You're doing the wrong calculations. Ok, let's say 1m to buy. 10 years later, maybe 500k to sell. So it's cost you 500k. Plus annual fees. 10 years rent @ 12k pm minimum, averaged out on your 6k. 1.44  million over 10 years in rent. You're down 940k.

Moral. Don't look to getting all, or even any, of your money back. Living a decent life costs money, most of which you won't see back. But hey, that's life. Enjoy it while you can.

How do you even think property has dropped 50% in 10 years when i can assure you that from what ive seen in 10 years property is up about 50%.

Based on the condo i stay

Renting for 10 years - 25k THB is 3m thb

    Owning for 10 years - 4.4mthb + 440k in fees + special levy of 100k total 5m thb ( Property value now 6.5m thb)

I just dont understand what you mean by dont look at getting any of your money back? I could sell now for 6m thb firesale and come out 1 million baht in front for the last 10 years or 4m thb better off than if i was to rent here.

Oh i see, you were sniping. Was willing to give you the benefit of the doubt.

The difference between you and me is i don't preach about my way. If you live in a 22sqm condo and you are happy then i'm happy for you! What i get snappy about is 'my way is the best and only way' crowd.

Yes some affluent people eat at central, but you wouldn't know it...

How do you compare the elite to the LTR? 50k baht cost, no tax obligations, yearly reporting and 10 year visa.

But how does it work? Only some goods qualify for the stamps, or everything you buy? As you said sometimes a get a bunch of stamps, and other times nothing.

i think its 1 per 100 + additional for certain items

I worked/lived in Manila, Singapore for years and now retired in thailand. I get bored after 3-4 months and need a reset which involves a month or 2 back in sydney (which unbores me from thailand very quickly). I could travel, or go back to PI but without friends there it would get quite lonely hence the reason why i stay in Pattaya 8-9 months per year.

You couldnt really ask for more, except as others mention the heat sometimes makes you wonder because i really miss a crisp sunrise with a warm cuppa with some fog like you get back in oz, or a quality bottle of wine.

Will never get bored of being able to swim in a warm climate every day of the year and will never get bored of 100b foot massages. Both of these highly desired activities/pleasures are not possible/affordable in the homeland so will never go back.

And the thought of leaving my gorgeous (20 years younger than me) medical professional GF to look for a new, much older, less attractive GF back home is out of the question.

    God Bless Thailand.

I met my GF in the local clinic too. I just hope ours isnt the same one!! 😀

Is that the best you can do? You prefer a dude who would date his daughter if she wasn't his daughter? Cheat on multiple wives with hookers? Can't drink water with one hand?

Okay... NONE of those have to do with job performance, but

Biden hasn't said he wants head of joint chiefs hung; hasn't done his best to overthrow government, etc

Where were you when Trump got Congress to give billions to rich and corporations for no good reason? Tell me that didn't add to debt.

President does not have authority to "build national debt". Read the Constitution: money matters come from Congress. You should know that if you followed potential shutdown, meltdown of house under dysfunctional Republicans, etc

sounds like whataboutism to me. classic dem
