  1. Flooding.....

    There is a large river (mostly underground) near crossing chaiyapruck/sukhumvit, but on sukhumvit they did built the viaduct for it.

    Now they are building a new petrol station, in the middle of the underground river.

    (this isnt the cause of the flooding, but not a wise decision, to built a pump station there lol) 

  2. to my opinion (and simple knowledge) an iceberg order is always 1 single order but just broken up. If the iceberg order is on top of the que, it will be there untill its completely eaten up. Its just broken in pieces so other people can not see the size.

    No other limit order can jump the que and get above this "iceberg" limit order. (only when the iceberg order is cancelled and re-que-ed it goes to the bottom.)

    is that the question ?

    i dont think the SET has different rules as the rest but you never know TIT lol

    Being in the field before a bit so will try to answer some of your thoughts.

    the land size is very small, for 2-3 small homes.....

    Container homes are maybe an option.....

    Currently the government rules for guesthouse licence (if they not have changed it) are to get a licence (if you want) you need minimum of 5 houses. below that no licence and paying tax, even if you want it, is difficult, as they not know what you are talking about.

    But paying tax has huge advantages to bank financing if you want to grow. (but business bank loans are around 8-9% so your business must be run well....

    You talk about financing the houses, sure ? Your thai partner can maybe get a finance but you wont.

    rental income if booked via flipkey or airbnb can be diverted to whatever country. But local governments become more aware of the fact that they start loosing out of tax income, and probably in the next 3-4 years those "consolidators" have to pay % of your income direct to the local governments. (Airbnb and City of Amsterdam's tax department do this already from what i heard.) So with logic thinking, in Amsterdam apartment owners who have a tax licence can deduct it, while people who dont have a tax licence cant claim anything back. For this i suggest to go for a "guesthouse" licence or study this subject beforehand......

    UK and Thai dont have a tax treaty on the way you think i think....? but you are talking complicated tax issues for peanut (net) income. and youare talking about VAT or TAX like revenue tax you like to hide...

    added... basic rental tax is 15% with some other taxes based on gross income (from my mind.....) I had an accountant, (who also was not really up to date) but rev department are good lady's lol)

  4. To clarify, the woman my gf got to talk with, is the one sitting in the back in the middle (at the land department of Pattaya) and i think its the head of the ground floor operation. My gf got 10 pages in Thai language she had to copy with full text explanation. (i have it here and i can eventually upload it) but its in thai. And i think not all are related to the "transfer Fee" reduction. Also the other stuff like mortgage reduction is written down (i think).....

    Note: from the 4 different taxes/fees only the Transfer fee is changed. Stamp Duty (0.5%), Business Tax (3.3%) & Witholding Tax are not, but those last 3 are "normally" taxes/fees the seller has to absorb.

    Overall you save around 20-30% based on the fact that most people do a 50/50 share of total costs at the land department.

    to my knowledge

    clearing the bank loan; the new buyer has to prepare the correct amount of money for the bank, call the bank and follow the instructions.

    change ownership on chanoot: at the land department its just your wife & the bank vs new buyer, as you cant own land, and the land is mortgaged.

    Or you have separate ownership contracts for land and building, and the mortgage was just for the land....?

  7. Strange no-one knows this..., with so many members....?

    Okey my missus went to the Land department office in Pattaya yesterday, and one of the staff, told her that the Transfer Fee is indeed lowered to 0.01% (from 2%) for all. Only exception is empty land, if the land is sold as so, if its sold for development also the reduced fee applies.

    Staff gave her a couple of A-4's in Thai with full explanation.

    (other taxes like Stamp Duty,Specific Business Tax & Withholding Tax are unchanged)

    The cheque is maybe valid, but can bounce. Saw following case 1 year ago @huahin

    Senario:

    Old guy (UK) wants to sell the land he and his Thai wife had owned for over 20 years, (she had passed away a couple of years earlier) land value low/mid xx Mil Baht (prime location) a company wants to buy it. 2 Mil cash the rest via cheque (cheque on name of company) They came with all sorts of company registration papers, payed up capital papers ect (8-9 zero's). To give the cheque and company behind it credibility, the people where also very smooth talkers...

    But company which would have bought the land had never been really in business. (scam alert...)

    Thankfully, the old bloke also thought it was a scam, as the people who wanted to buy it where to much pushing for the deal, and i had the feeling that they where over paying a bit for the land. But all the Thai people around him where drooled with the money he would get, and really thought the buyer where honest people..... go figure.

    My thinking and also probably the thinking from the old English bloke, was that the cheque would bounce. In that case the company owns the land, and it will be very hard to prosecute a company and will take ages (as you dont know of any debts the company has.. ect)

    Don't listen to conspiracy websites please. The guy in the picture is the Australian teacher already been cleared . He works in Bangkok.

    I dont claim anything, but the Aussie guy is a complete different story...... (2 days ago)
