I'm buying a condo in Bangkok, but plan to stay there only 4-6 months a year. Are there companies that can take care of the place during my absence (dusting/cleaning, paying the utility bills, etc.)? Are costs reasonable? Thanks for your input.

This "long-term entry permit" - what visa classification is that (buying a condo over 3 million baht)? Is that a non-immigrant IM visa, or something else?

I have a upscale condo in the Sukumvit area that I want to lease out on a long term basis. Since I will be out of Thailand most of the time and will not be there to manage the property myself (handle tenant issues, finding new tenant when old tenant vacates, handle necessary repairs, etc.), does anyone know of a reliable property management company that provide such service and what type of fees do they generally charge?
