30% is quite a lot! I am surprised so many used agents illegally and are here on a shoestring budget by not having the minimum financial requirements. -

I would imagine quite a lot retirees made false affidavit declaring income which they didn't have and the embassy were too lazy to verify it. Thanks to these people, the requirements have become stricter for the valid retirees. These people are probably doing Covid extensions or back to visa runs (when border opens) right now. -

@biervoormij I am surprised why aseannow didn't report that interesting article. The top 3 nationalities are..... drums rolling A total of 35,846 foreigners have obtained retirement visas with the top three nationalities being British, Germans and Americans. BTW, Are you dutch? -
Zebra crossings with no traffic lights is not the same as Zebra with traffic lights. In Spore, most Zebra crossings have traffic lights because it is a densely-populated small island. Not sure about HK, but I would imagine the same because it is also densely-populated small island. In Thailand, most zebra crossings are without traffic lights and it's not compulsory for people to stop.

You have the same application date as me! 90 days from Nov 2 is until Jan 31 2022. So I presume that we can drop below 800 k starting from Feb 1 and not Feb 3 like what you mentioned. -
For retirement extension, there is this requirement , ฿800,000 in a Thai bank account for 60 days+ before applying for the extension. And ฿800,000 remaining for 3 months after the extension, and ฿400,000 thereafter. For example 16 December 2021 is expiry date of visa 2 Nov 2021 is date of application and approval (45 days earlier than expiry date). Is it counted from date of approval or date of expiry? Is the date of approval counted as day 1 or day 0? What is the earliest date which I can withdraw money to below 800k baht but above 400k? Anybody know for sure?

There are some farang who have fake marriage to Thai citizens just to stay in Thailand. They don't stay together and so it's better for immigration to just drop by anytime and not the appointed invited time where the wife can be conspired to be there at the right moment. -

Just be prepared for any flip-flop in policy again. Thailand is infamous for that. If you are found positive, just be prepared to be quarantined at a hospital. There are now 3 Covid tests. 1 before flight 1 upon arrival in Thailand 1 after 6 days.
