  1. same for weed....they allow it one period, then not allow it....then for alcohol...now they lift the ban, they added different ban....it is crazy bipolar country if you ask me...just a <deleted> show...i dont know any other country changing it law so much...you need a freaking app just for all these laws that change from day to day...so in morning you wake up and see all the freaking changes and spend 1 hour reading them
  2. so i was reading on google you need to have 200000 thb in bank account to get this visa??? And when i check the official thai site for visa I read this 4. Bank statement for the last 3 months with : – minimum balance of $2,000 (every months) – The name of the applicant must indicated clearly. – In case of submitting family bank statement a proof of relationship (i.e. birth certificate, marriage certificate) must be provided. so is it 200000 thb or 2000 usd? this is lots of difference, 200000 thb is 5500 eur currently Is it ok to give statement from thai bank? Can I send email to my bank and they send me pdf via email. will that do? I am afraid to have online bank in thailand because i have heard of many scams happening in the past
  3. is there another stupid country that changes rules so quick? i mean this is ridiculous...first it became weed mekka, now they changed their mind....then after covid relaxed everthing to attract visitors, now they are restricting again...omg if thailand is not stupid....

  7. only way i can do it is though company? or can i just buy a house and pay to lease the land? so after 30 years can you force the owner of the land to extend for anohter 30 years....if I would be the owner i would say no and keep the house....i just dont get this...maybe i will live to 90 yo who knows...

  10. i am 50 yo and if i buy a house i can stay in it for 30 years till the lease is gone...but what happens after...if they dont want to renew the lease? They just keep your house? or they buy it from you? did anybody have any experience like that? i am from EU. Lets say house it 5 million bth and do you need to pay extra for lease? or is the seller who owns the land so lease is included in the price?
  11. This visa looks very nice. I would do 180 days each year. BUt the requirements are strange. Financial: Proof of funds (e.g., 500,000 Baht) for 3-6 months. Remote Work: Employment contracts, freelance proof, LinkedIn, company details (for non-Thai clients). Proof of funds?? Can it be stocks, because i dont have 500000 bht in bank at all. I mean who has that because of high inflation. Remote work, I am a freelancer for 20 years now...I have been one of first people freelancing over internet and living in Thailand 20 years ago. DId somebody get DTV visa without having money in Bank accountS? Also do you need to have 500000 bht in thai bank account or in european bank account? Also I have money in crypto accounts. can i show that, because i have enought that way.???
  12. thank you for this super duper informative answer.....it seems osaka is like 20 % more expensive than thailand.....but I am worried about getting laid....in thailand I get many girls for free, because they are obssesed about white skin falang...but in Japan....probably i will get depressed lol....i have no experience with dating in japan

  14. my airplanes never check any onward tickets....and I have been in thailand 9 times so onwardticket.com works at the immigration of they dont even check? I mean they never asked me before

  18. On airbnb i see appartments in Osaka even cheaper then in BKK? Is it reall? Because I want to visit Japan for a month or more after I am done with Thailand because it will get super hot. Has somebody any experiecne? And is Osaka the place to go for more affordable living?

  22. i have my bank account for over 10 years in thailand....so they will transfer 800 bht into my account and then withdraw it? could that cause the bank to close down my account?
  23. so retirement visa through agent is like 30000 bht per year...is that all you pay or you have to pay at immigration too? ou go to immigration once per year for extension or more frequent Compared to visa exempt you go to immigration every 2 months so that is a fee of 3000 bht or so. I honestly forgot. Then you have to go out of the country etc. So long term which one is more expensive?
