I am from Malaysia and I won't be renewing my next Extension of Stay (Retirement). I own a Condo in Bangkok. I will be returning back to Thailand every now and then by "Land Crossing" or by "Air" on a "Visa Exempt (30 Days)". I have two questions to ask. 1. If by Air, is there a limit for one year ? 2. If by Land Crossing, is there a limit for one year ? Your kind advice is much appreciated. Thanking you all in advance.

In mid July I will be travelling from KLIA 2 (Malaysia Airport) to Bangkok. I have three questions to ask. 1. Where, when and how to apply for the Thailand Pass. 2. Where to buy the Insurance ? I attach this (2019) "ETS Business Class Train" review for your info. In case you may want to take this Business Class Train from K L Sentral, Kuala Lumpur to Padang Besar (Thai/Malaysia border town). A Six Hours trip. From Padang Besar you can take a Thai Shuttle Train to Hatyai Shuttle train runs only twice a day. Please check it out. Before the Covid Pandemic, there were six trips from KL Sentral to Padang Besar. New trains include Business Class, Gold Class, Platinum Class. The best is the Business Class. It was reported that the Malaysia/Thailand border will open again from May. Please check it out. BTW, from Hatyai I would take a Train to Bangkok after staying a night in Hatyai. Most likely, I would take a ETS Business Class Train from KL SENTRAL (Malaysia) to Padang Besar. Then from Padang Besar (Malaysia) I will take a Shuttle Thai train to Hatyai. The journey from KL SENTRAL (ETS Train) to Padang Besar (Malaysia/Thai border town) takes only a 6 hours ride. From Padang Besar, the Thai Shuttle train will take an one hour drive to Hatyai. All these trips were before the Covid Pandemic. It seems that this Padang Besar border crossing will be opened by the month of May. Hopefully. -
I am from Malaysia and I visit Thailand very often. When I enter Thailand, I was given a 30 Days Stamp on arrival. Can I visit Thailand off and on (with the 30 Days Stamp) many times. Meaning can I do it all the time, going in and out with no time limit. Or I can do it for 3 times only in a year like a Visa Run (valid for 3 months). Is there a time limit for doing the 30 Days Stamp in a year ? Your advice is much appreciated. Thanking you all in advance.

Next month (April or May) I plan to travel by train from Bangkok to Hatyai. Then continue to Padang Besar to cross over to Malaysia. Which train station should I choose from Bangkok ? Is it still from Hua Lampong Station or I have to take the train from the new Bang Sue Grand Station ? Your advice is much appreciated. Thanking you all in advance.

I am on "NON-O" (Extension of stay). Valid till July 2022. Soon I will be leaving Thailand for a month or so. I have been vaccinated twice and will apply for a International Covid Certificate before I leave Thailand. My question is this. It it true when I return back to Thailand I need to get an Health Insurance Policy as reported in the press recently. Your kind advice is much appreciated. Thanking you all in advance.

I have been vaccinated "twice" in Bangkok Hospital. I was given a piece Paper stating that I have been vaccinated twice. The question is this. Can I use this "Paper" as proof or I must get the Yellow Book to leave the country. If so, where and how can I get the Yellow Book. Your kind advice is much appreciated. Thanking you all in advance. This is how I bought my Condo in Bangkok. The S & P was 6.5 million Baht. I paid all the "DEPOSITS", and a few months by instalments, and whatever in THAI BAHT. Finally, when everything was ready, I sent the Developer the "Full Amount" as stated in the S & P. With that full amount as stated in the S & P, the Land Dept will issue me the "Title Deed" (Chanote). After all that, the Developer will "Return Me All The Balance" which I had paid earlier. The issue here is this. The Land Dept is only interested that the Full Amount of the S & P must come from your home country. You Don't need a lawyer to do all this - unless you buy from a Private Owner. The "Rule of Thumb" : The LAND DEPT is not interested on how you pay the Developer. The Land Dept will only issue you the "Title Deed" (Chanote) if you can show proof that the Full Amount as stated in the S & P must come from your HOME COUNTRY. Please take note.
