Be strong!! Not rush it.
Easy.
Make the plan/design.
Get 3 price. For the worker price. (For the job complete, not per day).
make 10 step by step. Agree only step by step. Pay when one step finish. If you not happy one step, change the worker.
eg 1 step is footing, then slab, frame, roof, block, window, ceiling, out wall, in wall, bathroom, tile, kitchen.
step by step. Take more time a little, but not disappoint/angry/stress.
Be strong. Your money. YOU are boss. Not be friendly to much. Better they scared you.
you buy the things to make it. Concrete, block, window etc. Again get three price everything. Three shop.
Not rush to buy or agree. Be strong.
The price up to you. eg. Some tile is 100 sqm. Some is 1000baht sqm. Standard size door, window etc is cheapest. You want special order = 2 or 3 time more.
Sanitary is big different also. Some toilet = 2,000 baht. Some 20,000 baht.
Not forget go testabaan BEFORE do anything. If start job before then they have power. (Can ask for money)
Also know how much power you need. Eg water heater, air on, light, etc and go to electric office BEFORE. Sometime you must pay for transformer (can be expensive)
good luck.
Good advice yinn, pretty much what i did

Was nearly killed sat morning by dvr coming in other direction on a dual carriageway luckily for us he hit a lamp post which steered hin back into the reservation, lots damage to our car caused by concrete and stones kicked up by the impact.
Was first told he had a micro sleep but subsequently found he was drunk, 11:30 am.

In the pick up this am 11:30am travelling north from phu khiao to chum pae, with my wife step daughter a friend on holiday and his wife. All good on a dual carriageway ,then in a split second a car is coming across the central resavation and heading straight for us. I swerved to the left and as i did a pelting shower of stones and dirt hit us. I pull over to the hard shoulder check all are ok, then look back, luckily for us he hit a lamp post just before entering our side of the carriageway he then rolled his car throwing him out.
I ran back to see him led by the passenger door of his pick up, alive but unconcious. Many people stopped to help and call rescue service so i returned to my car to survey the damage and call insurance co. My windscreen had cracks also drivers window and also hunderds of stone dents to bonnet off side panels. Once insurance agent was on his way i returned to scene of collision to be told he was drunk by the police rescue service and onlookers. I always drive to arrive here in thailand and have done so for 36 years of driving but their aint much you can do when the totally unexpected arrives in front of you.
Just my report on a scary incident,
Be safe out there.

Thanks, Ubonjoe. I'm glad that you had no trouble with one early payment. I'm probably fussing unnecessarily but I would be happier with a few more members coming forward with examples of minor leniency being demonstrated by IOs.
Hi sniggle
Had same problem with my extention in july, imm officer quiereid it but once expkained she was happy.

Why is it that bank statements are acceptable at embassies such as Savannakhet, but at the airport they insist on cash? That's Thai logic. Make things as incomprehensible as possible and maybe they can keep out all those pesky foreigners who want to come in and spend shed-loads of money. Sometimes I think it's a language problem. Thai is so imprecise that even Thai people can have conversations and walk away not knowing what has been said, as happens many times with my wife. Watch the FCCT video on TM30 on YouTube. The senior Thai generals don't even understand the questions. Their answers are unintelligible garbage, after 2 hours nobody has learned anything, Thailand in a nutshell. Nobody knows what is going on, even the people who make the rules.
They keep saying that they want to keep bad guys out, but all TM30 does is register an address which almost certainly would be fake for a criminal anyway. I always used to doubt the quotes about Thai IQ but now I believe it. They have no idea how to administer their country. There are many ways of finding criminals, inventing moronic pieces of paper one after another is not the way to do it, but don't tell them that because they think they are really smart despite no other country on the planet using such pathetic measures,
I love Thailand and Thai people. But I just cannot understand how on Earth such a large country can be run by people like these. Within a few years tourism is going to be dead. Who is going to come here with the outrageous corruption and xenophobia? I haven't even got into the fact that the artificially high baht makes Thailand more expensive than almost any other holiday destination in the world. Any ex-pats who still have a functioning brain will be moving to a neighboring country and taking their money with them. And good for them because Thailand doesn't want foreigners. Vietnam and Philippines will give you a lot more respect, if you can move there then you can look back at Thailand as it rots from the inside out.
I watched this video of the fcct, and unfortunately your summation is spot on . The immigration bosses couldnt make head or tale of a question asked, it was embarrassing.

Every report for transfer this month that I have seen reports they now appear as SMART transfers and not international for Bangkok Bank and Transferwise confirmed that they were using a new system so not to expect any change back to old system. So if the SMART transfers are not accepted for income proof a lot of people will have issues, including myself.
I had this "smart" for my july transfer, i went to immigrstion this am to make my yesrly ext the female imm officer quereied it but let it pass after i showed her the pdf transfer reciept from TW. I presime all will be ok during under considerstion period. This was at chaiyaphum imm which is moving this month to the main police stn in chaiyaphum city.

I asked what would be required next year as i renew extention start of july, the io stated that many people were asking the same question and that my only option bei g married was to put 400000bht in my acc two mo ths beforehand. She didnt even discuss monthly income proof of any discription.

The 400k baht only has to be in the bank for 2 month for an extension based upon marriage.
More than one account will be accepted as long they are in your name only. You would need a letter from the bank for each account. Plus updated bank books.
Hi joe
Personally im going to wait and see for a while before i make any rash decisions, i could gothe 400k route if required but was thinking presumably i could go back to a yearly multi non o based on marriage at savannaket yes?

You're correct for Europe - but that will depend on where the OP is travelling FROM.
Leaving UK that is the official amount but UK Customs can enquire if you're carrying £1000 or more - if they're not satisfied that it's your money, honestly obtained, they can confiscate it.
Note my use of the word can, not will!
Correct, few years back i was coming here on a holiday, was stopped at boarding gate by a police mann and his sniffer dog.He quietly asked me how much i was carrying i told him 1900 and was on my way
