  1. I remember reading that this was the type of thing that happened in Iraq under Sadam Hussein if you opposed him, cruel, yes, unfair, yes, but was the population kept in check , Yes

Spare no punishment on him if he is guilty.

    He deserves everything he gets.

Only its not going to be enough to account for the lives of the 20 dead people.

Terrorism is the most heinous crime I can imagine. It randomly targets innocent people.

I think the only law that might work to combat it, is to redirect the attack back on the terrorists families.

20 lives from the families of each of the terrorists should be forfeit. Wipe away blood lines. Terrorism is a disease and like any disease, its got to be stopped.

That way anyone who wants to protect their families must inform on anyone they suspect. And every terrorist action has an equal and obviously unjust punishment for the terrorists.

It sounds cruel, but no less cruel than the random people they kill.

  2. Very useful and succinct answers here.I am in a similar situation, Can either of you clarify if the same type of visa applies for the wife of a British national who (the British national) is living in Thailand presently?

it is stated the type of visa is

,,,,,to join a partner in the UK/"family of a settled person" visa.

to me that suggests the visa is to join someone in the UK, not someone currently in Thailand, or am I reading too much into it

  3. I have looked here and am still a little unclear

    As I understand there is

    1. Transfer tax of 2% usually payable by the buyer, often split 1% each

    2. I have owned it for 4 years thus I have to pay a business tax of 3.5% and do not have to pay stamp duty

    3. I come a little unstuck with the witholding tax

Am I correct? if not, what else is payable

Can someone clarify the witholding tax details

    thanks

  4. and the one in Bangkok around rattanakosin island narea (near kho san) is used by motorbikes, food sellers and the odd cycle. It has resulted in two lanes becoming one and an increase in conjestion. More thought, indeed some thought about cause and effect is needed when introducing bike lanes

Will not work, they have done this on Samui.

Motorist finds it as a convenient parking place.

  5. Too many plastic bags is a problem agreed

Massive traffic congestion with cars crawling along at a few miles an hour burning fuel is a bigger problem.

The PM introduced cycle lanes around the ratanakosin area. He single handedly reduced two lanes of traffic to one . As a result it takes twice the time to travel, congestion is obviously worse but the motorbikes and street vendors can use the cycle lane, as can a few cycles, as the people he is restoring happiness to sit on the bus for double the time

  6. jet ski warning, taxi warning, rickshaw warning, friendly man in the street that offers help warning, warning about the police, warning about the dangers of driving motorcycles, warning they should carry their passport at all times, it would be a rather long video, and might insight a mutiny with the passengers demanding the pilot turns around

There is also another way to prevent these operators from getting away with this: make sure ALL tourists, especially Indians it seems, are warned about these scams before entering Thailand, perhaps with a video being shown on the plane, which states, quite categorically: "Do NOT under any circumstances rent a jetski in Thailand!"

I mean, if nobody rents a jetski anymore then the scammers won't have any opportunities to scam you anymore!

    Simple!

  7. It was not clear to me there were only 5 seats available, and in answer to your question I checked each and every date during the promo period and the promo fare was not available

I also have had some bargains, however recently I had an e mail from air asia about a promotion, and within 30 mins went to their website and the ticket was not available at the quoted price. Fair enough if I was just too late, however the same advert appeared in the newspaper the following day, now that certainly is not right

Air Asia comes to mind ... constantly receiving mails with amazing promotions only to find out that its fake prices they advertise ...

They are not fake! I flew myself SG->BKK for 9 (nine) Bath once

    And later for 300.

People keep forgetting that they are not alone in the internet.

AA makes it quite clear that there are 5 promo seats on each flight. Because I book well in advance, I am able to access these every flight, and usually wait for their big sales which bring prices down considerably.

Was the promo fare not available, or not available on the dates you required? There is a major difference.

  9. I dont think you will find one for the price you mention in the area you mention.

I have a couple of condos in Pinklao, a 1 bed and a 2 bed. The one bed is rented for 8500 a month and is worth 2-2.2million (If I tried to let it for 9,500 I could but it would be empty for a few months) the 2 bed is where I am living at present and is worth 3.9-4.1 million and would rent quickly for about 16,000 a month.

I have generally rented to foreigners (pure coincidence)

I have always been paid on time

the place has never been trashed, and I have never had to withold a deposit

void periods. If 10 people are asking 9,500 a month and you ask 8,500 a month you will no doubt rent it out quickly and have short void periods, ask 10,000 you will have long void periods. I prefer to get 500-1000 baht less a month then having a place empty for 2 months.

both 1 bed and 2 bed are for sale

  10. A Dr friend was in charge of a child who was expected to die because of a head injury, he told me he didn't kniw what to tell the parents because the Dr on night shift (feeling sorry for the parents) told them he was improving. Maybe some people have good experiences here, but I would not trust a Dr, a dentist a painter a a/c "engineer" here. get it done where there are laws to protect you

  11. A thai teacher i know was promoted to assist the director. He told me a few weeks ago that the director said to her whilst banging his fist on the table"don't buy things, just get me receipts". He is a decent guy and refused, to be then told he would do nothing but tech in that school.

I suspect this is normal behaviour of many school directors, and until the general sends in a few forensic accountants to audit all directors personal itsaccounts and all the schools, this sort of behaviour will continue.

Such an easy win, but I suspect it won't happen

  12. 200-500 baht to fix the holes as described.

I rent out a couple of condos and can assure you that a bit of filler would not be sufficient a solution.

If you had a new house/condo/whatever and rented it for a year and got it back with holes in the wall, I suspect any reasonable person would want the holes repairing and if the repair was not invisible the entire wall re painted. I know I would

The damage to the wall you describe would not be more than 200-500 baht to repair in Thailand.

You should have taken many pictures of the place before you vacated to prove it's condition, but I'm sure this is now too late.

I'd write a letter to the owner demanding your deposit back explaining whatever damage you see should be deducted from your deposit and also point out the dates for the utility bills comparing them to when you moved out. He has given you copies of the bills, yes? If the bills cover one or two days of you being in there then prorate the bills for what you owe.

Tell him if he persists in bothering you then you will take him to court for your deposit back which will force him to hire a lawyer and waste money. Also, as another poster said, tell him to take the money for the utilities out of your deposit if you are willing to walk away from the deposit.

The point is to put all this (your side, your point-of-view) in writing and send it with tracking and signature receipt for your records in case he is stupid enough to come after you.

Let him try to make counter-claims and prove it. IF you can find a good lawyer then the Thai legal system is not usually biased against the falang...at least from my reading over 6 years. The problem is finding a good lawyer...there are many bad ones.
