A Thai license always works for me also.
I have never been extorted either. I am sure it still happens, but a lot less then it did 5 years ago.

Got mine also today.
My original bank in US is Chase.
I called them about month ago to try to get info and spoke to 2 supervisors. They told me they had never heard of the IAT format???

Unless you have a full disclosure of the sales price and terms of other sales, seems you are just relying on a phone call.
I bet he could not sell it for what it paid for it in 6 months.

Back in Pattaya now.
A strong 2 hour rain this morning.
Everything is fresh and clean and clear.
Went for a 2 hour walk and enjoyed the freshness.

Too many Falang think they are so important to this place.
Their arrogance and demanding attitudes is a big reason for the deterioration of Falang being wanted and appreciated here.
This place to me seems to be at the point they do not care about Falang. If you leave or not, so what is how they feel.
What is happening? You are being replaced by a smarter, richer, more appreciated Asian neighbor.
If it were not for the Chinese influence here now, the real estate market some of the major towns would be in a great recession. Especially Pattaya they are the major foreign buyers by a big majority in Pattaya.
Falangs truly seem to be contributing little to the new economy even though their ego tells them different. The white/western attitudes and thinking seem to be a thing of the past. I feel sorry for none of them.
Below is a photo of the Q condos in Bangkok. Nana skytrain area.
Anyone that knows it realizes it is a good general location, but smack dab in the middle of many of the undesirables in central BKK.
I went in just for fun and was told by the rep. a handful of these places were sold to Falang.
The rest are mostly Chinese, Japan, and some Korea buying the higher end places.
These people are bringing in and spending real money here.
Sorry, but generally Falang are now I believe a thought/thing of the past.
Things have and will come around and go around. That's life.....just deal with it and accept it.

How is a condo owner responsible for that? Its utterly ridiculous.
Could be wrong that is not how I understand the law.
Good for the landlord for making the initial report as mine did and gave me the receipt.
From there, on a long term lease I believe it is all on the tenant to self report.
On this, at Chonburi, I have never reported my return to Thailand and have not heard of anyone at that office being dinged for it.

I've been posting about this for months now.
Immigration has never announced one thing about that.
It's fair to assume that if you go under the 800K during the initial POST seasoning period, that your current extension is CANCELLED, but then what? Prison? Deportation? Order to leave? Overstay fines? Blacklisting (if so how long)? WHAT!?! People NEED to know.
On the 400K period, it's not even easy to make any assumptions at this point.
We NEED to know.Some people have guessed it would only mean that your next year's extension would not be possible. That would be mild. But they don't know. Guessing things are better than they actually are has proven to be a very DANGEROUS game in this current extremely onerous environment.
Maybe they are hoping responsible people will obey the rules set forth.
I assume the penalty could be the worst case scenario. Which is why it would just be smart to obey the rules, and do not go under the amount.

Why?
A true real estate bubble is created when people keep buying and buying and prices keep going up..
Then, at some point usually due to certain economic conditions, the bubble bursts.
None of this is happening in Pattaya/Jomtien. In fact there are over 11,000 properties on the market a share are desperate sellers trying to get out for less then they paid.
It is more of a depressed market in Pattaya/Jomtien not a bubble. A true real estate bubble has never truly occurred here.
