Pattaya/Jomtien bubble surely ready to pop?

    Why?

A true real estate bubble is created when people keep buying and buying and prices keep going up..

Then, at some point usually due to certain economic conditions, the bubble bursts.

None of this is happening in Pattaya/Jomtien.  In fact there are over 11,000 properties on the market a share are desperate sellers trying to get out for less then they paid.

It is more of a depressed market in Pattaya/Jomtien not a bubble.  A true real estate bubble has never truly occurred here.

I’ve never carried my passport in case I loose it and they go tatty very quickly, only carry just my driving licence, been stoped once only but not fined just waved on?

must be lucky but I’ve never had a cop try to extort money from me either so either I am the exception in here or perhaps some stories are date I say potentially fabricated?

A Thai license always works for me also.

I have never been extorted either.  I am sure it still happens, but a lot less then it did 5 years ago.

Not sure this is a "Thai thing."  I myself refuse to sign anything unless I initiated it.  Some of the responses on here are strange.  Do you guys just sign stuff for anybody who ask?

HA.  Of course every issue that people do not agree with or can attack and be negative is all a "Thai thing" don't you know. ????

I am on board with you.

Even in my home country someone knocks on the door wanting signatures I say sorry.

I love Thai pricing of houses and condos, our son has just purchased a house,he got it 3 million cheaper than a house in the next street, which is exactly the same model but not quite as nice, and with a really rough empty one next door.
When i rang to check the price the guy selling would not listen to how much other houses on the estate were selling for, reckoned his was far superior.

Sent from my SM-A720F using Thailand Forum - Thaivisa mobile app

Unless you have a full disclosure of the sales price and terms of other sales, seems you are just relying on a phone call.

I bet he could not sell it for what it paid for it in 6 months.

But if he is happy, then great!

When you forget or ignore Thai Rule #1 (Money #1) you’re setting yourself up for failure.

Also, when Thais say, “up to you” they really mean that sh*t.

Sorry, absolutely the continued dumbest comment on this site.

If one is in touch with reality...

You are extremely naive as money is number one in your country, for you, and for your family.

The "Thais money #1" comment is a smallbox blind naive react judgement comment.

If a person is honest about their life, money is number one.

Just read all the threads on this site it is all about the money. Or, lack of it.

Please, do not try to convince others you are in some way better then Thais with your "Thai money number one" comments.

lets say u have a tenant with a year contract first day u report him at immigration than 3 months later he travels abroad for 2 weeks once he returns he doesnt report back in with immigration and then immigration rings his door bell and check him out  then they will fine the condo owner for that??

How is a condo owner responsible for that? Its utterly ridiculous.

Could be wrong that is not how I understand the law.

Good for the landlord for making the initial report as mine did and gave me the receipt.

From there, on a long term lease I believe it is all on the tenant to self report.

On this, at Chonburi, I have never reported my return to Thailand and have not heard of anyone at that office being dinged for it.

I heard that the Gov. has opened the Convention Hall for those in search of a purified breath of "fresh" air. At least this shows some concern.

What a wonderful caring person the governor is so concerned about others.

    God bless him.

As you can see, Thais are blocking loopholes. Expect the work permit issue to be enforced next. They are well aware, thanks to all the touting in TVF.

You really think this place TVF has that much influence/power?

I do know the embassy letter potential fraud was frequently spoken about on here prior to ending.

    Does make me wonder..

Two blokes I know use agents. One has already been told to expect at least 5000 baht 'premium' over last year by his agent The other guy hasn't even checked with his agent yet. All a bit, "Nudge, nudge, wink, wink. Get my drift, eh?" Regardless, most guys using agents preferred to say it was 10,000 when actually paying 20,000 and ultimately they will say it was all the same price as before in spite of it being significantly otherwise.

    Their money so no matter.

I know close friends being quoted 30k plus.

But yes, I think you are right generally admitting it may be difficult.

Regardless of if true or not, anyone jumping into the sack with a prostitute who doesn't use a condom is an absolute idiot. And I would say that is true the world over, not just Pattaya.

    Sure, yes.

But "I always glove up"  is the possibly the biggest sexpat/tourist lie.

Few will admit or talk about it.

Sorry to disappoint some, but most males do not use condoms here with working girls.

Are chocolate croissants by any chance also good against Keto breath smell? The Lady is complaining, I'm almost about to give up. Her value is greater than losing some body mass.

Go eat some Som Tum and your breathe will smell like hers..
