Their problem is twofold: Falang locals aren’t coming out or have left and the strength of the baht has now affected the tourism industry. Bad policy is hurting the country.

Tourism is way down due to the strength of the baht and xenophobic policies of the military government, but let’s continue with a high speed rail to create a rapid transit system to move falangs that are not coming.

Question: I come back to Thailand 4 times a year for 3 weeks at a time. I fill out a TM30 upon arrival to BKK; do I need to fill out another one or does my wife, eventhough we stay in our house and my name is in the house book?

I’m not concerned about dual pricing; it is far down the list as far as I’m concerned. The retirement visa amounts requirement in the banks is far more of a concern. When none of your neighbors in SE Asia have anything close to that, it instantaneously makes Thailand less desirable. That coupled with a falsely adjusted baht valuation makes anywhere else more desirable.

Many years ago I invested money in my wife to attend a reputable driving course. The driving instructor was very thorough and I actually feel comfortable with her driving skills.

Every person I have ever known in Thailand who has been banged out on a seriously long overstay has either walked into an Immigration Office in the futile attempt at making amends or was more often turned in by Thais, for revenge. I have never experienced a single case where Immigration conducted an investigation and snagged someone.

If I am flying into BKK and staying at my house, I supply the address to immigration upon arrival. Why would I need to do this a 2nd time?

Genuinely sad. I feel this it only the beginning though.
I only imagine what additional hurtles we must all jump here in the future.

With the new requirements instituted by the Thai government, the neighboring countries look ever more appealing. Imagine retiring in a SE asian country when the struggles are minimal and the local gov't doesn't detest you. Instituting all of these flaming hoops to get through, just to live is a nuisance. Especially, when the countries closest neighbors do not have them. I married a wife and created a family in Thailand, however, greener pastures may lie await elsewhere.
Good luck to all who optimistically invested in Thailand. Surely, as more expats leave, die & simply choose a different destination, the blooms of new real estate will seriously depreciate in value and the boom towns of the past wither on the vine. All due to a stupid and xenophobic gov't.

The 2,000 for failure to report is the least of the landlords worries. With the new heavy handed requirements for 400,000B and 800,000B in a bank (or equivalent pensions scheme) it will effectively reduce the population of frugal retirees. I own studios & 1 bedrooms. The majority of my prospective clientele live on modest incomes and do not have that kind of money to simply loan to a Thai bank. Especially, when all of our neighboring countries have far less compliance requirements. Cambo, Laos & Vietnam are looking better each day and I don't blame Expats for leaving. An additional issue is it is going to negatively affect the condo market in tourist areas because investment property will be fairly useless. Who wants to spend 1, 2 or 3MB for a rental when you can't fill it?

I'm 41 and sniffing at retirement at 50. Thai wife and 2 daughters with dual citizenship. We have multiple properties in Thailand. I am rather fortunate. However, I have a number of good and honest friends who rent condos and live on modest pensions or social security. I can't see them being able to stay. Most of which sold up shop in their native country and have no connections back there any longer. These moves seem like a financial culling of expats which I find quite disturbing. These men aren't charlatans, grifters, yabbaheads or malcontents. They aren't a cause for crime or a burden on society. These developments may very well have me reconsider my family's future in the Land of Smiles.

Somtamnication, thank you for your expert medical opinion. Having had another recent friend experience esophageal cancer I can tell you there are other causes. Lung is vastly more common for smoking related.

Hey folks-
No need for the cynical BS. I know Kev personally and he is a stand up guy. He made a unwise choice not to insure, but who the heck hasn't made unfortunate decisions in their life. I've cut corners in the past in areas I probably shouldn't have, no reason on raking him over the coals. He lives an honest and frugal life in Thailand and if you see his channel, he goes about different locale showing off sites, tourist areas and has a good old time. Not the usual bargirl BS channel that are a dime a dozen. He's got a pay account on his channel and if you want to drop a few bob to help the guy out so be it. Good grief.

I make in excess of this but in Afghanistan and not in Thailand. I have yet to see a company (including foreign owned) which pays stateside salaries in Thailand. The vast majority are only looking for Thais with the equivalent education and certifications, which is a bit of a rarity all unto itself.

As tons of expats get thoroughly sick at this new system, watch the real estate market get flooded with homes and condos; further saturating the resale market. Watch all the prices plummet even further when retirees either pick up and leave for Cambo, Vietnam, Malayasia or PI or simply choose to retire elsewhere.

Actually, there is a tapas bar in the complex that is quite good, a proper spirits bar and Chez John, which has the best 3 course meal in all of Jomtien.

I was warned by Thais, 15 years ago not to go to Koh Tao.
I was teasing a Thai friend at one point and told him I'd pay for his entire vacation to join us, he told me adamantly, that he would not go there. When a Thai turns down something for free, you know there is a problem.

They have been fleecing people for 10 years that I know of personally. That sign seems way higher than I recall though. A baht bus from one end of Chaweng's main road to the bottom would cost you 300 baht per person (1/2mile, maybe). I know the Svarmabhumi Metered Taxis are back to their old tricks; now asking 1,600 baht to Pattaya.
