  1. Why so much discussion on a topic that should be easy. Just allow all foreigners with ties to Thailand (Wife, husband. long term GF, house, long term rental) to come back and face the same 14 days that the Thai do. Yes Thai's get right of way when the planes are limited, we would do the same. 

     

    Sadly most western countries also limit the nationalities that can come in. It's not a particular Thai thing.

    Only 80sqm house, no compound, no security, furniture/kitchen/bathroom quality, other houses on armlength and so on. But for 18.000 ok of course

  3. Looking at renting and possibly buying in Hua hin (yeah i am dumb). All projects i called came up with big discounts without even asking for it yet. Rent prices are over the top, 50/80k for a pool house that costs 6 to 9MB. Ill go in guns blazing and will either rent something for half price or buy for 33% off. 

     

    No one is looking to buy, so this is the time to do it !

    Hostility ? Do you know how the stock market works, or any market for that matter ? Supply and demand, you have something that is in oversupply, if you want it to be rented out you have to follow market prices, if you don't you don't get anything. Grow up

  5. I am looking at the moment as well, the agents already say "don't worry about the price" giving an indication how overpriced most rents are. However, don't forget you get the property with furniture, tv's, kitchen appliances and usually the pool and garden maintenance is included in the rent. Also the owner pay 4 to 6 baht per square meter land for security and maintenance of the project. 

     

    Pool plus garden are usually 2500/3000 baht per month, the project fee for 500 square meter between 2000 and 3000. 

    So the owner already "loses" 4500 to 6000 baht per month of your rent for maintenance, factor in the furniture/tv's as well. If internet is included add another 700 baht per month. Cable tv, no idea, i never ask for it.

     

    I look for the average asking price of the house when it's for sale, divide that by 240, add the above and that's your reasonable rent.

    Example 7 million pool villa : 7.000.000 / 240 = 29.000 add 5.000 and you get 34.000 a month. When asking 40.000 you can make a reasonable offer of 30.000 and in the current corona times, i would open with 25k. There are so many houses, one is bound to agree to 25/30 when starting at 40/45

     

    Sidenote on the 25k market : These are houses that can be bought new for around 2.5 to 4.5 million baht and although usually pretty ok, they can't quite match the L shaped pool homes with western standards

     

    Good luck and maybe see you in 6 weeks as a neighbor somewhere.

    5000 baht is not a joke in a country were you can easily live on 10.000 a month. 5000 in the province is actually enough to live on given that almost everyone has land, a makeshift house and nearly free food. 

     

    So think before "U lol" as you so eloquently wrote

  7. When Thailand decides to have stores and services open again, it will probably still have restrictions on incoming tourists. As long as the virus isn't fully under control i can understand they would want some health certificate if you plan on coming here on vacation.

     

    Tourism however will not go from zero to 100% in a day, it will slowly but surely pick up again. The centara group re-opens in September. You can see that as an indication that the Thai think that tourism will pick up again in the high season. 

     

    Slowly but surely the normal state of affairs will take shape automatically within a year or so from starting to allow tourists back in. You don't actually have to -do- anything as a government, the whole machine will start up by each individual doing their thing again. 

     

    In the beginning there will be an oversupply, prices will temporarily go down and attract more people, till we get back at what it was before. One nasty little virus with a death rate below 1% will not reshape the planet and/or Pattaya in the long run.

  9. All that talk here about the number of infections being 100's if not 1000's of times higher than the official numbers : Go to a nearby hospital, have a look, do you see tents, overcrowded place, coolers with bodies ?

    Check the social media in Thai, do you see large numbers of people dying, villages empty with crying people, bodies on the streets ?

     

    Exactly, the numbers are never correct because we can't test everyone, but the numbers are surely indicative of the current situation which is pretty rosy compared to Europe and the US.

  10. Went to jomtien immigration yesterday even though i didn't get a letter in December when i extended my visa. They did take all my papers, asked for a missing copy from the bankbook statement,  stapled it together and put it on a pile. Didn't get any receipt just a thank you. Not sure what would happen if you don't report, i am guessing absolutely nothing.

     

    Thai red tape , more paper in a warehouse somewhere that no one will ever look at again.

    If you are in a car this is actually true, check out the World Health Organisation statistics. You'll find that Thailand is about as safe as Canada, as long as you are travelling in a car that is.

    The moment you sit on a motorbike, everything chages however and thailand turns into a death roulette. 

     

    Apart from that, nobody honks their horn, point a middle finger at you or otherwise shows signs of roadrage, that is untill they do and pull out an AK47 or a hatchet.

     

    Enjoy thailand till it enjoys you.

    Exactly this, most people are totally unaware of the cost and complexity of setting up a 5g network, it's order of a magnitude more expensive than the current system. It's strangely enough also being touted as something entirely NEW, which it isn't, it's just the same internet but faster.

     

    You have it at home already if you have a high speed connection, does it make the web substantially different ? No, its just speed.
