Yes it is crazy. I have Non immigrant O visa and extension on retirement. Have multiple reentry visa and had been living in Thailand for almost 9 years. I too left Thailand end of February for a holiday and still I am not able to go back. I have a permanent rental agreement for which I am still paying rental. My expenses in Thailand has never been less than 70000 Bhat a month, so I am contributing to Thailand economy as well.
I hope the authorities will understand soon that not allowing people like us to reenter Thailand on their legal visa is only harming Thailand economy.

There is another option now for those that are not Thai. Emirates are flying from Dubai to Bangkok and those with a certificate of entry and etc can arrange and return to here on them.
Do you mean if we have retirement visa and stay in dubai for few weeks we can travel to Thailand?

You should have either 800000 in Thai bank for 2 months prior to apply for retirement visa, your pension is 65000 bhat a month or combination of the two. If you have proof of financial need you can get non immigrant O visa from another country which is valid for 3 months and when in Thailand change that to retirement visa. If you have a tourist visa also you can first change that to non immigrant O visa I Thailand by paying the fee I think 2000 bhat and then change that to retirement visa. About the agent done will do it that way by paying anything between 14000 to 20000.

The problem is no one is interested in 2 weeks quarantine that is going to cost them 3000 to 8000 US$. Tourist don't have few months holiday. I have a retirement visa, rent a flat in Pattaya which I still have. Currently outside Thailand and would like to go back. Why can't I be quarantine in my own place? If they need people to have long stay in Thailand or will be us who left the country before pandemic and now we can't go back. As long as they force people to stay 2 weeks in hotel of their choice that is going to cost huge amount not many people would be interested to go back.

I keep hearing that people get infected from the place they travel but not sure if they get it in that country or not. Usually before travelling everyone have to test and if ok can travel. Now how it show they are infected while in quarantine is a mistry. Do they get it in the airport, in plane or in a place they are quarantine no body knows. If you have to travel make sure you eat something right before boarding, don't eat anything on the flight, take sanitizer with you and clean the area like your table etc

Never use your card in small businesses in Thailand. You must always cover the number panel when putting your pin. If someone get access to your card detail even without pin they can misuse it for buying online. Your bank should be having some security features. My cards were misused in Europe and I inform the bank and complain to police. They found out they had transferred money from my card to a online gambling company then transfer that money to their account. Of course all the personal details for their home, bank etc was false as they used forged ID card. Since it wasn't my fault the entire money was refunded to me.

I feel you shouldn't take a risk to travel far from home. You never know they can lockdown at any time and you may have to stay there for a long time. I suggest you to go to nearby countries like Spain there are beautiful beaches in Canary island. Playa de Engelsk was lovely. Or you may go to Greece good food and reasonably good beaches.

I think they don't understand the tourist are not free birds. They have jobs to go back. Do they think they have 6 months holiday? Why should a tourist come to Thailand and spend 14 days of their holidays in a room in a hotel and pay at least 40 000 Bhat. I guess then come out of the hotel and go straight to airport to go back home

I think one of the reason the bath is strong is due to the Chinese. Their currency keep devaluing and they invest in Thai Baht to avoid loosing money and therefore the Baht stay strong.

Two of my friends have 6 each. It was nice before as they use to get good rental income but now most of the condos are vacant and rental dropped from 22000 to 9000

Best option stay single

Probably they will agree as the economy is bad and he is lucky to be able to sell. But you are the one who is unlucky as you will probably be paying the entire amount.

Very bad idea. Why should people come from Europe or other western countries to see something they already have in their own countries? Pattay beauty is the way it is now. The moment they change it all the charms are gone as well as all the tourists.

It seem to be a good deal you give 1.3 million and she loan 3 million. Then you say good bye and she pay the mortgage and keep the flat.

Best option is to apply for a non immigrant O visa from Embassy. He will get a 3 months visa and once in Thailand he can apply for retirement visa and he will be given additional 12 months visa. So he will have total of 15 months visa. Good luck

Not a great idea as China will buy whole of Thailand and they will rule

As long as I know the income letter or retirement letter for retirement visa should show income of at least 65000 Baht or 800 000 Baht in the bank. I show my income letter to Embassy get a letter in English and show it at immigration.

I prefer to stay in Central Pattaya. If you want nice condo around 45 sqm beach view try View Talay 6 next to central festival. Prices was around 25000 Baht but now probably much cheaper.

The property price had already dropped earlier but it didn't make different to foreigners who wanted to buy as their currency value against Baht has also dropped. Now it is a good time for them to sell if they want to go back to their country or another country as they will get more value for the other currency against Baht. Now with Covid 19 many millions of people worldwide has lost their jobs. They have shortage of money and also scare to travel at least til there is a vaccine. Look at Pattaya it is empty. Everyone go back to their village. Who will rent flat etc. I feel only those will buy a flat who really want to live in Thailand for at least next 10 years. I live in a Hotel Condominium. I used to pay 24000 Baht rent for a flat and guess what I am paying now 9000 Baht only for the same room. The selling prince of same condo was around 2.8 million and now he is ready to sell for 1.8 and there is no buyer.

Why should the property prices crash in the long run? More and more people will have enough money to travel and they will do it. And they need rooms. Or why should they stop traveling?
If someone travel as tourist they need not buy property.

Pattaya is fantastic now... No smelly tourists from the UK/Russia/Europe/ETC ETC and no hordes of chines in tourist busses.
hopefully it moves forward and never returns to time gone by.
Are you Thai? Because you included all the nationalities I guess. Well we have a saying that when a cat can not reach the meat he will say pif pif I don't like the meat. Now you say you don't want foreigners back because you know not many will come back. I remember 10 years back how wonderful Pattaya and people been. But gradually everything changes by some Thai people beating up foreigners for stupid reason, misuse of foreigners by many girls (not all) and of course strong Bath. I read in news few days back that Thailand has 38 million work force and now 10 million are without job while before Corona there was zero unemployment. Before Thai people go to gold shop to buy gold and now they go to sell the gold. Do you know the rental of a place in Walking street? A small place cost almost 100 000 Bath a month. What do you think will happen to them when they ultimately open if they can open at all after all the losses. Well I really hope things get back to how it was 10 years a go.

Wearing mask is an important factor to reduce infections. That is how South Korea could control the spread of virus to some extend and they did very well. Another reason for reduced number of infected in the country like Thailand may be reduced number of test. The more test it reveal how many are really infected.
