Since you want to keep your fertility, you should get "Prostate artery embolisation", available in Singapore.
If you go for Holep you have only one option, which is to make a deposit in a Sperm bank.
Now, you wont like what comes next, I have now retrograde ejaculation, my very large gland, my age (71), finasteride, doxy, and possibly the vasectomy have united to give me this mildly unpleasant disability. But the orgasm is still good, if not better, strangely.
But in your case I'd go for embolisation first. There is plenty of good reading around so just google it.
Does anyone know if "Prostate Artery Embolisation" is available in Thailand ?

OP, as usual it depends on your immigration office.
For your FIRST non O using "conversion" from visa exempt or tourist visa, it's common for immigration office to accept a TM30 as it's understandable to at this early stage you have not chosen long term rental.
Suggest you ask your immigration office for definitive advice.
Here is link with requirements for 12 months extension.
It does list rental agreement.
You can do a mok one as suggested earlier.
Thank you for your message but this is list of requirements to apply for a 90 days Non O retirement visa in an Immigration Office, not for a one year extension of stay.
I have already a 90 days Non O retirement visa and will apply soon for a one year retirement extension of stay.

I stay in Thailand now with a 90 days Non O "retirement" visa and will apply soon for a FIRST one year retirement extension of stay.
I rent a studio in a residence at Udon Thani in a monthly rental contract basis and few days ago I found out about the list of requirements at Immigration Office there.
I was very surprised that they required a one year rental contract and not less because for some reasons, some of us don't want or can't stay live one year at the same place...
So, I am looking for recent testimonials from some of you who would have succesfully applied for a FIRST one year retirement extension of stay in a monthly or quaterly rental contract basis
only.

My advice before doing a border bounce in order to cancel a valid OA extension of stay is to make sure that your immigration office can accept a Non O visa "retirement" application.
Because not all Immigration Office in Thaïland allow it.
For example, at Mae Sai Immigration Office (main office for Chiang Rai province), they don't accept a Non O "retirement" application for those who had an OA extension of stay before, even if it was canceled by doing a border bounce.
They tell to people to go to Thaï Embassy abroad to do it, at Vientiane for exemple.

Did anyone succeed recently to apply to a 90 days Non O "retirement" visa at Mae Sai Immigration by first having to bounce out at "Mae Sai/Tachilek" border in order to kill off a OA extension of stay ?
Yesterday, I have been to Mae Sai Immigration Office and they refused to allow me to apply for a Non O visa "retirement" because I currently have a Non OA extension of stay, even if I kill off it by doing a border bounce and come back with a 30 days visa exempt.
They told me that I have to apply for a O visa "retirement" at the Thai Embassy in Vientiane, Laos

I am the OP. The more people who reply, the muddier the waters become. Can anyone provide a link stating the exact requirements for a Non-O visa ? And for the O-A visa too ? I've searched the Immigration site attached to the Pinned topic here, but couldn't find an answer to my questions.
This is the official requirements list to apply for a 90 days Non O "retirement" visa in Immigration Office in Thailand

Immigration will not be aware that you moved out of the condo. You will need to do a address change before you apply for your next extension.
I currently live in Jomtien and do my 90 report on line at Jomtien Immigration.
If I change permanent adress, still in Jomtien, and fill a new TM30 at Jomtien Immigration, can I still do my next 90 report on line or need to do the next one in person ?
Thank you for your answer.

You could still do your 90 day reports to the immigration office in Jomtien.
A TM30 report is only needed if you change your permanent address.
Thank you but is it ok even if I don't live anymore at my current address in Jomtien after leaving my current rental condo ?
-
I currently rent a condo in Jomtien which is my TM30 registered adress at Jomtien Immigration Office for 90 days report and retirement extension of stay renewal.
I plan to make soon a long trip tour througt Thailand for some months, living only in hotel or short time rental.
So, if I check out from my current rental condo and don't fill a new TM30 in another Immigration Office during my long trip, can I still make online 90 days report to same adress ?
Thank you.

