  1. Not sure

    - The cost of living in Thailand (particularly in Bangkok) will be significantly higher due to inflation running at a higher rate than the West and the baht increasing in value against all major currencies.  Thailand will not be the bargain it once was.  Central Bangkok rents and the general cost of living will push many expats out in to the suburbs and expats living in central Bangkok will be those with money / professional expat positions / those who purchased property back when prices were much more reasonable.

Plausible points however I don't agree with your first point. In my opinion the oligarch elites will be pushing too hard thinking about the short term and blow up their own economy and cause a real estate crash. Ever increasing household debt will increase and banks will stop providing loans for people without strict requirements due to too many people defaulting on their loans for real estate, cars and other purchases. The only way for this to be avoided is more income and asset equality however with the current military government they are doing their best to avoid any improvement for 90% of the population.

The rich are becoming ever increasing too greedy with rental prices pushing out people in the restaurant and entertainment business. More people will shut down due to unable to make enough to cover their costs (mainly rental as wages will remain low) with more empty commercial and residential real estate becoming vacant. The wealthy will try to keep up this fake market as they can afford to keep these spaces vacant and not drop down on their rental yields as it lowers the value of the property. People will catch on to this and refuse to pay the ridiculous prices as supply vastly outweighs demand which will be ever increasing as more units come on the market while the older ones remain empty.

  2. No doubt this is one of the biggest issues in Thailand but every time someone attempts to tackle it the establishment makes sure to get rid of that person/government with the help from boys in the RTA. To think that that the democratic party or any other party with military support is actually going to do anything about the income and asset disparity is completely delusional.

  3. The amount of corrupt money going around is ridiculous if you look at the actual salary of cops and other professions in Thailand. Even at the top rate of 69,000 you can barely support a family putting two kids through a decent school and also having a house and car. In doubt there are many "middle-class" people earning their wages fully honest when you see them driving around in cars that cost 2 years of full wages before other expenses and I doubt that the Pattaya Police Colonole drives a Honda Accord.

This legislation is pretty meaningless.  There aren't that many landlords who own 5 or more units which they rent.  Moreover, it is easy to circumvent the law, by leasing any units in excess of this limit to family members or friends and having them be the subleasing agent to the real tenant.  Don't expect sophisticated consumer protection legislation from a bunch of unqualified army rejects.  There's absolutely no reason why they only applied this legislation to landlords with larger rental stock.

Actually yes there are many people who own several units often exceeding 5 ... in my 1200 unit building almost almost all the people I know have landlords that own several units.

Legit government, don't make me laugh.

Would you be happy to have these criminals in charge of your own home country?

It never ceases to amaze me how many foreigners end up supporting these thieves just because their other half wears the trousers and tells them where their allegiance should lie.

It also shocks me that 'educated' Westerners manage to be sucked in by the Shinawat hype.

Criminals according military backed courts meanwhile certain "Democrats" are roaming free with impunity despite large scale land fraud and murder.

It never ceases to amaze me how many foreigners end up supporting the corrupt oligarchs and peon appointed "democrat" or military governments. It shocks me that "educated" Westerners manage to be sucked in that non elected (mostly military) government is a solution to corruption while it's exactly the opposite.

The only way for Thailand to move forward is for election outcomes to be accepted and the rule of law being applied equally without any bias or double standards which is currently far from being the case as one side is practically immune while the opponents of the establishment are systematically silenced and persecuted.

    Pot calling the kettle black.

Maybe Pheu Thai feels that the country is better off with them celebrating children getting blown up by RPG's or that burning down Bkk is really what will get the country on the right path?

Nobody needs to get blown up or set on fire as long as election outcomes are accepted. Really twisted logic to accuser the people who oppose of illegitimate governments (rightfully so ?) of being the main cause of political violence when it could be easily avoided.

The Junta is in power because of the big problems Pheu Thai created.

So it boils down to Pheu Thai created big problems - not solved them.

Logically there will always be at least one problem more that the Pheu Thai created then the Junta.

The Junta is in power because behind them is a group of oligarchs who are unable to accept election outcomes. They want to continue to run their kleptocratic governments like they have done for decades so they can continue enriching themselves while keeping the rest of the population as poor and misinformed as possible. Thailand is the 3rd most unequal country in the world yet people still claim that the very few elected governments Thailand has had (of which only 1 elected PM managed to serve a full term in office) is a major issue why democracy doesn't work which is based on nothing but twisted lies.

The only way for Thailand to move forward is for election outcomes to be accepted and the rule of law being applied equally without any bias or double standards which is currently far from being the case as one side is practically immune while the opponents of the establishment are systematically silenced and even persecuted.

  8. Sorry for bumping this topic but I thought it would be better than creating a new one.

Are there any judo classes in Sathorn/Silom currently? I work at Rama3 area till about 6-6:15 pm so some of the options above are out of the question when taking in account travel time in Bangkok evening traffic... I'm a brown belt who has been doing judo since primary school although I haven't practiced in 3-4 years now.
