not realise 25% in Aussie dollars but still made a profit plus the money is going back to help pay for the new ones.

    Have you thought of the alternative of not sending your household goods to Thailand. My mate moved there from Australia a couple of years ago. He found it cheaper to sell everything in a couple of garage sales and take the cash to Thailand. Most basic household furniture items were cheaper in Thailand and he just took personal items, photo's etc and his PC with him and his family on the plane when they left.

    Paid a bit of excess luggage but it was a lot cheaper and less hassles than shipping all his stuff there.

  10. Hi pfotoguy. I personally like VT2 and have a studio condo for sale there at the moment. A friend of mine lives in VT2 and has some nice condo's for rent in your price range.

  11. yes, but many private pension/superannuation funds already do that already. So my question is, whats the main difference? No one has really been able to explain that to me yet.

    If you have people that depend on your income, partner, young children etc and you have enough money put away in a super fund to look after them then you do not need life insurance.

    But if not, life insurance boosts your assets accordingly should you die. As you accumulate more assets over the years you can review the amount of life insurance required to supplement your assets, whether they be property, shares cash etc and reduce or increase the cover accordingly.

    But as a suggestion avoid policies that have a cash in value at the end. They usually give you a lousy return but some agents will push them as they can pay a high commission.

    Look for term life covers that do not have a cash value at the end of the term. Also consider including total permanent disability just in case the you are alive but suffer an injury or disease that stops you earning an income for the rest of your life.

    Hope this is what you were after.

    PS. If you are in a Group Super scheme look at including life cover in it. This is usually the cheapest way.

    If your Condo is fitted out nice with a Kitchen, Western style bathroom etc I think 1.5M is to cheap. A high floor unit will go for 1.6M plus.

    I currently have a 3rd floor 41 sq metre unit for sale in building B, Jomtien side which is fitted out very nicely with good tiles, small kitchenette, A/C, washing machine, fully furnished etc for sale for 1.45M.

    I am upgrading to a larger unit in the Viewtalay 5 complex.

  14. This topic has been discussed often in my household. I live in Australia and the main thing that is holding us here is my daughters education. My wife attended Thai Public schooling in a village up to the end of high school. She then went to Bangkok enrolled in a Business College, so even though she does not hold a high degree she does understand the importants of a good education.

    My wife would love to move back to Thailand but she will not because she wants our daughter to get an Education here. I also agree as I believe the education that she will receive here will be a lot better, and accepted by more establishments world wide, than one obtained in thailand. This is the same reason that we have two of our nieces from Thailand completing senior high school here. We are not paying for them, their parents are footing the bill.

    My daughter speaks both English and Thai ( she is only 4) and next year she starts at a Thai School which is held Sundays for 4 hours and concentrates on teaching thai, oral and writing, plus some thai culture.

    The way we see it as my daughter holds both Australian and Thai citizenship when she has finished her schooling she will be in a position to choose where she wants to live and work.

    The draw back is I have to wait until I am at least 65 before being able to retire in LOS :o

  15. Thank you to the members that gave me some info. I will check them out closer to Xmas.

    I know I am very early but wanted to get an idea now about whats available as we are planning the trip now. Even the flights are booking up quickly. Singapore Airlines from Sydney to Bangkok on the 24/12 are already booked out and Thai is about 80% booked on the 24th.

  16. I will be arriving in Bangkok Christmas Eve and as we have not had a Christmas Dinner for a few years I would like to find a place somewhere in Bangkok.

    I imagine the International Hotels would have something but would appreciate any input the board members can give.

    Cost is also a factor as there will be myself, my wife and daughter and of cause I will have to pay for a few of my wifes family, sisters nieces nephews etc.

    I am Australian so looking for traditional British / Australian Christmas Dinner.

    Any recommendations on restuarants would be appreciated.

  17. my ex Thai-BF fed this one ..it ate worm..and i pretend that i was fine with its, really itchy when it walked on my hand..

    Bloody ######, I don't have to imagine why the BF is an ex. I would be outta there about 1 metre before it got anyware near my hand. :o

  18. Its a tough one. A friend of mine managed to get a visa for her sister only because she has a very sick daughter and needed help to look after her and mind her other son.

    I enquired some time ago for my wifes family and the Gov looks at how many of the family are still in thailand and if more in thailand than Aust its a no go.

    If the sister does not have skills and or education to fill vacancies in Aust the only way that I know how to get her here is on a marriage or engagement visa.