It is certainly required to apply for a non-o visa based upon retirement at a embassy or official consulate.
"2.6 Applicant must be medically insured for the entire period of stay in Thailand with the following coverage:
– Outpatient benefit with a sum insured of not less than 40,000 THB, and
– Inpatient benefit with a sum insured of not less than 400,000 THB"Source: https://thaiembdc.org/2020/11/17/nonoretirement/
Some have changed it to the new $100,000 insurance requirement for a Non-OA visa.
Is this health Insurance required too to apply for a 90 days Non O visa based upon retirement at a Immigration Office in Thailand ? Thank you

Thanks all for the info, I have now changed the passport number and address on my drivers license here in Pattaya.
Documents used:
Passport and one copy.
Drivers license and one copy
Yellow book and one copy
Pink ID card and one copy
If you have both car and MC license you need one copy for each.
If you don't have Yellow book and pink ID card you need to get Certificate of residence from Immigration.
If you use the pink ID card they will put that number on your drivers license, not the passport number, so you will not have to change again every time you change passport.
The process took about 45 minutes and costed about 100Baht.
Did you change passport number and adress on your blue book's car and your green book's motorbike at the same time ?
-
What's happen to those who don't bother to update their blue/green book at DLT each time they change adress...They can't get speeding ticket mail anymore at their new adress...

At Koh Samui Immigration, you can renew your retirement extension of stay only one week in advance (8-10 days)...30 or 45 days in advance is absolutly impossible.

Does anyone know if it is possible to apply for a one year retirement extension of stay (based on OA visa) in a Thai Immigration Office with a passport whose remaining validity date is less than one year ? Thank you
-
Does anyone know if it is still possible to renew a 5 years driving license after the birthday expiration date in order to get 6 years of validity instead of 5 years in Banglamung DLT ? Thank you...

Thanks OP.
I went there Tuesday late afternoon to ask the requirements and was told one original and one copy ok.
I was also told appointment, when I got it, would now be in September but nothing about getting there early. I went straight upstairs and spoke to a lady up there who also gave me the checklist needed to apply and think I will try that again next week now I have all the documents. Can only tell me to come back.........
She also said applying for an appointment online was not possible for foreigners.
About 5 years renewal driving license checklist, do you know if medical certificate is a requirement in Banglamung DLT ? Thank you...

@JTXR asked "Can I enter Thailand either visa exempt or on an SETV and then apply in-country to convert to a Non-Imm O visa based on retirement (not marriage)? If yes, what are the requirements, other than Bt 800K in a Thai bank account?"
Here is the list of requirements to convert from a visa exempt (TM87) to non-O (retirement) that I got a couple of weeks ago from the Bangkok Immigration office on Changwattana. All are pretty self explanatory except for number 8. I asked if a hotel/hostel bill would be sufficient and was told no, that it needed to be a lease/rental agreement. I asked for how long and was told at least 6 months. The requirements may vary somewhat depending on what province you are doing the conversion in, especially Chiang Mai.

Did you use the 800 00 baht deposit in bank method ?
If yes, did they really require proof of international foreign currency fund transfert (point 5.3) ?
Thank you...

There are a few embassies and consulates that will issue the non-o visa. For example he London embassy will.
Proof of a pension and etc. Or a statement done at your embassy stating you are retired. A proof of income letter from your embassy showing any amount of income would also be accepted.
I plan to apply to a "O Visa" for people over 50 yo at Penang Consulate (I live in Koh Samui). I am 58 years old, not yet retired so no have any pension and no have any income too in my country...So I can't get a retirement/income letter from my embassy. Is there another way to solve this issue ?

No medical or police record check and no insurance. The easiest way is to start with a 90 days Non-Immigrant O Visa. Then after 60 days you apply for the 1 year extension at the local immigration office. You need the >800k parked in a Thai bank 2 months before applying for the extension and stay above 800k for another 3 months. Then never below 400k until next years extension when you have to top it up to at least 800k again.
For O Visa "over 50yo", It seem that Penang, Vientiane and Sananakhet Thai Consulate require a letter from embassy as proof of retirement (in addition to bank letter showing a balance up to 800k baht).
But what about those who are over 50 but not still retired (no pension) and can't get this Retirement Letter from embassy ?- 1
